Os principais indicadores macroeconómicos apontam para uma tendência de recuperação da economia nacional, embora moderada.
Os principais indicadores macroeconómicos apontam para uma tendência de recuperação da economia nacional, embora moderada. O crescimento médio anual do Produto Interno Bruto (PIB) registou em Junho 0,8%, devendo atingir no final do ano os 1,30% de acordo com as últimas previsões do Banco de Portugal, ainda assim um valor abaixo do registado em 2015 (1,5%). Subjacente a esta tendência, está a desaceleração da procura interna, em especial nos últimos 3 meses, registando-se um menor dinamismo do consumo privado e do investimento e a diminuição mais acentuada do peso das importações (bens e serviços) face às exportações.
The main macroeconomic indicators show a trend towards a recovery in the local economy, although it is a weak one.
The average annual growth in GNP reached a rate of 0.8% in June, and according to the latest forecasts of the Bank of Portugal it should rise to 1.30% by the end of the year, but even so this figure is below the level of the end of 2015 (1.5%). Underlying this trend is the slowing down in internal demand, especially in the last three months, with weaker private consumption and investment and a sharper fall in the level of imports (goods and services) compared with exports.

According to the figures from the Bank of Portugal (June 2016) the economy is forecast to grow by 1.6% in 2017 and by 1.5% in 2018, almost the same rates as those predicted for the Euro zone.
The unemployment rate is continuing to fall, and currently stands at 11.2%, following the trend in the Euro zone.
De acordo com as previsões do Banco de Portugal (Junho de 2016) prevê-se um crescimento da economia de 1,6% para 2017 e 1,5% para 2018, valores muito próximos dos estimados para a Zona Euro.
A taxa de desemprego mantem a trajetória de descida, situando-se atualmente nos 11,2% e acompanha a tendência registada na zona Euro.

Fruto do desagravamento da situação económica do país que se tem vivido nos últimos anos e consequentemente o abaixamento das taxas de juro implícitas no crédito à habitação, o volume de crédito à habitação concedido a particulares (novas operações), tem registado uma recuperação significativa, tendo-se atingido em Junho de 2016 os 587 mil milhões de euros, valor mais alto dos últimos 5 anos.
As a result of the the deterioration over recent years in the economic situation of the country and the consequent falls in interest rates for house mortgages, the volume of credit given to private individuals for new purchases of homes has recovered significantly, and in June 2016 it reached a level of 587,000 million euros, the highest figure in the last five years.

InTERnaTIOnal PERsPECTIVEThe recovery in the Euro zone in the last two years has been weak and it could be under threat once again. According to the spring forecasts for 2016 of the European Commission the Euro zone will grow at a rate of 1.6% , but it is expected that with this figure will be revised downwards due to the potential, though still uncertain, impact of Brexit, to the slowing down of the Chinese economy and those of other emerging countries, to political instability in Spain and to the increase in terrorism in Europe.
PERSPETIVA INTERNACIONAL A ténue recuperação económica que se tem sentido na Zona Euro nos últimos 2 anos, pode estar novamente ameaçada. Segundo as previsões de Primavera da Comissão Europeia (CE), .para 2016 prevê-se um crescimento na Zona Euro de 1,6%., contudo é expectável que este valor seja revisto em baixa, como consequência dos potenciais impactos, ainda incertos, do Brexit, desaceleração económica da China e outros países emergentes, instabilidade política em Espanha e intensificação de atos terroristas na Europa.

The lower levels of interest rates and the excess of liquidity in the market have led to the real estate sector becoming a refuge for investors who are looking for more attractive returns on their capital.
According to the latest report by BNP Paribas Real Estate the volume of commercial investment in Western Europe1 in the first half of 2016 amounted to 34,700 million Euros, 14% less than in the same period of the previous year, but still 30% above the average investment volume over the last 10 years.
The performance in the first six months of the year was clearly affected by the performance of markets like the big 4 in Germany (Munich, Hamburg, Frankfurt and Berlin), London, Madrid and Milan where investment fell on average by more than 20% compared with the volume invested in the first half of 2015. By contrast markets such as Dublin, Vienna, Brussels and Lisbon saw their investment volume grow, which showed that investors are paying more attention to secondary markets with higher rates of return.
Tendo em consideração os baixos níveis das taxas de juros e o excesso de liquidez no mercado, o sector imobiliário tem sido um refúgio para os investidores, que procuram remunerações mais atrativas para o seu capital.
De acordo com os dados do BNP Paribas Real Estate, no primeiro semestre de 2016 o volume de investimento comercial na Europa Ocidental1 atingiu os 34,7 mil milhões de Euros, menos 14% comparativamente ao período homólogo, mas ainda assim 30% acima do volume médio de investimento registado nos últimos 10 anos.
A performance nos primeiros seis meses do ano, foi claramente afetada pelo desempenho de mercados como as Big 4 da Alemanha (Munique, Hamburgo, Frankfurt, Berlin), Londres (centro), Madrid e Milão, que registaram, em termos médios, uma quebra superior a 20% face ao volume investido no primeiro semestre de 2015. Em oposição, mercados como Dublin, Viena, Bruxelas e Lisboa viram o seu volume de investimento crescer, o que revela uma preferência dos investidores por mercados secundários, com rentabilidades mais elevadas.

