As an attendee of the Michigan REALTOR® Convention for over 10 years, I eagerly anticipate this event. It is a great way to get top notch education, meet and network with your colleagues from all over the state of Michigan! Yet, every year I tend to see the same group of people. I wonder why…

The Home Buying Consumer

The financial and confidence state of mind of today’s potential home buyer is of vital concern to real estate agents. CNN Money, in an article entitled, 76 Million Americans are Struggling Financially or Just Getting By, shares some important data.

Federal Reserve Board of Governor Lael Brainard stated, “It’s important to identify the reasons why so many families face continued financial struggles and to find ways to help them overcome them.”

Their findings are:31% of Americans are struggling to get by

46% of Americans can’t cover a $400 emergency expense with savings

Only 23% of Americans expect a raise next year

35% of American workers want to work more hours

19% of those who make over $100,000 annually say they have trouble making ends meet

33% of non-retirees have not saved enough to supplement in retirement

27% of those over 60 say the same thing

38% expect to work in retirement

Respondents say retirement income will come from these sources

33% from pensions

53% from 401 K’s

44% from savings

We hear all sorts of things about the condition of our economy—unemployment is steady to down, but more people are leaving the labor force or working part-time, interest rates will be rising, too many jobs are leaving American soil, terrorism is a constant concern, the debt exceeds $19 trillion and is rising.

We will hear much more about the economy and what plans the candidates have to counteract its’ impediments. The proposals we will hear may only be slightly different or greatly different. It is important that those in the real estate profession become knowledgeable about the candidates and assess their ability to make our economy stronger.

There is no need to be pessimistic. Throughout our history we have overcome much. A rising economy will make the future year’s good ones for those who buy and sell property.

A home inspection is more than just evaluating the house, it’s making sure the client is educated about the house – showing them where things are and how they work. I try to make the home inspection an enjoyable experience and ensure that the client does not leave the house with more questions than answers.

With every inspection I produce a detailed computerized inspection report that surpasses ASHI standards. Then I go over it with the client, taking time to explain what things means and what they can do about it, then answering any questions they may have. I keep a very flexible schedule to accommodate my clients’ busy schedules - even working on Sundays. Being an active GMAR Affiliate Committee member keeps me well connected and informed in the real estate profession.

I believe that consumers have the right to expect the highest standards of thoroughness, fairness and effectiveness from their home inspectors. As an active ASHI, GLC (Great Lakes chapter) of ASHI and ICC (International Code Council) member I am continually taking courses to stay current and on top of the industry standards. In addition, I’ve been a licensed journeyman electrician since 1993

As your guest author, I want to share the path to leadership that is available to you through the Women’s Council of REALTORS® (WCR). Personally, I started off as a regular member of my local chapter. There was fall out in my chapter and I was asked to fill a leadership role. This began my path to leadership!

You typically see Brenda Lee Szlachta authoring this column. Currently, she is putting together education plans for the National Conference in November and planning for WCR Leadership Academy, a program for incoming local and state chapter presidents held in August. Brenda Lee has served as an instructor several times in the last 5 years; both at national conferences and at Leadership Academy.

Brenda Lee currently serves on the National Executive Committee; an elected position I was proud to nominate her for last year. It was very exciting. The entire body of WCR was in attendance, and after several nominations were placed she was the first to be nominated!

Last November at the National Convention, I was the chair of the Region II Committee who selected Brenda Lee to run for the coveted National Financial Secretary position for 2017. No one from Michigan has ever served as a national officer. She had to go through an extensive application process, as well as in-depth interviews to be considered for the race. She runs in the open election in November along with other candidates. Michigan, Region II, and GMAR are confident she will be elected!

It’s normal for the Financial Secretary to move up to Recording Secretary, and then to President Elect. However, it is not a forgone conclusion. Once she wins the election in the fall, she will have to campaign again and again for the next two seats.

GMAR is lucky to have Brenda Lee sit on our Board of Directors as well as on the Scholarship Committee. She was asked by Michigan REALTORS® to sit on the Public Policy Committee as well.

Many of our state and national leaders have background with the Council. We are the largest group recognized by the National Association of REALTORS® (NAR) and the biggest financial supporters of RPAC. Here in Michigan all 10 of our chapters are Sterling R supporters!

This organization has bred more leaders than any other single entity. When you look at the list of state and national leaders, nearly all of them have a membership with WCR. Look for our booth at the Michigan REALTORS® Conference in October. Talk to us. See what chapter best suits your location. We’ll be ready to sign up new members on the spot!

It is with full confidence that I predict Brenda Lee Szlachta will be the National President of the WCR in 2020!

Recently, the Michigan House of Representatives passed HB 5578 with strong bi-partisan support, voting 97-11. HB 5578 is sponsored by Representative and Realtor®-member David Maturen (R-Brady Township). The Realtor®-supported legislation would place generally accepted appraisal principles at the forefront of any commercial assessment dispute before the Michigan Tax Tribunal.

Over the last two years, Michigan Realtors® has been an active stakeholder in the debate related to the over-assessment of commercial properties and the successful use of vacant and heavily deed-restricted property as value comparables. Early on, the Michigan Realtors® Public Policy

Committee advocated for fair valuation with cautiousness towards legislative over-correction. As passed by the House, HB 5578 represents a measured piece of legislation that provides the Michigan Tax Tribunal with sound statutory guidance relevant to resolve commercial assessment disputes. Additionally, the legislation would provide parties that appear before the Michigan Tax Tribunal greater transparency relative to how the Tax Tribunal arrived at a particular decision.

HB 5578 now heads over to the Senate for consideration in the coming weeks. Michigan Realtors® will continue to support the bill through the legislative process.
