ARCHITECTURAL STATEMENT
SOKO Waterfront Apartments in West End, brings together all the elements of successful apartment design to create an outstanding example of West End living.
The design of the proposed building is a contextual response to the site’s unique urban riverside location. The contemporary response incorporates elements familiar
to sub-tropical design such as screening and deep recesses but at the same time provides ample passive surveillance to both street frontages.
The western riverside elevation incorporates a series of articulated forms to create depth. The stepping of the building from level 3 and above further enhances
this articulation. Adjustable screening devices on the western balconies give residents control to balance the requirement of solar shading with need for views and light.
A different design consideration has been given to the sides of the building (north and south elevations). These longer elevations have been broken up into a series
of identifiable, modulated elements and the roofline has been purposefully interrupted and altered. In addition to these macro gestures, the design for the side
elevations also incorporates balcony screen blade elements. The repetition of these elements adds a fine grain layer to the articulation of these elevations. These blade
screens have been designed to provide privacy between balconies and adjacent uses, but also allow for views to riverside drive and the river. These design initiatives
create a result where the apparent length and mass of these elevations is reduced considerably.

Over time, the existing built form
along Duncan Street will continue to
evolve into a genuine urban setting.
With this in mind, the design response
addresses the current and future
context of this unique West End Street.
The form of the building on Duncan
Street has been purposefully broken
into a series of unique elements to
read more as group of interrelating
forms, rather than one large form. This
response creates a deeply articulated
asymmetrical result adding life, colour
and variety to the streetscape.
The pedestrian entrance is worked
into the composition of forms to create
a clearly identifiable and legible
entrance statement. The building’s four
elevations have been crafted with the
same conceptual approach, but with
unique responses due to the different
solar aspects, views, and adjacent
contexts of each elevation.
This method of design produces
a cohesive result -