YIElDsIn the current context where the returns available on other assets are low and the financial sector is somewhat unstable, real estate has taken on a primary role for investors, who are looking to diversify their assets and maximise their returns. This trend can be seen from the figures for investment volume over recent months. As a result there has been a compression in prime yields across the different sectors of the market, and this has been the case throughout the whole of Western Europe. The prime yield of offices, the sector with the highest level of European investment, has fallen and in the more mature markets the fall has been of about 3%. This situation has led to an increase in demand in alternative markets as is the case with Lisbon.
YIELdSNo contexto atual, de baixa rentabilidade e alguma instabilidade no sector financeiro, o imobiliário assume um papel primordial para os investidores, numa estratégia de diversificação e maximização do seu retorno, como é visível pelo volume investido ao longo dos últimos meses. Assim, tem-se assistido a uma compressão das prime yields dos diferentes segmentos de mercado, algo que é transversal em toda a europa ocidental.
Relativamente à prime yield de escritórios, segmento com maior expressão no investimento europeu, regista-se uma diminuição, sendo que em mercados mais maduros aproxima-se de valores na ordem dos 3%. Essa situação, potencia a procura em mercados alternativos como é o caso de Lisboa.

ThE maRkET In PORTUGal Portugal has followed the trend of the rest of Europe. As a result of the reduced rates of return offered in the financial markets and of the low rates of return available in more consolidated real estate markets, such as the centre of London, Paris, the big 4 German cities or Madrid, demand has continued at a high level. Portugal and especially Lisbon have stood out as a good opportunity for international investors. Such investors are looking for properties in prime locations, which are let on long-term leases to tenants with good covenants. To respond to this demand, especially at an international level, the sellers have basically been financial institutions and insurance companies whose strategy has been to place their assets on the market in portfolios specifically designed to have the right size of investment volume to attract large investors. Increasing demand has also led to a reduction in the average time for transactions to be completed.
Tax incentives for foreigners continue to drive the market for urban restoration, especially in the central zones of the city of Lisbon (the Avenida da Liberdade and adjoining streets, Chiado and the downtown/old city area). Developers have focused there mainly on residential developments (with retail units on the lower floors which are much in demand) as these provide more attractive rates of return. The surge in new developments, especially on the Avenida da Liberdade, has not stopped the rise in prices. According to statistics from the SRI-RU the price level of residential property on the Avenida da Liberdade is around €8,400/m².
It should be noted that the substantial volume of investment in residential development is not included in the figures given above for investment volume as these cover commercial property. So in fact the total amounts invested are quite a lot higher than those quoted.
The investment volume in commercial real estate in Portugal over the first six months of the year reached €930.5 million, slightly above the average investment volume over the last 10 years. This was a fall of 5.7% compared with the same period in 2015 which was a record year for investment in Portugal.
O MERCAdO NACIONALA tendência registada na Europa é também vivida em Portugal. A procura continua em alta, fruto da reduzida rentabilidade que os mercados financeiros oferecem e das baixas rentabilidades que mercados imobiliários mais consolidados proporcionam (ex: Centro Londres, Paris, Big 4 alemãs ou Madrid). Portugal e em especial Lisboa, surge assim com uma boa oportunidade para investidores internacionais.
Os investidores procuram ativos em localizações prime, ocupados, com contratos de arrendamento e inquilinos interessantes (com prazos alargados e inquilinos de confiança). Para responder a esta procura, especialmente à internacional, os vendedores no essencial, Instituições Financeiras e Seguradoras, têm apostado numa estratégia de colocação dos seus ativos através da criação de portfolios, com volumes de investimento mais atrativos. O aumento da procura tem permitido reduzir o tempo médio para a concretização das transações.
Os incentivos fiscais para estrangeiros, continuam a impulsionar o mercado da reabilitação urbana, especialmente nas zonas centrais da cidade de Lisboa (Avenida da Liberdade e artérias confinantes, Chiado e Baixa Pombalina), onde os promotores se focam essencialmente no desenvolvimento de projetos residenciais (com unidades de comércio nos pisos inferiores, que são fortemente valorizadas) que proporcionam rentabilidades mais interessantes. O surgimento de novos projetos, especialmente na Avenida da Liberdade, não faz abrandar a escalada de preços. De acordo com os dados do SRI-RU, os valores de transação na Avenida da Liberdade situam-se perto dos 8.400€/m2 para habitação.
Note-se que o significativo volume de investimento de promoção de habitação não se encontra contabilizado nos volumes de investimento (apenas imobiliário comercial) apresentado, pelo que os valores totais serão ainda bastante acima dos apresentados.
O volume de investimento em imobiliário comercial em Portugal, registado nos primeiros 6 meses do ano ascendeu a 930,5 milhões de euros, ligeiramente acima do volume médio de investimento dos últimos 10 anos, representando uma diminuição de 14% face a igual período de 2015, ano record do investimento nacional.

