Th ere are 5 stages of the construction of your new home. Each stage includes options to choose. Sometimes the home is so close to being complet ed certain items might not be available.Th is is the fun part! Th e Design Center

Your purchase and sale agreement describes the process for making selections at the Design Center. Our Design Center will contact you to schedule your Selections Appointment. Th e Soundbuilt Homes Design Center is located at 12815 Canyon Road East in Puyallup. Here you will meet with one of our Design Consultants, who will help you make personalized new home choices depending on the stage of construction of your home. Your payment options for each option or selection can either be included in your mortgage, or you may pay for them separately. Please remember to bring your lender approval letter to your appointment.If you purchased your home before the construction permit has been submitted, there may be an opportunity to make minor modifi cations to your fl oor plan. Th is option varies by community, plan and homesite. If you purchased your home during the construction phase, your choices of options and design selections may be limited. Your Design Consultant will guide you through the choices that are available at your time of purchase.

It is important that you make and keep all appointments for ordering options, changes and decor selections as soon as possible. Construction continues to move forward on your home, and some of the choices that you want to make may not be available if the meetings are delayed.We want you to feel good about your choices and fi nalize them as soon as possible so we can either start your home, or keep it on schedule. However, if you need to make a change to your selections aft er the Design Center meeting, you may do so, depending on time line, through a Change Order request. Change Orders require a fee of $400 for each change. We will then coordinate the changes with the employees, suppliers, and vendors.

Construction of Your New Home

PLANS, SPECIFICATIONSAND THE BUILDING PERMIT

Th e plans and specifi cations for your home must be reviewed and approved by the building department of the city or county where the home is located. Soundbuilt Homes constructs each home to comply with plans and specifi cations that are subject to approval by the applicable building department. Many of the specifi cations become part of our agreements with vendors and suppliers, and can only be changed by amending these agreements.Once we have a building permit and the foundation is in the ground, we will schedule a “lumber drop” which is the fi rst stage of construction.

Stages of construction:1. Permit submittal – this stage varies by jurisdiction. Sometimes a building permit takes 3 weeks, other times it is more than 3 months. Keep in touch with your sales representative for weekly updates.2. Foundation – prepping for the foundation, foundation installation and then inspection.3. Lumber drop to sheet rock – this is the longest stage in the building process and where everything happens from framing your new home to plumbing, electrical, mechanical installation, and of course numerous inspections along the way.4. Interior fi nishes – Your home is taking shape and the fi nishes are on the way – countertops, fl ooring, cabinets and millwork. More inspections and prepare for completion.5. Th e fi nal stretch – All the fi nal details as we prepare for your New Home Orientation.

FOR YOUR SAFETY DO NOT VISIT HOMES THAT ARE UNDER CON STRUCTION

UNLESS AN AUTHORIZED SOUNDBUILT REPRESENTATIVE IS PRESENT.

A new home construction site is exciting, but it can also be dangerous. Your safety is of prime

importance to us. Th erefore, we require that you be accompanied by a Soundbuilt Representative

when you visit your home that is under construction. Arrange for a time to visit your home

with your sales agent. Please practice common sense and observe safety procedures at all times.

In particular: Do not bring children to the construction site.

Regulatory Changes

City or county agencies periodically adopt new regulations that may aff ect your home. Th ese changes are oft en adopted in the interest of safety. Soundbuilt complies with all codes and requirements that are in eff ect for each jurisdiction. Th erefore, fl oor plans may be constructed with slight diff erences from the original plan if homes are constructed aft er the code takes eff ect.

Individual Foundation

We will determine the location of your home’s foundation on the homesite. Th e foundation design is specifi c for each homesite. Th e location and elevation of the foundation is determined by a variety of conditions, including topography, setback requirements, geological, and other infl uences and therefore may vary from your neighbor’s or the model home.

Changes in Materials, Products, and Methods

Th e new home industry, building trades, and product manufacturers continually watch for improved building methods and better products. Manufacturers sometimes make model changes that may impact the home. As a result, we may use methods or materials in your home that diff er from those in the model home*. But in all instances, substituted building materials, methods or products will be of equal or better quality.

Quality

During construction of your home, a superintendent oversees the work that is performed. Th e construction personnel will inspect various steps of construction to ensure quality control. A number of inspections are conducted at various stages by the county and/or city inspectors. Th e home must pass each inspection before construction can continue.Each new home is a unique hand-craft ed product; part art, part science, and part raw labor. Th e eff orts of many people come together to produce a home. Soundbuilt Homes coordinates and supervises these contributions to build your new home that is similar to plans, and the specifi cations we presented to you at the time of your purchase and sale agreementDuring the several months that it takes to build your home, dozens of people are involved and human errors may occur. Our daily inspection systems and procedures help to assure the level of quality meets Soundbuilt’s quality expectations. We respect your interest, and appreciate your attachment to the new home. Any questions or concerns you have during the building process are welcome. Th e best way to communicate those is through your Soundbuilt sales agent. During the construction process, there are some days when your home will not look its best. As construction phases progress, the home will have to endure wind, rain, snow, foot traffi c, and activities that generate noise, dust, and trash. Material scraps are a byproduct of the process. Although the new home is cleaned by each vendor partner upon completion of their portion of the work, during your visit you may encounter some messy moments.

Our Vendor Partners

Your home is built through the combined eff orts of specialists in many trades. Th ese trades include excavation and foundation, framing, mechanical, insulation, drywall, trim, and fi nish work. To ensure the highest possible standard of construction, only Soundbuilt-authorized suppliers, vendors, and employees are permitted to perform work in the home.Suppliers and subcontractors/vendors cannot enter an agreement on your behalf. Th e terms of their contract prohibit them from making alterations to the specifi ed work without written authorization from us. If they fail to comply with this clause, their contract may be terminated. Th erefore, please do not ask the any of our vendors, suppliers or employees to make changes. In addition, you may not make any of your own modifi cations or hire any contractors to perform work on the home during construction. Until the construction phase is complete and you close the purchase of the home, Soundbuilt remains the property owner.

