Designers from around the country share their ideas in the Traditional Home 2014 NapaValley Showhouse,which opens Sunday at Caldwell Vineyard, a 123-acre estate in the Coombsville district of Napa.

This is the third year for the Showhouse, sponsored by the Traditional Homemagazine. And it is the first yearit takes place in Napa, where visitors will be able to view three distinct buildings on the Caldwell estate: aVictorian farmhouse, an adjacent former cheesebarn, now transformed into a residence,and a water tower, which has become a guest house.

At a sneak preview this week as thedesigners were putting last toucheson their creations, it was clear thattheir notions of Napa style run thegamut from grapevines and balesof hay to ultra-modern light fixtures.Napa Valley designer ThomasBartlett, participating for the firsttime this year with his daughter,Melina, has a different take,however, on what defines theNapa Valley.

“Everyone is always asking meabout Napa style—what is it?”

Bartlett said. “We’re not Santa Fe; there isn’t an indigenous style.What we are is an amalgamation of peoplewho have come here from other places, bringing things with them.”

This philosophy is reflected in the room Bartlett is designing for his 16th showcase in a career that has takenhim around the world, although the Napa native has always kept his home base here.

Bartlett’s assignment was to create a

library from one of the rooms in the

former cheese barn, where cheese wasmade and aged. “It felt like a chickencoop,” the renowned designed joked as he,his daughter and his assistant, Lisa Piner,showed off the transformed space.

A pale blue glaze is on the ceiling now, andthe walls are received a faux finish. Bartlettcovered the rough wood floor with a finePakistani rug, added blue shutters andfurnished the with pieces from his own

collections— furniture and accessories fromMorocco, Colombia, Mexico and Portugal.

And since it’s a library, he brought in boxes of his own books, which are lined up on a baker’s rack. Freshflowers, candlesticks, works of art and tree all add up to“a restful, comfortable room forreading— relaxing, having a drink,”Bartlett said.

Other rooms in the former cheese barn include a wildly imaginative bar room, a bathroomwith a antiquebrass tub, and a dining roomwith a fresh-indoor outdoor feeling.

Just outside the stylish but rustic bathing room, Melina Bartlett decorated a porch using chairs from her owndesign line, accented by tables and potted plants and other accessories.

The designers who participate in showcases like these put in an enormous amount of work, said Bartlett, whohas created rooms for projects in San Francisco, Ross and Napa.The payoff is meeting potential clients who will admire the work and often wish to purchase some of the itemsthey see, said Bartlett. He told a story of visitors to one pastshowcase who wanted to buy everything in the room he haddecorated— racking up a bill of nearly half a million dollars.

The average sold price of a Napa County home declined9 percent from $522,500 in July to $475,000 in August,according to data from Bay Area Real Estate InformationServices.During the same time period, the number of homes solddecreased 31.5 percent, from 146 to 100.“The months of July and August were much slower than theprevious months,” said Nadia Valenzuela, a Realtor and currentpresident of the Napa chapter of the North Bay Association ofRealtors.She attributed that slowdown to reasons that include familiesgoing on vacation during the summer, a shortened summerschool vacation period, “and buyers watching the interestrates and viewing the inventory to see if prices would reduceto get a better deal,” she said.Valenzuela said the Aug. 24 earthquake had an impact on thehousing market will take some time to fully play out.“Some homeowners that had a lot of damage from the quakehave talked about selling their home because the cost torepair is too much,” she said. At the same time, “Investorsare looking to see if they can find property for a good pricebecause of the quake.”Other buyers and sellers weren’t fazed and are still movingforward, Valenzuela said. “Some sellers are making repairs tohomes that are listed that are not out of the financial realm forthem in order to make sure they are still in the same condition

if not better from when the property was first put on themarket.”Because of the quake, contractors and building inspectorshave been busy throughout the valley, she noted. “So busythat there are times that agents and clients have needed tocontact inspectors from out of the area ...” she said.Regionally, 7,578 new and resale houses and condos sold inthe nine-county Bay Area last month. That was down 10.6percent from 8,474 in July and down 12 percent from 8,616 inAugust last year, according to CoreLogic DataQuick data.August sales have varied from 6,688 in August 1992 to 13,940in August 2004. The average since 1988, when CoreLogicDataQuick’s statistics begin, is 9,526.The median price paid for a home in the Bay Area— half soldfor more, half sold for less —was $607,000 in August. That wasdown 1.6 percent from $617,000 in July, and up 12.4 percentfrom $540,000 in August a year ago.A seasonal late-summer decline in median price is normal inthe Bay Area, analysts said. The Bay Area’s median sale pricepeaked at $665,000 in June and July 2007, then dropped to alow of $290,000 in March 2009.The typical monthly mortgage payment that Bay Area buyerspaid last month was $2,352. Adjusted for inflation, last month’spayment was 19.2 percent below the typical payment inspring 1989, the peak of the prior real estate cycle. It was 40.3percent below the current cycle’s peak in July 2007.
