Europe’s economy is under severe pressure whilst Gibraltar’s economy is weathering the storm relatively well. The London property market is not only resilient, but property agents are short of stock, especially for the demands of overseas buyers. It is an opportunistic property market but where there is quality there are buyers, and where the asset is correctly priced there are also buyers.

Our own sales records reflect this. Properties are selling, and our sales fall into two categories. Owner occupiers are buying the better properties with the realistic price tag. Our last sale was in Alcaidesa, a lovely property at a very attractive price. Immediately before, an Ocean Village higher floor property sold because of the view, amenities and location, it was exactly what the buyer, new to Gibraltar, wanted to buy. The second category of buyers are investors seeking not only a regular return on their money, but also an investment which is likely to achieve capital growth in the medium term. Bank returns of around 1% per annum encourage many savers to become landlords. Whether the preference is commercial or residential property, we are serving our clients with some sound investments in the local Gibraltar property market.

But it is not only Gibraltar where we can supply good quality property stock to investors. Currently we are handling transactions in London, Hampshire and Portugal, for local clients. And we are close to closing our first transaction with our colleagues in Chesterton Malta, the newest of our international offices. Again, where there is quality and value, there are buyers.

I am pleased to note that our lettings division is currently running some 20% ahead of last year and also ahead of our own targets. This success reflects the continuing inflow of new companies bringing new tenants to Gibraltar and nearby Spain, and the banks’ toughening stance on the granting of mortgages to would-be buyers, who have to rent for longer than perhaps in years gone past. I also believe it reflects our can do, added value approach to assisting landlords and tenants to meet their own objectives, especially when new investors have placed their faith in us by becoming landlords for the first time.

Meanwhile, at Chesterton Property Management, managing director John McKillop Smith FRICS FBEng FBIFM is introducing international surveying and property management standards to a growing number of local landlords and residents’ committees. John brings a professional, thorough and pragmatic solution to the varied number of property management issues arising. Please do make contact if you have a building issue needing expertise.