Schedules

Th e delivery date for your new home is an estimate. Weather-related delays, utility service installation, governmental inspections, back ordered materials, fi nal grading, and concrete fl atwork are a few examples of what impacts the closing date of your home. You should be communicating with your sales agent every week, who will update you regarding any changes to the completion date.As completion of the home approaches, more factors come under the our control, and the expected completion date becomes more accurate. A fi rm closing date is established approximately thirty (30) days before construction is complete. Do not fi nalize arrangements for moving into your new home until you receive a fi rm closing date. Flexibility is the key to your comfort, sanity, and convenience. We want to help you avoid unnecessary stress that can be caused by the inherent uncertainty of the building process.

Nothing’s Happening

Th ere may be times when it seems as if nothing is happening in the construction of your home. Th is is oft en caused by fl uctuations in the schedule. Each trade vendor partner is scheduled days or weeks in advance of the actual work and a specifi c amount of time is allotted to complete each trade’s work. Sometimes, a vendor will complete their work ahead of schedule. Th e next vendor has an assigned date that cannot be easily changed on short notice. Th is oft en accounts for a lag time that may occur between the stages of construction of the home. Delays are also caused by inspections, approvals, labor and material shortages. Th e overall construction schedule allows for these lag times and should be expected.

New Home Orientation Tour

Th is meeting off ers more than a traditional walk through. You will be given a detailed demonstration of all the features that your new home off ers, and you will be introduced to common maintenance tasks that you will need to do over the course of owning your home. Th e goal during this meeting is to ensure that the quality of the new home meets the standards that are identifi ed in the warranty that was supplied to you in the purchase and sale of your home. Any defi ciencies that are identifi ed during the New Home Orientation tour are noted for completion or correction prior to closing.

New Home Orientation Tour

Scheduling

As the new home nears completion, your Soundbuilt sales agent will contact you to schedule your New Home Orientation tour (NHO). You will meet our customer service representative at your new home. Th is orientation typically occurs six days before the closing of your purchase. If you want to have a private inspector tour the home, and have the inspector’s comments considered during the orientation tour, the private inspection must occur before the orientation tour and the private inspector’s report must be provided to our customer service department prior to the New Home Orientation. Private inspectors cannot attend the new home orientation tour. Th e inspector’s comments will only be considered and noted at the NHO if the we have the report prior to the orientation.

Preparation

Make sure that you allow enough time for the New Home Orientation tour. It is important that you allow for the full time that is allotted to gain the maximum benefi t from the orientation. Read the “Caring for Your Home” section in this manual and the Warranty booklet before your orientation begins. Make a note of any questions that you have so that they can be discussed during your New Home Orientation.It is important that you are able to focus all your attention on your new home and the information that is presented to you. We appreciate that friends and relatives are anxious to see the new home, but it is best if they can visit the home at another time. Real estate agents, children, and pets may not accompany you on the new home orientation tour.

New Home Orientation Tour

Conducting the New Home Orientation Tour

During the New Home Orientation tour, you will be introduced to the many features that your new home off ers. Together we will inspect your home carefully and make note of any areas that do not meet the specifi cations that are outlined in your Warranty booklet, and we will document those items on the NHO paperwork, specifi cally:• Sinks, tubs, plumbing fi xtures, and fi nishes on appliances• Countertops and cabinet doors• Light fi xtures, mirrors, and glass• Windows• Tile, carpet, hardwood, and resilient fl ooring• Doors, trim, and hardware• Paint and drywallCosmetic damage to these items is easily detectable during the New Home Orientation tour. Th ese are also the items that are most likely to be damaged during your move-in process. Only the cosmetic damage that is identifi ed on the New Home Orientation list will be repaired prior to closing.

Orientation Process

Repair of Items Identified on the Orientation List

In most cases, items that are noted as incomplete or defective on the orientation list will be completed or repaired prior to closing. You will be notifi ed of delays that occur from back-ordered items or scheduling confl icts. Only the items that are identifi ed on the orientation list will be corrected or resolved. Verbal commitments or claims for other types of work or changes will not be honored. Soundbuilt will make the necessary repairs within FIVE (5) working days of the New Home Orientation and will schedule the fi nal appointment with you to verify all items complete prior to closing.

Future Service

Aft er the items that are listed on the NHO list are resolved, the responsibility of the construction superintendent for your home ends. Additional work that you identify aft er the New Home Orientation tour is handled by your warranty service representative. Work that you identify must be supported by the terms and conditions of the limited warranty that is specifi ed in your Warranty booklet.Your Warranty booklet contains emergency and non-emergency service procedures. interest rate that is applicable to your loan.

At the home stretch. Timing is everything. Construction schedules may vary so it is important to stay fl exible as we prepare your home to close. Be sure to stay in close contact with your lender and your Soundbuilt sales agent to prepare for a smooth closing process.

Closing the Purchase of Your New Home

Signing Appointment

Th e buyer and seller must sign the closing papers with the escrow agent one to three (1-3) days before the scheduled closing date, depending on the lender’s needs and requirements. When the escrow agent receives the approved loan package and loan documents from the lender, the escrow closer will contact the buyer and seller to schedule separate appointments to sign the closing documents.

Closing Documents

At the signing appointment, the documents that are required to convey your new home to you and close the loan from the mortgage company are implemented. In addition to these standard items, the lender, title insurance company, and builder may require you to sign other documents.

Th e principal documents include:Statutory Warranty DeedConveys title to the home and lot to you, subject only to permitted exceptions that are described in the deed, or public record.

Title Commitment-Title PolicyA standard form owner’s preliminary title insurance commitment that is delivered to you by the escrow company at or before closing. Th is preliminary commitment is a promise by the title insurance company to issue, at closing, an insurance policy that indemnifi es you, in the amount of the purchase price. It ensures against any subsequent claim that your interest in the title to the property is junior to a competing interest in title to the property. Th is commitment is subject to the permitted title exceptions that are described in the policy. Review the preliminary commitment for title insurance carefully, and if you have any questions, ask the title insurance company’s representative who is identifi ed in the preliminary commitment. Typically, within sixty (60) days, the title company will mail a standard owner’s title insurance policy that is consistent with the preliminary commitment that you received before closing. Keep this title insurance policy with your other valuable papers.