The performance of the market in the first half of 2016 was due above all to purchases of offices and retail properties which together accounted for more than 90% of total investment, with investments in offices amounting to approximately 49%. Compared to the same period in the previous year there has been a reversal of the investment trend, since in 2015 retail purchases accounted for 67% of investment volume, with four investments each of more than €100 million, as was the case with Almada Fórum, Dolce Vita Tejo, Fórum Montijo and a portfolio of 12 supermarkets of Sonae. The industrial/logístics sector hardly appears at all, and currently accounts for only 5% of investment volume.
A performance do mercado no primeiro semestre de 2016 deveu-se sobretudo às transações de escritórios e de retalho que no seu conjunto representaram mais de 90% do volume investido, sendo que as operações de escritórios representaram aproximadamente 49%. Comparativamente ao período homólogo, denota-se uma inversão de tendências, visto que em 2015 as operações de retalho representavam 67% do volume investido, com 4 operações com valores acima dos 100 milhões de euros, como foi o caso do Almada Fórum, Dolce Vita Tejo, Fórum Montijo e porftolio de 12 supermercados da Sonae. O sector industrial/logístico continua a ter pouca expressão, sendo atualmente responsável por cerca de 5% do volume transacionado.

Just as happened in the rest of Europe, effectively 80% of the volume of business in the first half came from international investors. The main investor was CBRE Global Investment Partners (GIP), which was not responsible for the higher investment volume but did acquire assets with a value of more than €180 million, representing more than 20% of the volume purchased.
Compared to the first half of 2015 British, French and Spanish investors increased their investments in Portugal as opposed to American, German and Angolan Investors who reduced the amount of their investment.
À semelhança do que aconteceu a nível europeu, os investidores internacionais foram responsáveis por sensivelmente 80% do volume de negócios do 1º semestre. O destaque vai para a CBRE Global Investment Partners (GIP), que apesar de não ser responsável pelo maior volume investido, adquiriu ativos no valor de mais de 180 milhões de euros, representando mais de 20% do volume transacionado.
Comparativamente ao primeiro semestre de 2015, os investidores ingleses, franceses e espanhóis reforçaram os seus investimentos em território nacional em detrimento dos investidores americanos, alemães e angolanos que reduziram o volume investido.

An analysis of the operations in terms of size and number shows that operations up to €30 million predominate. About 70% of the operations are up to this size but they account for only 20% of investment volume. There were three investments above €100 million, namely Campus de Justiça (Lisbon courts complex), the Douro Portfolio (12 supermarkets of Sonae) and AlgarveShopping.
Analisando as operações em número e dimensão, denota-se que predominam as operações até 30 milhões de euros, cerca de 70%, contudo estas apenas são responsáveis por 20% do volume transacionado. YIElDsThere has been compression in prime yields over recent years but in the first six months of the year there has been no change from the levels at the end of 2015, except for the prime yields of industrial/logistics and of hotels which have fallen. This trend also shows how mature the local market has become.
It is expected that as a result of the current demand there could be slight falls in yields in all sectors by the end of the year.
YIELdSAs prime yields têm vindo a registar uma compressão nos últimos tempos, contudo nestes primeiros 6 meses, temos assistido a uma manutenção dos níveis registados no final de 2015, com exceção da prime yield de industrial/logística e da hotelaria que registaram uma diminuição. Esta tendência demonstra também a maturidade que o mercado nacional tem vindo a atingir.
Até ao final do ano, é expectável que todos os segmentos possam registar ligeiras descidas, como consequência da procura existente.
GOlDEn VIsa The difficulties over the issue of residence permits have now been resolvedand 821 residence permits for investment have been issued up to June this year, 55 more than in the whole of the year 2015. The amount of investment linked to the permits was more than €500 million, and 90% of the investment was made through the purchase of properties. The Chinese continue to be the main recipients with 85.5%, followed by the Brazilians with 5.6% and the Russians with 3.7%. The Lebanese also continue to increase their numbers and this year 14 more residence permits have been issued to them than in 2015.
According to figures from the Portuguese immigration service, from the beginning of this programme until now more than €2,200 million have been invested in Portugal. A total of 3,609 residence permits for investment have been issued and 94% of the golden visas issued have been for property purchase.

It should be noted that the investment areas were widened in September 2015 to include urban restoration, scientific investigation, artistic production and the restoration and maintenance of Portuguese cultural assets, and for these purposes the amount of the investment can be less than €500,000.
GOLdEN VISAUltrapassada a polémica relacionada com a emissão dos vistos gold, até junho foram emitidas 821 autorizações de residência para investimentos (ARI), mais 55 que em todo o ano de 2015. O montante de investimento associado foi de mais de 500 milhões de euros, sendo que 90% do investimento foi efetuado através da aquisição de bens imobiliários. Os chineses continuam a ser os maiores investidores (85,5%), seguidos dos brasileiros (5,6%) e dos russos (3,7%). Os libaneses também continuam a reforçar a sua posição, tendo sido emitidos este ano mais de 14 ARI comparativamente a 2015.
Até ao momento e de acordo com os dados do Serviços de Estrageiros e Fronteiras (SEF), desde inicio deste programa, foram investidos em Portugal sensivelmente mais de 2.200 milhões de euros, num total de 3.609 autorizações de residência para investimentos (ARI), das quais 94% foram atribuídas através da aquisição de bens imóveis.

