GMAR Successes in 2014

Those of you who were at the annual meeting last year may remember that I invited members to call my husband and business partner, Dmitry Koublitsky, if they had any problems with GMAR. I’m pleased to report that over the last 12 months, Dmitry received no calls; which can only mean you are completely satisfied with your GMAR membership!

Of course I know better. As much as the Board has strived to build upon a fantastic association, we all recognize opportunities for improvement.

Allow me to give you an overview of some of our successes in 2014:

GMAR focused on helping our members raise their level of professionalism and enhance their earnings.

This summer, we brought the Michigan debut of NAR Tech Edge to Metro Detroit. Members received tips on new real estate technologies from top producing agents from across the country.

In September, we rolled out a new client survey program to easily gauge your clients’ satisfaction and collect testimonials that can be posted on sites like Realtor.com. With Realcomp integration, RealSatisfied is easy to use and we are one of the first associations in the country offering this service to our members. Many of us won’t eat at a new restaurant or make a purchase on Amazon without checking online reviews. Whether we like it or not, consumers will find reviews about REALTORS®. It’s better to be in control of that process than to leave it to chance. If your brokerage is not yet offering RealSatisfied to your agents, please download the form here and send to GMAR.

Because GMAR conducts more designation trainings than any other association in the country, we were spotlighted as the only association in the country to receive the REBAC Hall of Fame award at this year’s NAR

convention.

We intensified our advocacy efforts. Our Government Affairs Committee endorsed political candidates championing home ownership and over 98.7% of our candidates prevailed statewide. With an even split between Republicans and Democrats, our RPAC funds support private property rights. GMAR became the first local association in Michigan to invest at the Platinum R level.

We sold our old building on Drake Road and relocated to Southfield. Doing so allowed us to reduce overall office expenditures and provide a more convenient location for member access.

While none of us are happy to be financially participating in the Realcomp lawsuit settlement, GMAR reduced the burden on our members by contributing a significant

portion of reserve funds to the settlement. Resolution of this lawsuit is allowing us to work toward our long time goal of a single source of data. We are hopeful that 2015 will be the year that this finally becomes a reality as we continue to negotiate Realcomp’s membership in the Great Lakes Repository. Providing complete MLS data from one source remains a top priority for the GMAR Board of Directors.

We worked on reconnecting with our membership. In addition to Tech Edge, our Golf Outing and Annual General Membership Meeting were both sold out. If you haven’t bought your Holiday Party tickets yet, you may do so by visiting the GMAR calendar webpage. Our Member Services Committee has done a fantastic job developing and putting on events for you.

We strengthened our relationship with our Affiliate Members. Our Affiliates brought valuable REALTOR® training to every district of GMAR this year with their Selling to Homebuyers 101 seminars. The next time you need help with moving, a mortgage, staging, title and more, be sure to check out our Affiliates listed on the GMAR website. They are eager to help you succeed.

We supported our growing WCR chapters and YPN. These two groups have flourished and Michigan now has the 4th largest WCR membership in the country. In large part, this is due to the rapid growth of the chapters within GMAR.

We grew. GMAR surpassed the 6,000 REALTOR® Member milestone this year and we are the association of choice for more than a quarter of Michigan’s REALTORS®.

We are fortunate to have a dedicated staff and truly fantastic volunteers. I’m thankful to have had the chance to work with GMAR leadership and committee members who all generously gave their time and energy to building a better GMAR.

I thank you all for the experiences you have given me as President of GMAR. I take great pride in being a REALTOR® and serving as your president has been a tremendous honor. I’m looking forward to even bigger things from GMAR in the coming years, and I would encourage each of you to find a place to volunteer within our association. If your experience is anything like mine, your return on investment will be immeasurable. I’ve gained incredible knowledge, wonderful referral partners, lifelong friends and a very deep respect for the industry that provides my livelihood. Accept the challenge. Make a commitment to your Association. It may change your life, much like it has changed mine.

And on that note, Dmitry has said you may still call him in the coming year, even though he can no longer help you with concerns about GMAR. He’s always up for a pleasant phone call.

Making It

In Brian Tracy’s book, The Way to Wealth, Part One 1, The Journey Begins-Success Strategies for the Wealth Entrepreneur, he outlines a game plan for success.

1. Clarity – You must have written goals for every part of your life. This is something we all know but typically don’t have the time or patience for. Zig Ziglar put it this way, “You must become a meaningful specific rather than a wandering generality.” You must have a vision that is centered on your passions.

2. Competence – Simply, you must be good at what you do. You must want to be in the top 10 percent in your field. Jim Collins, in his book, Good to Great, outlines the steps to achieving competence. You need to have passion for what you are doing; you must have the potential to be the best in your field, and must be a product or service where money can be made.

3. Constraints – Expect road blocks on your journey. Prioritize action steps to ensure you are focused on the most important. Mr. Tracy invokes the 80/20 rule here: “Fully 80 percent of the reasons you are not achieving your goals as quickly as you want will be within you. Only 20 percent will be constrained in external circumstances or people.”