When your home’s construction reaches a point where weather and other factors are unlikely to impact completion of your home, we will do our best to specify a fi rm closing date. Please keep in mind that minor construction issues may delay substantial completion. We can typically off er you a fi rm closing date approximately thirty (30) days prior to the substantial construction completion of your home. Until then, many factors can aff ect the schedule. You must provide all necessary information to your lender for a loan approval to be in place at least one week before the scheduled closing date.A professional escrow agent will handle the closing of the new home purchase transaction. An escrow agent is a neutral third party whose job is to facilitate the transfer of the title to the home in exchange for the compensation, under the terms and conditions that were agreed to by the parties in the purchase and sale agreement. Th e escrow agent does not represent the buyer or the seller, so he or she can answer questions regarding the contents or eff ect of the documents that you sign to purchase the home. You may wish to consult with an attorney for advice regarding the documents you will sign, and your responsibilities under the documents.

2-10 Home Buyers Warranty Booklet Sets forth the full extent of the Limited Warranty provided by Soundbuilt Homes with regard to your new home. You received a copy of this booklet when you negotiated the purchase of the home. At closing you will receive a written confi rmation of your qualifi cation for coverage under the terms of the 2-10 Home Buyers Warranty. To qualify for coverage and make a claim under the terms of the Limited Warranty, you must comply fully with the notice and documentation proce dures that are described in the 2-10 Home Buyers Warranty Booklet and in the written confi rmation of warranty coverage.

Promissory NoteYour promise to pay the lender the principal amount of the loan, plus interest. One twelft h (1/12) of your annual taxes and insurance may be added to the monthly payment of interest and principal due.

Deed of TrustA mortgage document that encumbers the title of your home, as security for repayment of the Promissory Note.

Closing Date

Th e Closing Date is the date on which the transfer of ownership from the seller to the buyer is complete. All documents are recorded in the county records, and all funds are disbursed to the parties who are entitled to receive the funds. Th e closing date may be impacted by the completion of items that are noted in the New Homeowner Orientation. It is customary for the parties to sign the closing papers at least two days before the scheduled closing date. Th is allows enough time for the lender to review the signed documents and accomplish the actual recording of the deed. Aft er the transaction closes, the escrow agent will contact both parties to advise them that the transaction is complete. You, the buyer, can occupy the property aft er the transaction is complete.

Closing Expenses

Certain customary items in connection with the property will be prorated to refl ect the respective periods that you and the seller own the property. Loan related expenses such as origination fees, loan discount, appraisal fees, etc. will be included on the settlement statement. You will also be charged for items, such as prepaid expenses, and reserves that are required by your lender and homeowners’ association. Th ese expenses will be prorated to the date of closing.Prorations of real property taxes and assessments will be based on the current year’s taxes and assessments. If they are not yet available, prorations will be made on the taxes and assessments for the prior year.Th ese items should be discussed with you at the origination of your loan application. Th ey may be discussed again as situations that concern your original loan applications change.

Closing the Purchase of Your New Home

The Final Number

Th e fi nal loan cost fi gure is typically available at the end of the actual closing, although a reasonably close estimate may be determined prior to the date of closing. Several of the items that are included in the fi nal total loan costs are subject to last minute adjustments. Th is is the result of many factors over which the escrow company has little or no control.

Preparation

You must bring a cashier’s check that is payable to the escrow company, or arrange to electronically wire transfer your funds into the escrow trust account at least one day prior to the scheduled closing date. In your planning, be sure to allow time to arrange for and obtain these funds, particularly if they are coming from an investment account of some type or from the proceeds of another property.

Insurance

You must obtain and present proof of a homeowner’s policy from your insur ance company, unless you are purchasing an attached town home or condominium, in which case insurance on the structure itself is in place through the homeowners association. You should, however, obtain insurance on the interior and contents as you deem necessary. Your insurance agent should know what is needed. We suggest you arrange for this no later than three weeks prior to the expected closing date.

Builder or Mortgage Issues

Th e escrow company is not authorized to negotiate or make representations on behalf of any of the parties involved in the closing. Th erefore, please discuss any questions, agreements, or other details directly with us or your lender before your closing date.

Utilities

You must notify all applicable utility companies of your move so that service is provided in your name. Contact these companies at least four (4) weeks ahead of the expected completion date of your home purchase to avoid any interruption in service. Th e utility companies’ phone numbers are provided in the community information section for your convenience. Th is is especially important with telephone and cable service companies who typically will not provide service to an area or home until you contact them. Oft en, due to shortages in funding or manpower, these suppliers can take several weeks or even months to provide service and, unfortunately, we as the builder have no ability to control or infl uence that time frame.

Keys

You will have keys to move into your new home aft er the transaction closes and is confi rmed by the escrow agent. Since numerous factors can aff ect the closing time, it is wise to arrange to move-in the day aft er the scheduled closing date. Keep in close contact with your sales representative and the escrow agent during this time. Your sales representative will deliver your keys to you upon closing.

Your New Home Limited Warranty

Th e 2-10 Home Buyers War ranty is described in the 2-10 Warranty Booklet that is provided to you by the builder or real estate agent who is involved with your purchase of the home. You will also receive a copy of the 2-10 Warranty from Home Buyers Warranty Corporation. Th e 2-10 Warranty Booklet must be consulted for a description of the coverage provided by the warranty, its terms, and the manner in which warranty coverage may be obtained. Th e 2-10 Home Buyers Warranty, and the 2-10 Home Buyers Warranty Booklet is the sole source for this information. Th is type of warranty information is not included in your Homeowner’s Manual.

