BLAIR COUNTY, Pa.—Two hours east of Pittsburgh in Pennsylvania’s scenic Allegheny Mountains

are the Blair County communities of Altoona and Hollidaysburg, where luxury and value converge

in a family-oriented lifestyle. Robert Miller of Coldwell Banker Town & Country Real Estate

reports the broad market in Blair County is very stable, with prices about 2 percent higher over

last year, despite a modest decline in sales volume.

The luxury market has been quieter, making this an ideal time for families looking to

upgrade. “It’s a great time to buy, particularly if you already have equity in a home,” says Miller,

adding, “Interest rates, despite fluctuations, are still historically low and sellers are being more

realistic about their pricing.” In this part of Pennsylvania, luxury living can be achieved with an

investment of $500,000, netting 4,500-6,000 square feet of new or recent construction on a

minimum half-acre lot. Miller is currently listing a five-bedroom, seven-bath home on 4.8 acres

in a premier development for $1.2 million, but he recently completed the highest-priced sale of

the year at approximately $700,000.

New industry is attracting younger people to the area—about 15-20 percent of buyers are

from out-of-town—but seniors are also finding low-cost Blair County appealing. Developers are

beginning to accommodate retirees and forward-thinking boomers with smaller footprint houses. Affordability will likely drive the Blair County

market in the future. With average home prices below $150,000, Miller reinforces the relative ease of upgrading to luxury. “If you spend over $250,000,

you’re living high!” he quips.

SPRING LAKE, N.J.—One hour from Midtown Manhattan yet a world apart is a stretch of the

Jersey Shore anchored by the charming communities of Spring Lake, Sea Girt and Avon-by-the-

Sea. “It’s where everybody wants to be,” insists Coldwell Banker Residential Brokerage’s Donna

Fahy-Waters, who explains that these places, unlike many seaside towns on the East Coast, are

vibrant year-round communities that don’t get boarded up after Labor Day. Spring Lake has a

bustling downtown filled with upscale cafés and boutiques, while outstanding schools and a local

arts scene make this area a viable alternative to residing in suburban New York.

“People are buying a lifestyle,” notes Fahy-Waters, who reports an active luxury market,

with volume ahead of last year and prices that have begun to head north again. A $2 million

investment, the entry point for luxury living, might result in a 3,400-square-foot traditional home

with a splendid front porch, but will be several blocks from the beach. Oceanfront properties

begin at approximately $4.5 million, typically 4,000-square-foot homes on a quaint boardwalk

that Fahy-Waters describes as “the best therapist around.”

Vacation home buyers generally hail from metropolitan New York, and demographics are

varied. Baby boomers are seeking an escape from the city, while active seniors are attracted to the

Essex & Sussex, a grand early 20th-century hotel converted into resort-style condos ranging from

$400,000 to $1.8 million. With prices down from market heights, Fahy-Waters suggests this is a

prime opportunity to discover the Jersey Shore.

GRAND CAYMAN, CAYMAN ISLANDS—Even in the Caribbean, where paradise is ubiquitous,

the Cayman Islands are unique. Grand Cayman—the most developed of the three major islands—

offers an idyllic luxury lifestyle. And thanks to an unabashed free market economy, foreign buyers

face little in the way of red tape or taxes. That, combined with a stable government (the Caymans

remain an overseas territory of Great Britain) and easy access from North America, give Grand

Cayman a competitive edge over other Caribbean destinations.

Coldwell Banker Cayman Islands Realty’s Allen Bloomrosen reports a market in which

prices have generally held reasonably well despite modestly slowing sales. “We were immune to

the doldrums in the U.S. until about the beginning of 2009,” he reports. “We are an upper-end

resort market, however we are seeing some discounting in maybe the 10-to-12-percent range

with motivated sellers. Others not needing to sell, seem to be holding relatively close to their

asking price.”

In the most-coveted areas of Seven Mile Beach and Rum Point, approximately $2 million

secures a 3,000-square-foot luxury beachfront home, significantly more reasonable than St. Barts,

Malibu or the Hamptons. Bloomrosen is currently working on a spectacular 24,000-square-foot estate—he calls it the finest ever offered on the

island—for $20 million. Luxury beachfront condos start at approximately $2 million and have been known to break the $7 million mark.

According to Bloomrosen, 75-80 percent of buyers (virtually all seeking vacation homes) are from North America, primarily in their 40s to

60s. With this being the first market in a decade in which prices are not rising, Bloomrosen insists this is an excellent time to stick one’s toe in Grand

Cayman’s pristine waters.

AVALON, N.J.—While New Yorkers flee the city for the northern New Jersey shore, affluent

Philadelphians escape to the resort communities of Avalon and Stone Harbor, occupying a barrier

island close to the southern tip of the state. Russell Migeot of Coldwell Banker James C. Otton

Real Estate describes this as a market driven by buyers whose primary residences are in Philadelphia

(90 minutes away), but who vacation on the Jersey coast in summer and hunker down in Palm

Beach in winter.

“This part of the coast is strictly a summer resort,” says Migeot, who notes that less than

5 percent of all buyers are shopping for primary residences. Most are baby boomers from

Pennsylvania or Delaware, some of whom are spending recent inheritances. An increasing number

of New Yorkers, who traditionally favor the Garden State’s northern shore, are looking at homes

in Avalon and Stone Harbor, now that they are selling at a 30 percent discount from market heights

a few years ago.

Many Cape Cod bungalows priced about $1.5 million are viewed as tear-downs, but

attractive luxury properties—approximately 4,000 square feet of living space with a pool, just

one and a half blocks from the water—can still be found near the $2 million mark. However, the

price tag for recent-vintage homes of comparable size on an oceanfront lot skyrockets to

$8 million. Condos are an alternative for more cost-conscious buyers, as 1,800-square-foot units with spectacular ocean views sell for just more than

$1 million. Migeot reports prices are still slipping, but volume is definitely trending higher.
