REX on Deck!Ever wondered if you could

purchase a home with as little 10% down, and still get a loan above the conforming limit? If you have, then I’m pleased to introduce you to REX.

Who/what is REX? I’m happy to share the answer. REX is an exclusive RPM program for down payment funding. REX is not a loan --- there are no payments or interest charged, instead, REX is an equity investment. Though this concept is likely to be foreign, its application is nothing short of pragmatic, and the very reason RPM is pleased to introduce this program is because we feel it will � ll an important niche in many areas where coming up with the down payment of a home can prove a challenge even for buyers with strong income and an extremely creditworthy pro� le.

“OK,” you say, “this is starting to sound interesting.” “But can you tell me how REX works in a real-world example?” Using round numbers, let’s say a homebuyer wishes to purchase a home worth $1,000,000. This buyer would traditionally need to come up with a 20% down payment ($200,000) and would then � nance $800,000. We’ll assume this buyer can qualify based on income and credit, but let’s also imply that the buyer can’t, or doesn’t want to, put $200K into the transaction. What now? REX would permit this buyer to put only $100K down (10%), and REX would match the borrower’s down payment by contributing the remaining 10%. When this buyer eventually sells the home,

REX would share in the appreciation (or depreciation), and that’s how

the “loan” gets paid back. The buyer who chooses to use REX agrees to forego a certain percentage of the future increased value for the present ability to acquire the home itself. This is an example of the down payment reduction bene� t of REX, but there are three other applications of this program that can also be

quite powerful, as we shall see next:REX increases buying power:

If your total cash available for a down payment is $180K on your own, with REX as your partner it becomes $360K. On your own, the maximum purchase price would

be $900K, but with REX it becomes $1,440,000.REX provides more qualifying income: Since

REX can match your down payment, it can effectively lower the amount you may need to borrow. This, in turn, can reduce the amount of income it may take to qualify for any given loan.

REX can help homeowners re� : Those locked into high interest rate loans that have been unable to re� nance due to high loan-to-value may now have an attractive alternative to bringing a lump sum of cash to close.