Soundbuilt’s Performance of Additional Work

Th e duties and obligations of Soundbuilt regarding additional work at the home are limited to those that are specifi ed in the Real Estate Purchase and Sale Agreement and the Home Buyers Warranty Booklet. Other warranties that are expressed or implied are hereby expressly disclaimed. Soundbuilt will perform work that is related to the New Home Orientation list prior to the home purchase transaction closes. If you request warranty service in accordance to the 2-10 Home Buyers Warranty booklet, additional work will be performed to fulfi ll that request, providing that the work complies with the warranty agreement.Some types of warranty claims are limited to the fi rst year of the 2-10 Home Buyers Warranty. ATTIC ACCESS – USE & CARE

Th e attic space is not intended for storage. Access is provided for maintaining mechanical equipment that may traverse the attic space. When you are in the attic, make sure that you stand on the wood beams and not on the dry wall. Standing on the drywall may result in personal injury and/or damage to the ceiling below.

FIXTURES – USE & CARE Brass, chrome, polished satin and bronze fi xtures are factory treated with a clear protective coating that is electro-statically applied. Th is fi nish provides beauty and durability.Like sterling silver, fi xtures may gradually tarnish and eventually take on an antique appearance. Atmospheric conditions, scratches, direct sunlight, and caustic agents, such as paints may cause the protective coating to crack or peel. If the natural brass is exposed, spotting and discoloration may occur.Initial care for these products requires periodic cleaning with mild non-abrasive soap and buffi ng with a soft cloth. When peeling, spotting or discoloration occurs, you can restore the beauty of the metal by completely removing the remaining coating and hand polishing the item with a suitable brass polish. Applying a light coat of wax and buffi ng with a soft cloth will renew and maintain the gloss of the brass surface. If discoloration reappears, repeat the cleaning, polishing, and waxing processes.Some water systems with a high mineral content in the water will be very corrosive to any brass-coated or solid fi xtures. Corrosion damage to the external surfaces or internal workings of plumbing fi xtures is not covered under the terms of the warranty.

BRICK/STONE – USE & CARE

Typically, regular maintenance is not required of brick or stone. However, aft er several years, face brick may require “tuck-pointing” (repairing the mortar between the bricks). Effl orescence is a natural occurrence where calcium comes through porous material. Th is can appear as a white fl aky material. Th is is a natural occurrence and requires no maintenance.

CABINETS – USE & CARE

Except for cleaning, cabinets are virtually maintenance free.All wood surfaces are sealed with a stabilizing UV inhibitor stain and lacquer. Lacquer application provides an exceptionally smooth and even fi nish. Wax or furniture polish will add a surface gloss to this fi nish, but it will not penetrate to the wood.Th is clean, uniform fi nish resists moisture, normal household chemicals, abrasion and marring. Avoid the use of silicone sprays, paste wax, harsh detergents, strong soap, scouring pads or powdered cleaners which could cause damage. Regardless of the fi nish, continued exposure to water causes wood to swell and warp. Wipe up spills and water marks as they occur and avoid leaving wet cloths or dishes on all surfaces.Cover all nicks and scratches with a putty stick of the appropriate wood tone.As far as other cabinet parts are concerned, neither the drawer hardware, nor the door hinges will require lubrication.CLEANING: To clean cabinet surfaces, either wood or laminate, use a mild soap or detergent and a soft , damp cloth. Remove soap or detergent fi lm with a second damp cloth and dry thoroughly.Use caution when opening cabinet doors as they are not meant to go past 110 degrees, nor are they meant to be pulled upon.

CARPET CHARACTERISTICS

Seams - will show. Th e construction and fi nish characteristics of certain carpet styles will show more readily than others. Shedding - is normal in new cut pile carpets. Th e amount of fi ber loss is of no consequence. Regular vacuuming re moves the loose fi bers without harming the carpet.Snags - If tuft s are pulled out of the carpet, clip them with scissors. Do not pull them.Sprouts - trim fi bers that stick up higher than the carpet with scissors. Do not use a knife. Th is is not a manufacturing defect.Pile Crush - is most apparent in high traffi c areas or in front of furniture. It is aggravated by soil from traffi c from shoes, animals and bare feet. Th is characteristic is typically mistaken for wear. It is not actual yam wear, but it gives that appearance due to the pile lying over. Although it cannot be eliminated it is best minimized by regularly vacuuming against the lay of the tuft s with a beater bar or use a brush with a pile groomer to restore lift to the crushed pile.Texture Changes - is due to pile crush or loss of twists in individual tuft s. Th e loss of twist can be reduced by using a soft backed rug in high traffi c areas.Fading - occurs from natural and artifi cial forces in the environment. Fading can be reduced by: • Frequently removing soil by vacuuming. Regular cleaning of cold air return fi lters. Keeping humidity low.• Reducing sunlight exposure with window coverings

FLOORING – USE & CARE

Refer to the manufacturer’s recommendations for additional information about the care of all fl oor covering products. Color selection sheets provide a record of the brand, style, and color of the fl oor coverings in your home. Please retain this information for future reference.You may want to insert your fl oor covering selection sheet into this section of your manual for future use.Vacuuming high traffi c areas daily will not only keep them clean but will help to maintain the upright position of the nap. Spills should be wiped up and stains spot cleaned immediately. Always dab at the stain, never rub it. Stain removers should be tested fi rst on an out of the way area of the carpet, such as in a closet, to check for any undesirable eff ects. Annual professional cleaning is recommended.

CAULKING – USE & CARE

Time and weather will shrink caulking and dry it out to where it no longer provides a good seal against moisture and air infi ltration. Routine maintenance includes checking the caulking and making repairs as needed. Caulking compounds and dispenser guns are available at your local hardware store.

Silicone Caulk

Caulking that contains silicone will not accept paint but works best where water is present (for example, where the tub meets the tile or where a sink meets the countertop).

Latex Caulk

Latex caulking is appropriate for an area that requires painting, such as along the stair stringer or where a counter top backsplash meets the wall. Th ere is no warranty on caulking; this falls under the area of homeowner’s regular maintenance.

