The real estate market in Pu-ducherry has witnessed atremendous boom over thepast few years, catalysing

rapid urbanisation in andaround the Union Territory.

The real estate market re-mains fairly fragmented, mostly

characterised by the presence ofseveral small players. With anumpteen number of builders ac-tively engaged in the construc-tion process, the town willinaugurate many modern-dayfacilities in the near future.

Cee Ess Foundations, one ofthe leading builders of Pudu-cherry, are constructing a groupof apartments with facilities onpar with those in leading met-ros. We are providing piped gasconnections, an electric chim-

ney and generator to all housesin the apartment, says C.Seetharamane, proprietor, CeeEss Foundations. We are alsoadding two new features to en-hance the lifestyle of the people. Each apartment will have asloped roof made of heat-proof

metalloid sheets over the terraceto ensure cooling inside thehouses even during summer.Besides, each apartment willhave an atrium similar to thosein hotels, with a polymer roof-top, he adds.

Seetharamane dreams of con-structing taller buildings in Pu-ducherry in the future, as onlyflats with three or four floors arepermitted now. If the Floor Ar-ea Ratio or FAR is increased, Pu-ducherry would have many tall

buildings with a lot of openspaces around them, which willmake parking easier, he says. This would reduce the numberof parked vehicles in the tinystreets of the beautiful town, hesays.

    Buildings are coming up fast

not just within the town limitsbut also in the outskirts of theUnion Territory. Puducherry

will soon house a satellite town-ship with about a thousandhouses in the near future. Peo-ple nowadays prefer to live in apollution-free atmosphere and, hence, the idea of Anugraha Sat-ellite Township, says Manirath-inem, proprietor, Anugraha

    Associates.The township will have a

thousand houses in the elite, elegant and economy catego-ries. The first phase of our pro-

ject with 300 houses will becompleted by the first week ofNovember, he says.

There is adequate land spaceavailable in the outskirts of Pu-ducherry and many real estateagents are preparing plotlayouts. The plots are availableat competitive rates, temptingland investors. However, Mani-rathinem feels that land brokersartificially raise the cost of theland which could otherwise beavailable at a much cheaperprice. Broker involvement is ahindrance for those who wish tobuy and sell land, as these mid-dlemen raise the price of land inorder to avail of commissions,he says.

Other notable builders in Pu-ducherry include Sree Nivas

Buildtech (India) Pvt Ltd, A andB Constructions, Alpha Founda-tions, Classic Builders and Jana-ni Homes.

Yamaha RD 350 was the veryfirst sports bike to be as-sembled in the country andhit the roads as Rajdoot 350

from the year 1983 under the Es-corts banner. The two-wheelerwas a monster on road with its

350 cc, 30.5 bhp (the high torqueinduction, later reduced to 28bhp for better fuel economy), twostroke and twin cylinder thatclocked top speeds more thanany motorcycle produced in In-dia even to this day.

The RD, as its widely known, went out of production in 1987,but has a cult following to thisday. As a result the RD has be-come one of the most sought af-ter machines around the country.

Believe it or not, the RD feveramong enthusiast has made thetwo-wheeler the most expensivesecond hand vehicle (assembledin India) to be sold here. A fully-restored Yamaha RD 350 comeswith an astounding price tag of Rs1 lakh.

Twenty six-year-old Ashok, anRD enthusiast from Choolaimedu

who owns three RDs, attributesthe rocketing RD rates to hard-core RD passion and shroudbusiness deals.

Five years ago I bought myfirst RD 350 for just Rs 10,000. Atthat time there were not manytakers for the vehicle may be due

to its fuel consumption, rocketingspeed and its traditional troubleof poor braking. Today, the RD issold like a rare piece of jewel-lery, the youngster chuckles.

Second, third, fourth and eveneighth hand stock RD 350s arebought by ardent and businessminded souls starting from Rs40,000 to close to the magical sixdigits.