Because of the scarcity of new developments in the city, Lisbon’s office stock has remained stable at 4.6 million m². In the first half of the year the only development to be completed was Building nine in Lagoas Park with 4,900 m² and in the second half it is expected that the building of Santander with 6,000 m² will be completed by the end of September. The two together involve only a very small increase in the supply and 2016 will go down in history as the year with the lowest amount of new supply (m²) since the creation of the índex.
O stock de escritórios da cidade de Lisboa mantem-se estável nos 4,6 milhões de m2, fruto da escassa oferta de novos projectos na cidade. Neste primeiro semestre, apenas foi concluída a construção do edifício 9 no Lagoas Park, com 4.900m2 e até ao final de Setembro prevê-se a conclusão do edifício do Santander com 6.000m2, o que corresponde a um parco incremento da oferta. De referir, que 2016 ficará para a história como o ano com um volume mais reduzido de nova oferta (m2) desde a criação do índex.deste total mais de 50% já se encontra com contratos de pré-arrendamento, não ficando por isso disponíveis para comercializar.

The supply in the pipeline and under construction for 2017 comes to 35,000 m², of which 30,000 m² is in the historic zone (zone 4) and 5,000 m² in the prime CBD (zone 1). It should be noted that the majority of these new developments have already been prelet.

The vacancy rate has continued to fall and currently stands at 10.4%. The absence of new supply of offices and the take-up which there has been in the emerging zones (zone 3), the CBD (zone 2) and prime CBD (zone 1) have contributed a lot to this fall. These three areas together account for 69% of total take-up.
A vacancy rate mantem a sua tendência de descida, situando-se atualmente nos 10,4%. Para esta descida muito contribuiu a ausência de oferta nova de escritórios e absorção verificada nas zonas emergentes (zona 3), CBD (zona 2) e prime CBD (zona 1), que no seu conjunto representaram 69% do take-up total.
Only two per cent of the vacant area is new offices, which shows that we are close to the structural vacancy rate. This comprises old offices which do not comply with the current requirements of prospective tenants and are highly unlikely ever to be let unless they are first brought up to date.
Da área total disponível, apenas 2% correspondem a espaços novos, o que demostra que nos aproximamos de uma vacancy rate estrutural, constituída por edifícios anmntigos com pouca probabilidade de serem ocupados, caso não sejam intervencionados, visto não responderem às atuais necessidades dos ocupantes.

Zone 5 (Parque das Nações) is at present the zone with the lowest vacancy rate. The rate there is currently 5.1% and the next lowest is zone 4 (historic/riverside zone) with a rate of 6%, although the rate has increased slightly since the end of 2015. These levels of vacancy can be explained not only by the lower amount of new supply and the quality of the supply but also by the high rates of take-up which have occurred over recent years.
By far the highest vacancy rate is in zone 6 (Western corridor). The rate there stands at 23.5% which resuls from potential tenants preferring more central locations and from the supply being of low quality.
In the first six months of the year take-up in the offices market amounted to 79,500 m², approximately 57% higher than in the same period of the previous year, and 76% above the average of the last eight years, which shows how strong the market has been in this sector.
A zona 5 (Parque das Nações) é neste momento a zona com a taxa de desocupação mais baixa, a situar-se nos 5,1%, seguida da zona 4 (Zona Histórica/Ribeirinha) com 6,0%, embora tenham registado um ligeiro aumento face ao final de 2015. Estes níveis de desocupação podem ser explicados, não só, pela reduzida oferta nova e de qualidade mas também pelos elevados valores de absorção que se têm registados ao longo dos últimos anos.
A zona 6 (Corredor Oeste) sobressai com a maior taxa de desocupação nos 23,5%, consequência da preferência dos potenciais tomadores por localizações mais centrais e oferta pouco qualificada.
Nos primeiros 6 meses do ano, a absorção no mercado de escritórios situou-se nos 79.500m2, sensivelmente 57% acima no período homólogo e 76% acima da média dos últimos 8 anos, o que demonstra o dinamismo que se vive neste sector.