CERAMIC TILE/GRANITE – USE & CARE

Cleaning

Th e ceramic tile or granite that is installed on walls or countertops may be washed with any non-abrasive soap or detergent. Abrasive cleaners will dull the fi nish. Take care not to cut or scratch the fi nish.Ceramic tile fl oors are one of the easiest types of fl oor coverings to care for. Simply vacuum the fl oors when needed. Occasionally a wet mopping with warm water may be appropriate. Do not add detergent to the water. If you feel a cleaning agent is required, use a mild solution of warm water and dishwasher crystals; they will not result in a heavy or diffi cult to remove lather on the grout. Rinse the fl oors thoroughly.

Separations

Slight separations may occur in the grout between tiles. Th is is normal. You may fi ll cracks in the grout with premixed grout that can be purchased from fl ooring or hardware stores. Simply follow pack age directions.Typical shrinkage of grout or caulk may cause tile around the bathtubs or countertops to pull up. If this occurs, purchase “tub caulk” or premixed grout from a hardware store. Follow the directions on the container. Th is maintenance is important to protect the underlying surface from water damage.

Grout Discoloration

Some grout may become yellowed or stained. You can clean your grout with a fi ber brush, a cleanser, and water. Grout cleansers and whiteners are available at most hardware stores. Color variations in grout or discontinued colored grout may occur and are not covered under the warranty.If you choose to seal your grout, be aware that sealing may cause the color to change. Aft er the grout has been sealed, you must maintain that seal. Th ere is Limited Warranty coverage on grout that has been sealed, and if warranted and repaired will not be re-sealed. If repair that includes grout to be removed is warranted, color variations may occur in both tile and grout and should be expected.

CONCRETE/EXPOSED AGGREGATE/ AS PHALT – USE & CARE

Foundation

Th e foundation of your home has been designed and installed in accordance with the recommendations of our consulting engineer. Th e walls of the foundation are poured concrete with steel reinforcing rods. Even though the foundation has been designed by an engineer and constructed in accordance with engineering requirements, cracks can still develop in the wall. Unless there is water seepage coming through such a crack, it is most likely a surface crack and will not be detrimental to the structural integrity of your home. lf a crack develops in a foundation wall that allows water to come through, follow the procedures for submitting a warranty claim.

Flatwork

Make sure that you fi ll in areas where water is collecting. Do not allow down spouts to drain so that water will seep under the concrete. Seal cracks in control joints or surface areas with a fl exible gray colored sealant.

Cracks

Accepted construction procedures are used to install concrete fl atwork. Th is, however, does not guarantee there will be no cracking. Some cracking in concrete occurs in almost all homes. Cracking that is covered by the Limited Warranty, is sealed with concrete caulk. Concrete is not replaced due to cracking.By maintaining good drainage away from your home, you are protecting both your home’ foundation and the basement fl oor slab. Maintenance of drainage away from all concrete slabs will minimize cracking and other forms of movement. Cracks in slabs should be sealed with a waterproof concrete caulk to prevent moisture from penetrating to the soil beneath.Cracking in the concrete fl atwork is oft en caused by extreme cold. During the summer, moisture fi nds its way under the concrete along the edges, or through cracks in the surface. In winter, this moisture forms frost that can lift the concrete and cause additional cracking.

Expansion Joints

In some cases, expansion joints are used to help control expansion, however, concrete is also susceptible to shrinking. If the concrete shrinks, moisture can penetrate under the concrete and lift the expansion joint. If this occurs, fi ll the gap with a gray silicone sealant. You can purchase this type of sealant at most hardware stores.

Asphalt Expansion and Contraction

Asphalt naturally expands and contracts during variations in weather and temperature.

Exposed Aggregate

Exposed Aggregate will have natural variations in texture and color. Review sections for care and warranty of concrete fl atwork.

Ice, Snow, & Chemicals

Remove ice and snow from concrete slabs as promptly as possible aft er snowstorms. Protect concrete from abuse by chemical agents such as pet urine, fertilizers, radiator overfl ow, repeated hosing, or de-icing agents, such as road salt that can drip from vehicles. All of these items can cause spalling (the concrete surface chips away.)A concrete sealer, available at paint stores, will help you keep an unpainted concrete fl oor clean. Do not use soap on unpainted concrete. Use plain water or hot water and washing soda, or if necessary, a scouring powder.

Sweeping/Cleaning

Do not wash patios, porches, drives, etc. with cold water from an outside faucet when temperatures are extremely high and the hot sun has been shining on the concrete. Th e abrupt change in temperature can damage the surface bond of the concrete. Sweeping is the recommended method of keeping exterior concrete clean. If washing is necessary, do this when temperatures are moderate.Cleaning of the garage fl oor by hosing can cause settling, spalling, and increase soil movement by allowing water to penetrate any existing cracks. Sweeping is the recommended method for keeping the garage clean.

Heavy Vehicles

Do not permit heavy vehicles such as moving vans or concrete trucks to drive on your concrete work or asphalt. Th is concrete is not designed to bear the weight of very heavy vehicles.

COUNTERTOPS – USE & CARE

Always use a cutting board when cutting, chopping, etc. Protect the counter from heat and extremely hot pans; if you cannot put your hand on it, do not put it on the counter. Do not use countertops as ironing boards and keep cigarettes in an ashtray. Countertops can be damaged by sudden impacts such as a dropped pan and by knife cuts. Avoid using rough and jagged utensils on countertops.

Cleaners

Do not use abrasive cleaners; they will damage the luster of the surface.

Mats

Rubber drain mats can trap moisture beneath them causing the laminated plastic to warp and blister. Dry the surface as needed.

Wax

Wax is not necessary, but can be used to make counters gleam.

Caulking

Th e caulking around the edge of your countertops and between the countertops and the sink may shrink, leaving a slight gap. Re-caulk when necessary to prevent water from seeping into the counters.

Granite Countertops

Observe the same care instructions that are suggested for countertops and ceramic tile. Acidic foods and chemical cleaners may discolor the granite.

DOORS/LOCKS – USE & CARE

Many of the doors that are installed in your home are wood products that are subject to the natural characteristics of wood, such as shrinking and warping. Due to humidity changes and the use of forced air furnaces, showers, and dishwashers, etc., interior doors may require minor adjustments. Putty, fi ller, or latex caulk can be used to fi ll any minor separations that may develop at mitered joints in the door trim. Follow the repair with painting.