Some business-minded menlike Sunder Ram of Anna Nagarbuy dilapidated RDs for a lesserprice (from Rs 10,000 to Rs20,000), restore them to show-room charm and sell it to enthu-siasts across the country viainternet. Ram adds that the pricesin Chennai are less compared toother metros like Bangalore,

Mumbai and Delhi were there aremany active Yamaha RD 350clubs.

Interestingly, an ardent RD fanin Pune even substituted the 350for a decorated car for his mar-riage procession a couple of yearsago.

The rocketing second saleshave subsequently increased the

price of RD parts in the spare-parts market as well. The partsare rare to source in the city and ifavailable they come in exorbitantrates, laments Prasanth fromKerala who recently bought anRD from a mechanic in Egmoreand is hunting for spares.

An RD 350 mud guard which isworth Rs 200 only is sold here forRs 2,500 and more.

A pair of stock silencers for thevehicle is sold for a shocking Rs15,000 and an original headlightsfor the machine which is lessthan Rs 300 is sold for nearly Rs5,000 a piece.

Looks like to own and ride thelegendary super speed RD, oneneed guts as well as big bucksthese days.

Yamaha RD 350, the original Rajdoot, seems to get better with age.A fully-restored vehicle has a market rate close to Rs. One lakh.PETLEE [email protected]

So, your Shaadi.com moment is justaround the corner and youre look-ing at ways of making sure everybo-dy remembers your special day.

Here are a few pointers on how to perso-nalise your wedding and add touches likeonly you can:

Its on paperThe wedding invite is first on a long list

of wedding preps. Begin by choosing a

colour scheme that you want to replicateat the venue.

You could opt for a scheme that com-bines your favourite colour with his.Done with subtlety, you will achieve so-mething novel.

Next up, getting the right material toprint the invite on. Texture, metallic fin-ishes there are endless options. Choosea fun fold as opposed to a traditional flip-open card.

Bring on the foodWe leave the choice of cuisine entirely

up to you. But, what can make things in-teresting is the presentation. Keep thetraditional ceremony, well, traditionaland have a theme reception.

Go all the way, from colour coordinat-

ed cutlery to uniquely christened disheson the menu. You could print out yourfavourite recipes and leave copies for

    your guests to take home.

Wheres the party tonight? The pre-wedding ceremonies are

where you let your hair down (not litera-lly, we dont want to upset the stylists)and enjoy the company of friends andfamily.

Ditch the drama, go video. Get a pro-fessional to put one together of your livesor, better still, get your friends to makeone for you.

At a mehendi, you can give the DJ amiss and rent a jukebox instead.

Thank you! What your guests take home will serve

as a reminder to your beautiful wedding.

Custom-made need not spellpensive. Pretty bags, candles sunique moulds, photographs

en with your guests... It woulgreat if you could take timeand pen a personal note to go it.

Prince Charles running Aston Martinon white wine!

Prince Charles is doing his bit to save the planet by runninghis famous Aston Martin on white wine. The prince has con-verted his Volante DB6 to allow it run on bioethanol madefrom surplus British wine. The heir to the throne approachedGloucestershire-based firm Greenfuels about the wine planlast year. Bioethanol is more environmentally friendly be-cause you grow a crop then harvest it, The Sun quoted ma-naging director James Hygate, as saying. There is also nodoubt that with his Aston Martin running on bioethanol ratherthan conventional petrol it will go faster, he added. The 59-

year-old Royals scheme was revealed as Clarence House published his annual ac-counts. For the first time, he also published statistics on how green he has become -slashing his greenhouse gas emissions by 18 per cent in the past 12 months. The

Prince achieved the enviable position by off-setting his payments to the Inland Reve-nue with a series of green purchases, including a converter for his Aston Martin toallow it to run on bioethanol and installing woodchip boilers in his home.