In this first half the zone where the market was strongest was zone 3 (emerging zones) with 22,939 m² taken up. Two of the largest lettings in the period contributed to this result, namely the extension by Manpower of its offices in the Torres de Lisboa, by an area of 7,887m², and the move of Global Media Group from its previous offices also to the Torres de Lisboa, where it took an area of 5,137m².
There was also a considerably higher take-up than in the first half of 2015 in zones 2 (CBD) and 1 (prime CBD). Take-up there amounted to 16,321m² and 15,609m², increases of 86% and 174% respectively.
Neste primeiro semestre a zona que se apresentou mais dinâmica foi a zona 3 (zonas emergentes) com 22.939 m2 colocados, contribuindo para esse efeito duas das maiores transações do semestre, nomeadamente a mudança de edifício da Manpower nas Torres de Lisboa, com um área total de 7.887m2 e a mudança de edifício da Global Media Group também nas Torres de Lisboa com uma área total de 5.137m2. Moving premises continues to be the trend in the market and accounts for 52% of take up, which is a good indication of the strength of the market. The sector TMT’s &Utilities, Services to companies and Financial Services accounted for approximately 75% of the area let.

Of the 96 lettings during the first six months of the year 71% were of offices with areas of less than 800 m² and there were only two lettings of more than 5,000 m². On average the area of each letting doubled compared to the same period in 2015, going from 413 m² to 828 m². All the zones showed increases in areas per letting except for zone 6.

maRkET REnTsAccording to the figures from the LPI index, compared with the end of 2015 there has been an increase in prime rents in all zones except for zones 1 and 5 where there have been slight corrections from €18.5/m² to €18/m² and from €16.5/m² to €16/m². It is our understanding that this behaviour of the prime rent in zone 1 could be related to the number of lettings which have taken place in buildings which are not Grade A and where there are other components in the rent (e.g. fitting out) which produce a lower rate of rent per square metre. It is also clear that in zone 5 the scarcity of lettings recorded in this half year (3) has affected the performance of this variable.
VALORES dE MERCAdODe acordo com os dados do LPI índex, comparativamente ao final de 2015 assiste-se a um crescimento das rendas prime, com excepção da Zonas 1 e 5 onde se observou a uma manutenção do valor 18,5€/m2 e uma ligeira correcção de 16,5€/m2 para 16€/m2 . 02/ It is forecast that as a result of the reduction in the amount of vacant space there will be a slight rise in prime rents. In some zones however, where the available supply is of low quality, there could be a fall in prime rents, because of other factors being taken into account, such as fitting out costs.
Prevê-se uma ligeira subida das rendas prime, em resultado da redução de área disponível. Contudo em algumas zonas, onde a oferta disponível é pouco qualificada, pode-se verificar uma diminuição da renda prime, fruto da existência de outras contrapartidas, como é o caso de fitting out.

The main retail locations in the prime zones of the city of Lisbon (Avenida da Liberdade and the Chiado) continue to be under pressure.
In the first half of the year the main openings were of the brands Chanel, Pinko and Loja das Meias in the Avenida da Liberdade, Kiko Milano in the Baixa and Kiehl’s in Príncipe Real. Although Chanel has been present in the Portuguese market for some time through the multibrand shop Stivali, the strategy of the brand in Portugal has moved to having its own space. Currently it has a 50 m² shop, selling all its products and not only accessories as has been the case up till now. The most eagerly awaited opening was that of the Lojas das Meias shop, not only because it is the exclusive point of sale for two brands Dior and Céline, but also because it is a reference point in the city’s luxury market.
Since 2015 there have been fewer openings, which is directly related to the lack of shops available for rent and to the delay in the restoration of new buildings. It is expected that by the end of the year there will be two more openings of well-known brands in the luxury market, namely Bulgari and Versace, both in the Avenida da Liberdade.
As áreas de retalho nas principais zonas prime da cidade de Lisboa (Avenida da Liberdade e Chiado) continuam sob pressão.
Neste primeiro semestre do ano, destacamos as aberturas das insígnias Channel, Pinko e Lojas das Meias na Avenida da Liberdade, Kiko Milano na Baixa e Kiehl’s no Príncipe Real. Embora a Channel já estivesse presente no mercado português através da loja muiltimarca Stivali, a estratégia da marca para Portugal passava por ter um espaço próprio. Atualmente possui uma loja com 50m2, com todos os seus produtos e não só acessórios como acontecia até à data. O espaço da Lojas das Meias era o mais aguardado, não só por ter dois novos point of sale exclusivos das marcas Dior e Céline, mas também por ser uma referência no mercado de luxo da cidade.
Desde 2015 que se assiste a um abrandamento do número de aberturas, algo que está diretamente relacionado com a diminuta oferta disponível e com a demora na reabilitação de novos edifícios. It is expected that during the coming year Mar Shopping Algarve will open in Loulé, which will not only strengthen the presence of the Swedish group in Portugal (Ikea) but will also increase the retail offer in the Algarve region.

A number of big shopping centres in prime locations, such as Fórum Almada, Dolce Vita Tejo and Fórum Montijo, were sold. The trend continued in the first six months of the year and properties such as AlgarveShopping, Estação Viana Shopping and the Douro Portfolio of Sonae, which consisted of 12 supermarkets in various locations throughout the country, were sold to investors. It is expected that by the end of the current year the sale of another two large shopping centres will have been completed.
The strong current demand in the Avenida da Liberdade is linked to the scarcity of shops and to the growing number of tourists with high purchasing power. The effect will be that prices and rents which are already at the highest level ever in the Portuguese market will remain high. The trend since 2013 has continued to be for prime High Street rents to rise and in the first half of the year they stood at €110 /m²/month.