Warping

If a door warps slightly, it is best to keep it latched as much as possible. In most cases, the door will return to normal.

Sticking

Th e natural expansion of lumber due to changes in humidity may cause a door to stick. If a door sticks during a damp season, wait for the weather to turn dry. If the door continues to stick, use sandpaper to smooth the door. Make sure that you repaint the area to seal the door against moisture.If sanding the door does not stop the door from sticking, you can apply a paste wax, a light coat of paraffi n, or candle wax to the sticking surface. Make sure that the screws that hold the doorjambor door frame are tight and secure. If they are loose, they can cause the door to stick.If you have tried all of the above suggestions, you may need to replane the door. Make sure that you repaint the area to seal the door from moisture.

Hinges

If a door hinge squeaks, remove the hinge pin and rub a lead pencil or graphite lubricant on it. Do not use oil as it can gum up.

Failure to Latch

If a door will not latch due to minor settling, adjust the latch plate. You may need to chisel the opening to create a larger opening.

Bi-fold Doors

Interior bi-fold doors will sometimes stick or warp due to weather conditions. Apply a silicone lubricant to the tracks to minimize this inconvenience.

Slamming of Doors

Slamming doors can damage the doors and jambs. It can also cause the walls to crack. Encourage children not to hang on the doorknob and swing back and forth. Th is can work hardware loose and cause the door to sag.

Locks

Lubricate door locks with graphite or other waterproof lubricant. Avoid oil, as it will gum up.

Keys

Keep a duplicate “privacy lock” key where children cannot reach it. Th ese keys are handy if a youngster locks himself/herself in a room. Th e top edge of the door casing is oft en used as a place to keep the key. Some typesof privacy locks can be opened with a small screwdriver or similarly shaped device.

Weather Stripping

Weather stripping and thresholds that are supplied with exterior doors will occasionally require adjustment and/or replacement.

DRYWALL – USE & CARE

Slight cracking, nail pops and seams may become visible in walls and ceilings. Th ese occurrences are caused by the shrinkage of the wood and normal defl ection of raft ers to which the drywall is attached.

Repairs

Most drywall repairs are minor and can oft en wait until the room is redecorated. To correct a nail pop, reset the nail with a hammer and punch. Cover it with spackle, which is available at most paint and hardware stores. Apply two or three thin coats. When the spackle is dry, sand the surface with fi ne-grit sandpaper before you paint. Indentations that are caused by sharp objects can be fi lled with spackle in the same manner. Hairline cracks can be repaired with a coat of paint; slightly larger cracks can be repaired with spackle or caulk.

ELECTRICAL – USE & CARE

Th e master control panel contains the electrical breakers for your home. Th e panel includes a main shut off that controls all the electrical power to the home. In addition, individual breakers control the separate circuits. Make sure that you know the location of the master control panel.Each breaker is marked to help you identify which breaker is connected to which major appliance, outlets, or other service. If a power failure occurs in any part of your home, always check the breakers in the master control panel.

Breakers

Circuit breakers have three positions: on, off , and tripped. When a circuit breaker trips you must turn it off before you can switch it back on. lf you switch the breaker directly from tripped to on, the power will not be restored.

Breaker Tripping

A breaker is designed to trip when the circuit is overloaded. A circuit can be overloaded if you connect too many appliances to it. Worn cords, defective appliances, or high-amperage appliances can also cause a breaker to trip. When an electric motor starts up, it draws a lot of amperage. Th is sudden surge of power will oft en cause the breaker to trip.If a circuit trips repeatedly, unplug all items that are connected to it, and then reset the breaker. If the breaker trips when nothing is connected to the circuit, report the problem immediately and have an electrician resolve the issue. If the circuit remains on, an item that was connected to the circuit may be defective, or you have too many devices on that circuit.Selected circuits located in bedrooms are controlled by “Arc Fault” circuit breakers. Th ese are designed to sense an arc. Th is normally occurs when an appliance cord is removed from the wall receptacle before turning off the appliance (e.g. a vacuum cleaner cord being pulled out of the wall while in use). Th is may result in an arc/spark. Th e breaker will trip and must be reset at the control panel. Th ere is also a monthly test to be performed - check the information located at the master control panel.

Outlets - Unused Outlets

If an outlet is not working, it may be controlled by a wall switch. lf that is not the issue, check the breaker. If there are small children in the home, install safety plugs to cover unused baseboard outlets. Installing safety plugs also minimizes air infi ltration that can sometimes aff ect outlets. Encourage children not to touch electrical outlets, sockets, or fi xtures.

GFI (Ground Fault Interrupter)

GFI receptacles have a built-in element that senses fl uctuations in power. A GFI is an indoor circuit breaker that is required by building codes. GFI circuits must be installed in bath rooms, kitchens, outdoor areas, garages, and other areas where an individual can come into contact with water while using an electrical appliance or tool. Heavy appliances such as freezers or power tools will trip the GFI breaker. Do not plug a refrigerator or food freezer into a GFI controlled outlet. Th e likelihood of the contents being ruined is very high indication of a faulty appliance and some investigation is in order; such damage is NOT covered by the Limited Warranty. One GFI breaker can control up to three or four outlets. Note that these outlets may be on diff erent fl oors of the house. If power goes out, check all GFI’s until you fi nd the one that tripped, and then push to reset.

Lighting Fixtures

Observe and heed the manufacturer’s recommendation for maximum bulb wattage. Do not install a light bulb that exceeds the maximum bulb wattage, or the light fi xture may overheat and cause a fi re. Each GFI receptacle has a test and reset button. Press the test button at least once a month to test its functionality. When you press the test button, the circuit should trip. To reset the breaker, press the reset button. If a GFI breaker trips during normal use it may be an indication of a faulty appliance and some investigation is in order. One GFI breaker can control up to three or four outlets. Note that these outlets may be on diff erent fl oors of the house. If power goes out, check all GFI’s until you fi nd the one that tripped, and then push to reset.

