The Westside Master Plan (WMP) adopted by the City Commission on December 8, 2009.

Long-term vision:

Griffin Road to provide transit supportive housing choices, and employment opportunities for the community.

Residential neighborhoods north of Griffin Road to be redeveloped as Marine, Entertainment/Conference and Commercial uses.

Residential neighborhood west of SW 40 Avenue to be maintained as residential.

What is Future Land Use?

Future Land Use is a tool for identifying general uses a property is permitted to have.

The City and Broward County Land Use must be consistent.

Examples include: Commercial Residential Industrial

What is Zoning?

Zoning is more specific about what is allowed on any given property.

It is a tool that allows us to place controls and limits on future development.

Zoning districts identify: Specific uses permitted and not permitted; How tall a building can be Minimum setbacks Required buffers Design criteria

This change will result in: 52.72 acres of Commercial land use; and 21.34 acres of Employment Center land use.

This change will result in: 44.99 acres of Medium Density (16); and 61.03 acres of Low-Medium (10) land use.

October 19, Wednesday – City’s Planning and Zoning Board, public hearing.

November – City Commission public hearings.
