THE OPPORTUNITY JLL is pleased to present a master planned development opportunity or long term hold opportunity in the City of Waxahachie. This 1,059 acre parcel is in the ETJ of Waxahachie near HWY 287. The Property is located 30 miles south of Dallas Central Business District and 40 miles from downtown Fort Worth. These commutes are quick and simple as main thoroughfares I-35 and Hwy 287 are straight shots into the heart of each respective city.

Waxahachie is the undiscovered jewel of North Texas. This community provides a small town feel with all the luxuries of a larger suburban city. The addition of the beautiful Baylor Scott and White Facility at the intersection of I-35 and Hwy 287 as well as the abundant retail along Hwy 287 down the street provides citizens with jobs, care, shopping, food, and entertainment unique in the outlying suburbs to Waxahachie.

Waxahachie has had steadily rising lot construction since the great recession. The last 5 years Waxahachie has averaged an annual increase of approximately 20%. They are on pace to surpass

425 lots for 2017. As DFW continues to win corporate relocations, our population explodes, and affordable housing evaporates the need for communities like

Waxahachie, with great schools and atmosphere, to be developed out needs to be more of a priority.

WAXAHACHIE ISD The award winning Waxahachie ISD is one of the prized assets of the community of Waxahachie. Waxahachie ISD supports a diverse student population of 8,500 regular attending students. The school district regularly meets and exceeds state standards, as well as winning awards in the fine arts and athletics programs. As a showing of their commitment Waxahachie is building a brand new $118,000,000 high school campus.

DOWNTOWN HISTORIC WAXAHACHIE Waxahachie is locally known for its elaborate Richardsonian Romanesque courthouse, considered by many to be among the most beautiful of Texas's older courthouses. Centered around the Courthouse, Waxahachie has done a great job of preserving the charm of the square while also creating an atmosphere of fun, shopping and restaurants. The town also features many examples of Victorian architecture and Gingerbread homes, several of which have been converted into bed and breakfasts. The Scarbough Renaissance Festival has been a popular event since 1981, Bethlehem Revisited and Texas County Reporter Festival are Waxahachie, family-friendly events that have an average attendance of over 30,000 annually.

W axahachie is conveniently located at the crossroads of Interstate 35E and U.S. Highway 287. Over 80,000 vehicles travel through this intersection every day, making Waxahachie the ideal location for a variety of businesses and industries.

Since it was founded, Waxahachie has benefited from its prime location. In the late nineteenth century, Waxahachie was founded on the prosperous cotton and cattle industries. These industries continued to succeed due to rail availability and the original highway intersection at the heart of Waxahachie.

Fast forward over one hundred years, and Waxahachie is still experiencing a healthy rate of growth. Its excellent transportation corridors are where modern-day companies are enjoying success in the medical, industrial, service, manufacturing, retail and tourism industries.

The community’s quality of life is second-to-none with a variety of residential options, excellent education opportunities, convenient shopping and dining, progressive medical care, and quick access to all the metropolitan amenities that the DFW Metroplex has to offer.

DALLAS OVERVIEW

The D/FW Metroplex’ ideal business climate is due in part to the

region’s quality of life, strong economy, low cost of living, skilled

labor force, pro-business mind-set and absence of corporate and

personal income taxes. The Region has added 501,000 residents

between 2010-2014 and is projected to grow to 10,500,000 by the

year 2040. D/FW excels in passenger air travel and air cargo

operations with the nation’s third busiest airport, D/FW

International Airport; Dallas Love Field Airport, home to the largest

domestic airline in the country; and the world’s first fully industrial

airport, Fort Worth Alliance Airport.

As reported by the Dallas Economic Development department, the

region ranks among the top three U.S. metropolitan areas for

business expansions, relocations and employment growth. D/

FW’s highly educated workforce of almost three million people is

growing quickly, providing companies with an overabundance of

talent. The population growth has fueled real estate development,

as retailers and service providers expand to meet increasing

demand.