Ground

Your electrical system is a three-wire grounded system. Do not remove the bare wire that connects to the box or device.

Buzzing

Fluorescent fi xtures use a transformer, called a ballast that can sometimes cause a buzzing sound. Oft en times replacing the fl uorescent light bulb will resolve this issue. If the buzzing becomes annoying, you may need to replace the ballast. Only have a qualifi ed person replace the ballast.

Underground Cables

Some areas have underground utilities. Before you dig or move large amounts of soil, check the location of buried service leads by calling the local utility locating service. In most cases, wires run in a straight line from the service panel to the nearest public utility pad. Make sure that you prevent soil around the foundation from settling to protect this service. Control large amounts of water at this point as well.

Modifications

Do not tamper with or modify your electrical system. Contact the electrician listed on your “Emergency Phone Numbers” sticker that is referred to at the end of the New Homeowner Orientation section of this handbook, or call another licensed electrician.

Expansion & Contraction

All building materials expand and contract as temperature and humidity fl uctuate. Dissimilar materials expand or contract at diff erent rates. Th is may cause the materials to separate. Separation can appear as small cracks in drywall and in paint, especially where moldings meet the drywall, at mitered corners, and where the tile grout meets the tub or sink.Th is expansion and contraction is very normal. Wooden items in your home will shrink. Th is shrinkage will be most noticeable during the fi rst year, but may continue beyond that time. In most cases, paint and caulking are all that is needed to conceal this minor evidence of a very natural phenomenon. Caulking will shrink and must be maintained by the homeowner.

GARAGE OVERHEAD DOOR – USE & CARE

Th e garage door is a large, moving object that requires periodic maintenance to ensure safe function. Do not allow anyone except the operator near the door when it is in motion. Keep hands and fi ngers away from all parts of the door except the handle. Do not allow children to play with, or around, the door. If an adjustment is necessary, call a qualifi ed specialist. Th e door springs are under a considerable amount of tension and require special tools and knowledge for accurate and safe servicing. Have the door inspected by a professional garage door technician aft er any signifi cant impact to the door.

30 Weight Oil

Every six months a 30 weight automobile oil or similar lubricant should be applied to all moving parts: track, rollers, hinges, pulleys, and springs. At this same interval, check to see that all hardware is tight and operating as intended without binding or scraping. Do not over lubricate or oil may leak onto the concrete fl oor or cars that are parked in the garage.

Wax

Rub paraffi n wax on the side jambs to keep the door operating smoothly.

Sag

It is normal for the garage door to sag somewhat due to weight and span. Th is will stabilize aft er the panels have dried.

Electric Door Switch

If an electric door switch is installed, make sure that the door is completely unlocked and that the pull-down rope has been removed before you press the switch.

Painting

Wood garage doors should be repainted when the home is repainted or more oft en if needed to maintain a satisfactory appearance.

GAS SHUT-OFFS – USE & CARE

Every gas appliance has a shut-off valve nearby. Th ere is also a main shut-off valve located at the meter. Th e locations of these shut-off valves are pointed out during the New Homeowner Orientation. If you suspect a gas leak, leave the home and call the gas company immediately for emergency service.

GRADING & DRAINAGE – USE & CARE

Th e fi nal grades around your home have been inspected and approved for proper drainage of your homesite. Inspections are made by the local building authorities as well as the Builder.

Positive Drainage

It is essential that you maintain the slopes around your home so that water drains effi ciently away from the home. If you fail to maintain these slopes, major structural damage may occur and you will void your warranty. Homesites in your community have drainage swales that are designed to conduct water away from other homesites. Th ese swales are typically located along the sides and rear lot lines of the property. Do not change the grade or block the free fl ow of water through these swales. Th is will cause adverse eff ects on yours and your neighbor’s property and is strictly prohibited. Th is is stated in your CC&Rs and on the face of the Plat Recording document. If you tamper with the drainage of your homesite, not only does this void your warranty, but you will be responsible for any damage that occurs to neighboring homesites. Be sure you or your landscaper understands this before doing any work on your homesite that could aff ect the drainage.

During construction, it is necessary to excavate an area larger than the foundation of your home. In addition, some trenching is necessary for installation of utility lines. Although the soil is replaced and re-compacted, it does not return to its original density. Some settling will occur, especially aft er prolonged heavy rainfall or melting of considerable amounts of snow. Settling can continue to occur for the fi rst few years that you own your home, depending on the amount of precipitation that occurs and other factors.Inspect the perimeter of your home regularly for signs of settling. Fill areas in as needed to prevent trenches from forming around the perimeter of your foundation.

Roof Water

Do not remove the splash blocks and downspout extensions from under the downspouts. Keep them in place at all times and sloped so that water drains away from your home quickly.

Winter Grading

Grading work may not be complete due to weather conditions. Final grading may need to occur aft er the closing of your home, and when weather conditions are optimal. Make sure that you check on the status of the grading before you begin any landscaping.

Rototilling

Rototilling your property can signifi cantly change drainage swales and cause erosion if the land remains un-land scaped for a long period of time. If you must rototill your land, make sure that you do it parallel to the swales rather than across them.

New Sod

New sod installation and the extra watering that it requires can cause temporary drainage problems, especially when accompanied by severe weather conditions.

GUTTERS & DOWN SPOUTS – USE & CARE

Check gutters periodically for leaves or other wind-deposited debris. Materials that accumulate in the gutters will slow water drainage and may result in unnecessary erosion. Remove excess snow away from the down spouts as soon as possible so that proper drainage can commence when the snow begins to melt. Severe ice or snow build up can damage gutters.

Ladders

Use caution when you use ladders to clean the gutters. If you lean the ladder against the gutter, it may dent under the pressure.

Leaks

If a joint between gutter sections leaks, caulk the inside joint with a commercial gutter caulking compound that is available at most hardware stores.

Overflow

Gutters may overfl ow during excessively heavy rain. Small amounts of water (up to 1 inch) may temporarily remain in the gutters immediately aft er heavy rain. No action is required for these conditions.

