ABOUT US

The Building Consultancy and Management Team within calfordseaden has developed and grown over the last 20 years and is now an integral element of our business offering full range of building surveying consultancy, management and project services. This is complimentary to the other areas of business in which the Practice operates including architecture and master planning, quantity surveying and cost management, civil and structural engineering, mechanical and electrical engineering, sustainability and health & safety.

OUR TEAM

Although predominately focused on business within the UK, we operate from four regional offi ces and provide a responsive service to our clients on projects throughout the UK, across northern Europe and further afi eld as the need arises.

Our building consultancy and management teams are led by Terry Bartholomew and Richard Grove in the South East and London areas, Neil Callum in the Southern regions and Ashley Harper in the Midlands/North.

Our teams work very closely together on regional commissions to ensure that a responsive and co-ordinated approach is provided to clients.

Acquisition and due diligence surveys – Leading provider of surveys for lenders, purchasers, investors and portfolio managers including supplementary advice on health & safety, repair costs, loose liability, refurbishment and maintenance, energy performance and DDA requirements.

Dilapidations – Providing expert advice to both landlords and tenants.

During lease term and end term aspects of occupation, exit strategies, claims assessment, negotiation and mediation.

Defects analysis and building pathology.

Analytical investigation of building defects, materials, component failure and subsequent remedial solutions.

Expert reports – Reports allied to both expert witness services and joint expert reports to Courts.

Planned Preventative Maintenance – Bespoke PPM services to Clients to assist with the planned management of property portfolios, forward expenditure planning and service charge calculation.

Development and project monitoring – Representing developer funders and those with an equity interest in property development including reviewing the scheme quality and budget drivers, professional team appointments, method of procurement, etc.

Refurbishment, repair, alteration and decoration schemes – Undertaking design specifi cation and contract administration of numerous repair, refurbishment, alteration schemes throughout the UK on both land and estates and to commercial properties.

Party walls and rights of light – Expert advice in connection with rights to light and sunlight and daylight analysis, party wall legislation and extending to neighbourly liaison including scaffolding licences, oversailing licences and the like.

Project Management and co-ordination services – Including traditional project management and project co-ordination services through to employer’s agent, Contract Administrator and Client representative roles.

Richard specialises in acquisition surveys, dilapidations, party wall matters and litigation. He has a wide range of experience across all sectors, but with particular emphasis on retail, commercial and high end residential.