According to the National Statistics Institute (INE) the Portuguese Manufacturing and Manufacturing Turnover indices have recently begun to show a growth trend. Although there have been some ups and downs there has been a slight recovery of confidence in this business sector.
The industrial and logistics sector has suffered a lot in recent years, and its performance has been weak in terms of both take-up and rents. This has led to there being no new speculative developments and there have been no significant alterations to the amount of stock since the end of 2015. It has remained close to 5 million m², of which more than 60% is located in the Greater Lisbon area.
De acordo com o INE, o Índice de Produção Industrial em Portugal e o Índice de Volume de Negócios da Indústria têm registado ao longo dos últimos meses uma tendência de crescimento. Embora com algumas oscilações, assiste-se assim uma recuperação ténue da confiança neste setor de atividade.
O setor Industrial & Logístico tem sido bastante castigado ao longo dos últimos anos, com uma fraca performance em termos de absorção e rendas praticadas.

Although there has been a substantial amount of space available, especially on the south side of the River Tagus (Zones 5 and 6) across from Lisbon, it has become clear in recent months that the type of premises available do not correspond to the demands of potential occupiers. There is now a growing demand for specialised premises in more central locations, with temperature and humidity controls, access and facilities for containers and automatic warehousing among other specifications.
In the first six months of the year there were some substantial operations in the Greater Lisbon area of which the most important were the taking of 28,806 m² in the Edifício de São Julião do Tojal (Zone 4) by Sogenave and of 4,000 m² in the Quinta da Marquesa (Zone 5) by Conforama.
Rents have increased slightly in recent months and the prime rent (Zone 3 - the Azambuja and Alverca area) now stands at €3.50/m²/month. There has been a small compression in the prime yield and it now stands at 7%.
The most significant investment of the half year was the acquisition by CBRE Global Investors of Decathlon’s 36,700 m² logistics and supply centre. However it should be noted that there are some portfolio operations in the course of being completed which have a substantial exposure to this sector, as is the case with the Gago Coutinho Portfolio. These could still be an increase in investment volumes.
Estas têm conduzido à inexistência de novos projetos especulativos. O stock não sofreu alterações significativas desde do final de 2015, estando próximo dos 5 milhões de m2, dos quais mais de 60% estão localizados na zona da Grande Lisboa.
Embora a área disponível seja significativa, em especial na Margem Sul do Tejo (Zona 5 e 6), nos últimos meses têm-se observado que as características oferecidas não correspondem às solicitações dos potenciais ocupantes. Atualmente verifica-se uma crescente procura por espaços especializados, com temperatura e humidade controladas, contentorização, armazenagem automática, entre outras especificidades, em localizações mais centrais.
Nestes primeiros 6 meses, registaram-se na zona da Grande Lisboa, algumas operações com relevo das quais salientamos a ocupação de 28.806m2 no Edifício de São Julião do Tojal (Zona 4) pela Sogenave e 4.000m2 na Quinta da Marquesa (zona 5) pela Conforama.
No que se refere à evolução das rendas, verifica-se um ligeiro aumento nos últimos meses, situando-se a renda prime (Zona 3 - Eixo Azambuja e Alverca) nos 3,50 €/m2/mês. A prime yield registou uma ligeira compressão, situando-se nos 7%.
A operação de investimento mais relevante do semestre foi a aquisição do Centro de Aprovisionamento Logístico Decathlon por parte da CBRE Global Investors, num total de 36.700m2. Contudo, é de salientar a existência de algumas operações de carteiras em curso, com uma exposição significativa neste segmento, como é o caso do Portfolio Gago Coutinho. Estas poderão, ainda, engrossar os volumes de investimento.

02/In spite of of the high vacancy rate in Greater Lisbon we consider that due to the high costs of adapting existing buildings and the low rents it is very unlikely to be worth investing in them. It is expected that in interesting locations the existing buildings will be demolished and redeveloped according to new designs.
Apesar da elevada taxa de desocupação na Grande Lisboa, consideramos que os elevados custos de adaptação das estruturas existentes vs baixas rendas, tornam muito reduzida a possibilidade de intervenções no edificado existente. É espectável que em localizações interessantes se assistam a demolições das estruturas existentes e desenvolvimento de novos projetos.
03/The impact of e-commerce in Portugal has certainly not been as great as in other countries, such as the United Kingdom and Spain, since the size of the market is substantially less. In Spain it has given rise to some large investments, as is the case with Amazon which has enabled them to serve the Portuguese market.
O impacto do e-commerce em Portugal não terá certamente a mesma expressão que em outros países como o Reino Unido e Espanha, uma vez que a dimensão do mercado é significativamente menor. Em Espanha foram realizados grandes investimentos, como é o caso da Amazon, que permitiram acomodar o mercado português.
04/It is expected that investment in this sector will continue to grow in a positive manner, and there are various portfolios where the sale should be completed by the end of the year, such the Gago Coutinho Portfolio, the EIPA II Platform in Azambuja and the ImoComercial Portfolio among others.