The SOS signal turns 100SOS the Morse code signal that has saved thousands of lives over the years, has

turned 100 years old on Tuesday. It was adopted globally as the recognised distresssignal for ships at sea exactly a century ago on July 1, 1908. Until then, the mostcommonly used signal was the CQD, which held the danger of being interpreteddifferently. After a lot of discussions, the SOS, which consisted of three dots, three

dashes and three more dots was selected, reports TimesOnline. The signals success began a year later in 1909

when the Cunard liner the SS Slavonia was stricken off the Azores, and sent out an SOS signal. Tragedy was averted

and no life was lost. However, some ships and boats con-tinued to use the CQD. The need for a universal code waseventually recognised with the tragedy of the Titanic in

April 1912. After the ship hit an iceberg, its radio operatorssent out both the old CQD and the new SOS signals. How-ever, ships in the area ignored both thinking the Titanic

was having a party. It was only after the loss of lives mea-sured up to 1,500 that the new SOS distress signal wasrarely ignored.

Want to buy an antique? The placethat first comes to ones mind isPuducherry.

With not less than a hundredshops bordering the ECR, Puducherry

welcomes each of its guests with loads ofinvaluable treasures that date back to thecolonial period.

    These priceless memories speak vol-

umes of the times passed detailing theculture, tradition and lifestyle of our ownfaceless ancestors.

The market for antiques has slowlyblossomed with more and more peopleshowing interest in age-old articles, lead-ing to the opening of numerous shopsand outlets dealing with a variety of prod-ucts ranging from furniture to jewellery to

watches and utensils.Pradeep Kumar Jain, proprietor, Rama-

nas Art Gallery, feels that people preferutility antique pieces, which include fur-niture like beds, tables and chairs, whencompared to decorative showpieces. Theincreasing numbers of heritage hotels inPuducherry has increased the demand forantique furniture.

    Heritage hotels always furnish with

antique furniture to provide a perfect tra-ditional ambience, says Pradeep. Whilethe locals show much interest in furni-ture, domestic and foreign tourists usual-ly buy decorative artefacts and curios asthey are easy to carry, he says.

The outlet offers a wide range of coloni-

al French, Tamil and English furniture, bronze and granite statues, chandeliers, and ceramic and porcelain pieces.

Beautiful and highly decorated doors, columns, arches and many other colonialfurniture and brass, glass, bronze and ter-racotta figures from across the countrycan be found at Art Antiqua, another well-known antique shop in Puducherry.

They also have reproduced pieces of

Puducherry is a unique confluence ofancient heritage and modern advan-

cements, where the Indian essence isfound with a French flavour.

Often referred to as a little piece ofold France in India, Puducherry hasmanaged to retain its French aura withEuropean classical style buildings inthe French quarters along the beach.

    The street facades are constructed

wall-to-wall with high garden walls andelaborate gateways. These are dividedinto smaller panels by pilasters (rectan-gular column projecting from a wall)and cornices (horizontal moulded pro-

jection crowning a building). There are also wooden balconies

supported by simple ornamental ironbrackets and continuous ornamentalparapets over many of these buildings.

The interiors of the houses are moreornate than the exteriors, with highceilings, tall arched doors and win-dows, vaulted staircases. The only ma-

jor feature that differentiates theoriginal Parisian villas is the use of flatterraced roofs instead of pitched roofs.

It is not just the French quarters thevernacular style houses in the Tamil

quarters are also characterised by richarchitectural patterns. The street facades have a thalvaram

(street veranda with a lean-top roofover wooden posts) built as a social fa-vour enabling pedestrians to take rest, and a thinnai (a semi-public verandaspace) with masonry benches for vis-itors and pilgrims.

All the houses look very much similaryet different in their own ways. All thehouses have a central courtyard calledthe mutram around which the otherrooms of the houses are situated.

Several houses across the town havealso combined features of both Frenchand Tamil styles of construction theground floor has Tamil architecture,

while the first floor is designed inFrench style.

While standing with the feet to-gether in a small circle, the playerhas to throw metal balls weighing500-750 gms as close as possibleto a small wooden ball called acochonnet (jack).

The game is normally playedon hard dirt or gravel, but can al-so be played on grass or othersurfaces.