4. Creativity – Be innovative and solve problems that arise. Focus on solutions and what has to be done rather than what has been done.

5. Concentration – Throw your whole self into the task at hand. Make lists of your priorities each day. Be tenacious in accomplishing these priorities in order and to completion.

6. Courage – From the author, “It takes tremendous courage to take the entrepreneurial risks necessary to become wealthy. In study after study, experts have concluded it is courage to take the first step that makes all the difference. This is the courage to launch in the direction of your goals, with no guarantees of success.”

7. Continuous Action – Be moving forward all the time. Do productive things when you are at work. “Top people, especially entrepreneurs, seem to have these three qualities.

First, they learn more things. Second, they try more things. Third, they persist longer than anyone else.”

These steps are known by many. The ultimate catalyst appears to be that few people will initiate them and follow through. I would surmise that those who achieve success do

not chase wealth and success. They strive to do something of value, something that makes people feel good, something they really enjoy doing, something they want to be great at. The rewards are simply the results of the actions.

2014 Election Recap

With a tremendous effort from the local associations and the RPAC Trustees committee, Michigan Realtors® had a 98.7% success rate with state and federal general election endorsements. Locally, GMAR made endorsement recommendations in 32 State House and Senate Seats and had a success rate of 96.8%. A big thank you to all of those at GMAR that took part in the candidate interviews!

On the State level, Governor Rick Snyder will remain at the helm of the executive branch, and both the Michigan House and Senate will continue with Republican control. The Senate now has a 27-11 Republican Majority, and the House Republicans gained seats for a 63-47 Majority. New leadership has recently been announced in both chambers as well:

• Senate Majority Leader: Senator Arlan Meekhof (R-Olive Twp)

• Senate Majority Floor Leader: Senator Mike Kowall (R-White Lake Twp.)

• Senate Minority Leader: Senator Jim Ananich (D-Flint)

• Senate Minority Floor Leader: Senator Morris Hood III (D-Detroit)

• Speaker of the House: Representative Kevin Cotter (R-Mt. Pleasant)

As 2014 comes to a close, we typically reflect on what’s been done and plan for what is to come. GMAR has shined a spotlight on its Affiliates in 2014 by allowing us to exhibit our services and talents through several creative sponsorships and sponsorship programs. If you are NOT involved you may want to contact the GMAR staff to see what has occurred this past year and plan to get involved for 2015.

The Selling to Homebuyers 101 series of seminars was created by the Affiliate Committee in 2013 and successfully carried into 2014 with 8 sessions supported by the GMAR Board Members in their respective districts. These educational offerings allowed for Affiliates to share knowledge in their respective fields that would equip GMAR REALTORS® with valuable tools to aid their selling techniques. These seminars featured topics such as staging, moving and storage, title insurance, mortgage financing, home inspections, appraisal services, home warranties and legal services. Knowledge bestowed on REALTORS® through

these seminars pays dividends in their everyday real estate transactions.

The GMAR sponsorship model was restructured to better meet the needs of our diverse Affiliate base. Gold Sponsors were highlighted at the GMAR Annual Membership Meeting with booths to greet REALTORS® as they entered the venue. The meeting was well attended which equated to greater interpersonal time for our Gold Sponsor Affiliate Members. Silver and Bronze Sponsors where mentioned, listed in the program and included on signage. This new sponsorship structure is exciting to say the least. Lastly, and most importantly, as my year of chairing the Affiliate Committee comes to an end, I would like to thank the Affiliates that stepped forward to assist and plan, the REALTORS® who supported us through the Affiliate Orientation as well as attending the Selling to Homebuyers 101 and the GMAR staff. You have all made it a pleasure to serve and support the GMAR membership. I look forward to continuing my service as Affiliate Director on the 2015 GMAR Board of Directors. After wrapping up the National Women’s Council Annual Meetings, big things happened for a few GMAR members in the Council.

First, I will serve as the 2015 Regional Vice President. I will represent Michigan, Ohio, Indiana, Illinois, and Wisconsin at the National Council. Voting took place in May at the Mid-Year REALTOR® Party Conference and I was officially installed at the National Meeting in New Orleans, LA. The installation was a grand gala, coinciding with the installation of the National Women’s Council Governing Board.

Our next exciting moment was the election of Brenda Lee Szlachta to the National Executive Committee. Two seats were available and five candidates ran for the positions. As a member of the voting delegation for this national position, I was proud to nominate Brenda Lee. In the first round of voting, Brenda Lee came out

the victor and earned the first spot for National Executive Committee. Her campaign speech wowed the audience as it received a thunderous applause! This is a 3 year appointment and I know Brenda Lee will represent our REALTOR® community well.

I have much gratitude for GMAR as I know the experiences I’ve had with the Association have helped me in my leadership role with the Council; and vice-a-versa!

So, my challenge to all of our GMAR and Council Members is, GET INVOLVED. You will grow your business, enhance your referral network and develop your leadership skills!

Don’t forget WCR chapters span the GMAR map: Birmingham/Bloomfield, Greater Rochester, Lake Pointe, and the new 275 Corridor. These chapters await your participation. Come Join Us.