Since 2009 there has been a substantial increase in the “export of services - travel and tourism”. Between 2009 and 2015 the growth rate was 8.7%, and this trend has continued in the first six months of 2016. Such exports were up 9.2% compared with the same period in 2015 and reached a new record high of 5,008 million euros.
The “import of services - travel and tourism” also grew, up 5.4% compared to the first half of 2015, which produced a positive balance of 3,146 million euros. Imports came to approximately 37% of exports, the lowest figure in the last 10 years.
Desde 2009, que se assiste a um incremento substancial das “exportações de serviços – viagens e turismo” fixando-se a taxa de crescimento nos 8,7%, entre 2009 e 2015. Esta tendência mantém-se nos primeiros meses de 2016, + 9,2% comparativamente com o período homólogo de 2015, tendo-se registado um novo recorde histórico, 5.008 mil milhões de Euros.
As “importações de serviços – viagens e turismo” também registaram crescimentos, +5,4% face ao primeiro semestre de 2015, o que se traduz assim num saldo positivo de 3.146 mil milhões de Euros. As importações representaram aproximadamente 37% das exportações, o valor maior baixo dos últimos 10 anos.

hOTEls In PORTUGalThe performance of the market in 2015 was very positive, but it wil certainly not go down as “the best tourist year ever”. According to the figures for tourism in Portugal produced by the National Statistics Institute (INE) the first six months of 2016 have already been better in all respects than those for the same period of 2015 and it is forecast that 2016 will be “ the best year ever for tourism”.
Compared with the same period in 2015 nights spent increased by approximately 11.1% and the number of guests by 10.8%, to totals of 23.04 million and 8.5 million respectively. The local market continued to grow, and increased by 8.2% compared with the first half of 2015, but the international market has been the one mainly responsible for this performance, with double-digit growth figures (+12.3%).

Not surprisingly the English market continued to lead the rankings in terms of absolute numbers of nights spent by non-residents, followed by Germany, France and Spain which together made up a share of about 58%.
Sem grandes novidades, o mercado inglês continua a liderar o ranking em termos absolutos de dormidas de não residentes, seguido da Alemanha, França e Espanha que juntos, possuem uma quota de cerca de 58%.
So far as concerns the distribution by region the number of nights spent increased in all regions. The leader by far was the Azores where the number grew by 29.7%. This was due to the opening of low-cost routes and aggressive promotion policies. There was strong growth in the North and the Algarve, 15.5% and 12.9% respectively, the result of a lot of exposure in the media and of the international concern about terrorism.

HOTELARIA NACIONALO desempenho do mercado em 2015 foi muito positivo, mas não ficará marcado certamente como “o melhor ano turístico de sempre”. De acordo com os dados da actividade turística em Portugal, produzidos pelo INE, os primeiros 6 meses do ano de 2016, já ultrapassaram todos os valores registados em igual período de 2015, sendo assim previsível que 2016, seja o “melhor ano turístico de sempre”.
Face ao período homólogo de 2015, as dormidas registaram um incremento de aproximadamente 11,1% e os hóspedes de 10,8%, para um total de 23,04 milhões e 8,5 milhões respectivamente. O mercado interno mantém uma trajetória de crescimento, registando um crescimento de 8,2% face ao 1º semestre de 2015, contudo o mercado internacional tem sido o grande responsável por esta performance, com crescimentos na ordem dois dígitos (+12,3%).

In the same way as in 2015 the ratio between total receipts and bed nights showed the biggest increase in the last five years, going from €48.19 in the first half of 2015 to €50.85 (+ €2.39), which shows a greater propensity on the part of guests to spend higher amounts for each night of their stay.
Revpar came to €37.5, an increase of 11.3% (+€3.80) compared with the same period in 2015. The occupation rate per room reached 58.7%, an increase of 3.1% in relation to the first half of 2015.The performance of these indicators demonstrates that Portugal has become a quality tourist destination.
Relativamente à distribuição por região, as dormidas aumentaram em todas as regiões, sendo que a região dos Açores obteve o maior crescimento de 29,7%, motivado pela abertura de rotas low-cost e políticas de promoção agressivas. Norte e Algarve registaram fortes crescimentos, 15,5% e 12,9%, reflexo da forte exposição nos media e do enquadramento internacional ao nível da segurança.
Os proveitos globais acompanharam a tendência dos diferentes indicadores, tendo-se registado um crescimento de 16,7% comparativamente ao período homólogo, para 1.165 milhões de euros. À semelhança de 2015, o rácio entre os proveitos totais e as dormidas registou o maior aumento dos últimos 5 anos, tendo passado de 48,19€ no 1º semestre de 2015 para os 50,58€ (+ 2,39€), o que denota uma maior propensão por parte dos hóspedes para gastar um valor mais elevado por dormida efetuada.
O Revpar atingiu os 37,5€, um aumento de 11,3% (+3,80€) face a igual período de 2015. A taxa de ocupação-quarto atingiu os 58,7%, um aumento de 3,1 p.p. em relação ao primeiro semestre de 2015. A performance destes indicadores vem demonstrar que Portugal é um destino turístico com qualidade.
OPEnInG OF nEW UnITs 23 new hotels opened in Portugal with a total of 1,499 rooms, which was 4 openings and 529 rooms less than in the first six months of 2015. The new hotels were mostly in the four-star category (48%), followed by five star (39%) and finally by three star (13%). About 61% of the new units are located in the North, Lisbon and Algarve.
It is expected that by the end of the year another 21 hotels will open with a total of 1,196 rooms, 4 less openings and 533 less rooms then opened during the second half of 2015. Eight of the hotels are expected to be five star, 8 four star and 5 three star. Lisbon will be the region with the largest number of openings in this period with 12 new hotels, followed by the Algarve with six hotels, Central with two openings and Madeira with one. In general terms in the first half the investments have been made by Portuguese hotel groups with small/medium-sized developments (about 60 rooms), mostly in the five and four-star categories such as the new units of the Memmo, Turim, Pestana CR7 and Luna hotel chains.

The occupation rate in Lisbon came to 72.13%, a fall of 0.005% compared with the first of 2015. The five star category which was the worst performer so far as this indicator was concerned went from a figure of 65.99% to 64.55%, a fall of 1.4%.
HOTELARIA EM LISbOASegundo os dados do Observatório de Turismo de Lisboa, o Preço Médio por Quarto Vendido e o Revpar registaram crescimentos interessantes, embora a taxa de ocupação tenha registado uma quebra insignificante face ao período homólogo de 2015. Ainda assim, o sector hoteleiro em Lisboa está a viver o seu melhor ano de sempre.
A taxa de ocupação em Lisboa fixou-se nos 72,13%, o que corresponde a um decréscimo de 0,005 p.p. quando comparando com o primeiro semestre de 2015. A categoria 5 estrelas, foi aquela que mais penalizou este indicador, tendo passando de um valor de 65,99% para 64,55%, menos 1,4 p.p..

In each of the last few years the average room rate has gone up. In the three and four-star categories it increased by €4.39 and €3.50 respectively, while the figure for five-star increased by €8.27. In fact in relative terms the increases were similar since there were variations of 7.8%, 5.1%,and 6.3% respectively in relation to the same period of 2015.
The average price per available room (RevPar) was €62.81, which was an increase of €2.78 compared with the same period of 2015. The five-star category contributed most to these figures with an increase of €3.43 (+3.9%).
In the first half of the year there were four new hotels in the city of Lisbon with a total of 170 rooms. It is however expected that by the end of the year 2016 there will be 11 more hotels, with a total of 609 rooms. These figures are slightly below those of 2015, by three hotels and 768 rooms. The new openings are mainly in the Baixa/Chiado (Downtown) and Avenidas Novas areas.
O preço médio por quarto vendido tem registado nos últimos anos aumentos consecutivos. As categorias 3 e 4 estrelas cresceram 4,39€ e 3,50€, respetivamente, enquanto as de 5 estrelas cresceram 8,27€ (em termos relativos o crescimento foi semelhante, uma vez que obtiveram variações de 7,8%, 5,1% e 6,3%, respetivamente, em relação ao período homologo de 2015).
O preço médio por quarto disponível (RevPar) foi de 62,81€, correspondendo a um incremento de 2,78€ face a igual período de 2015. A categoria de 5 estrelas foi a que mais contribuiu em valor com 3,43€ (+3,9%).
No primeiro semestre do ano, surgiram na cidade de Lisboa mais 4 unidades hoteleiras com um número total de 170 quartos. Contudo até ao final do ano de 2016, estão previstas mais 11 unidades hoteleiras, com um total de 609 quartos. Estes valores ficaram ligeiramente abaixo do registado em 2015, menos 3 unidades hoteleiras e 768 quartos. As novas aberturas centraram-se essencialmente na zona da Baixa/Chiado e Avenidas Novas.
InVEsTmEnT In the first half of the year the main hotel purchases were by a local investor of the hotel Hotel Gat Rossio in Lisbon (deal done by Worx), by an international investor of Lawrence’s Hotel – Sintra and by a local hotel group of the Hotel Infante Sagres – Porto.With hotels breaking all records again and again the owners of hotels are focusing more and more on getting the best out of their operations and on preparing for a future sale.

03/ It is expected that most of the new hotels will be more and more of small/medium size and will focus on differentiating themselves through developing niche markets and providing a high quality personalised service. There is also a demand for cheaper projects which can offer good value for money, and these are likely to be developed outside the city centres.
Prevê-se que na sua maioria as aberturas se foquem cada vez mais em unidades hoteleiras pequena / média dimensão explorando a diferenciação, trabalhando segmentos nicho com qualidade elevada e serviço personalizado. Todavia, existe também procura para desenvolver produtos mais económicos, oferecendo uma boa relação Value for Money, que por sua vez se deverão implementar em zonas mais periféricas das cidades.