Down Spouts

Down spouts are strategically placed to direct water to the ground and into extensions that carry the fl ow away from the foundation of the home. Th ese extensions protect the foundation. It is your responsibility to maintain them. Extensions should discharge outside of the rock or bark beds so that water is not dammed behind any lawn edging material that might be present.

HARDWOOD FLOORS – USE & CARE

Humidity

Wood fl oors are aff ected by humid ity changes in the home, especially during the winter. A humidifi er helps to control the humidity level, but will not completely eliminate this natural reaction.

New Wood Floors

New wood fl oors may exhibit small splinters, dimples or scratches caused by moving furniture, and dropping heavy or sharp objects. Some types of wood may change color over time. Humidity changes in the home will cause the wood to shrink and warp, especially around heat vents and heat-producing appliances. Heavy traffi c areas will appear duller over time. If water is spilled on the surface, it may produce a white fi lmy appearance. Try to keep the fl oors as dry as possible. It may be best to let the fl ooring cure per the recommendation of the manufacturer.

Spills

Clean food spills immediately with a very dry cloth. Use a vinegar and warm water solution for tough food spills. Do your best to wring the cleaning cloth out as much as possible before applying the solution.

Shoes

If you wear high heels, keep them in good condition. Make sure they have not lost their protective cap on the heel. If the fastening nail is exposed, it exerts over 8000 pounds of pressure per square inch on the fl oor. Th is amount of pressure is enough to damage hardened concrete; it will defi nitely mark your wood fl oor.

Mats

Use protective mats at the exterior doors to help prevent sand and grit from getting on the fl oor. Gritty sand is wood fl ooring’s worst enemy.

Yellowing and Warping

Th e rubber backing on area rugs and mats may cause your fl oor to yellow and warp.

Furniture Legs

Install proper fl oor protectors on furniture used on hardwood fl oors. Protectors enable chairs to move easily over the fl oor without scuffi ng. Clean the protectors on a regular basis to remove any grit that may accumulate.

Cleaning

Sweep your fl oors every day or as needed. Do not wet mop a hardwood fl oor. Excessive water causes wood to ex pand and could damage the fl oor. If you have a polyurethane fi nish on your fl oor, and the fl oor becomes soiled, damp mop with a mixture of two tablespoons of vinegar per one gallon of warm water. When you use a damp mop, make sure that you remove all excess water from the mop. If your fl oor has a water-based fi nish, check with your hardware com-pany for cleaning instructions.It is not necessary nor is it recom mended to wax your fl oor or use prod ucts, such as Murphy’s Oil Soap onthe fl oor’s surface. If you wax a polyure thane fl oor, it is very diffi cult to refi nish the fl oor, as the new fi nish will not bond to the wax. Also if wax is used, you must maintain the wax and the fl oor. Preventative cleaning and annual cleaning should be performed to maintain the desired level of luster.

Recoat

If a polyurethane fi nish was applied to your hardwood fl oors, we recommend that in a period of six months to one year, you have an extra coat of polyurethane applied to your still beautiful, like new, hardwood fl oor. Th is should be done by a qualifi ed contractor. Th e exact timing will depend on your particular lifestyle. If another fi nish, such as Glitza was used, please refer to the manufacturer’s recommendations.

LAMINATE FLOORING - USE & CARE

Laminate fl oors are easy to maintain and can be easily swept and damp mopped. Due to the nature of the laminate product, any water left standing on the fl oor will cause the laminate to raise and distort. In order to insure all manufacturers warranties are upheld, do not let water stand on this product. Use only specifi ed cleaning solutions.

HEATING SYSTEM – USE & CARE

Th e heating system design was planned with a furnished home in mind. If you move in during the cooler part of the year and have not yet acquired all of your draperies and furnishings, thehome may seem cooler to you than you would expect. Following are answers to some common questions:

How do I program my thermostat?Read the owner’s manual or follow the instructions that are posted on the inside of the thermostat door to program your thermostat. Everything is fully auto matic and will maintain temperatures plus or minus 2 degrees.To prevent excessive shrinking in lumber and other wood products that are installed in your home, initially set your thermostat to about 65 degrees, and then increase the heat slowly. If you overheat your home, you will notice excessive shrinkage in products that are made from wood.

How do I adjust the heat registers? Heat register covers are removable and adjustable. You must adjust the dampers in these covers to regulate heat fl ow within the home. Rooms that are further from the furnace will need to have their heat register vents opened more than rooms that are closer to the furnace. Experiment with the adjustable registers in your home to establish the best heat fl ow for your lifestyle. In most instances, heat can be blocked from infi ltrating seldom-used or interior rooms. Th is is a very individual matter and you will need to balance the system for your family. Th e exact placement of heat registers may vary slightly from the positions that are shown on similar fl oor plans. For maximum comfort and effi ciency, posi tion furniture and draperies so that they do not obstruct air fl ow from the supply registers and the return air grille.

Will the temperature vary in my house from room to room?Temperatures from fl oor to fl oor, depending on the style of your home, can vary as much as 10-degrees or more on extremely hot or cold days. During severe cold spells, the furnace blower typically cycles on and off and for longer periods of time.

What if my furnace won’t work?Check all circuit breakers and switches, including the thermostat switches . Make sure that they are set to ON and that you have programmed the thermostat correctly. If you cannot resolve the issue yourself and the thermostat is covered under warranty, report the problem immediately.

Does my furnace require maintenance?Entering winter without having your heating unit service is very much like going on a long road trip without fi rst maintaining your car. To ensure optimum fuel effi ciency and system dependability, your gas furnace must be maintained once per year. Heat pumps require maintenance twice per year.

How oft en must I change the fi lters?Units that have four-inch fi lters must be checked quarterly. Replace the fi lter once or twice per year.If your unit has a one-inch fi lter, you must replace it every three months.

What if there is an odor coming out of the heat register vents?It is normal for the heating system to emit an odor for a few moments when it is fi rst turned on aft er an extended period of not being used. Th is odor is caused by dust that has settled in the ducts and should pass very quickly. If you smell gas, get out of the house immediately and call the gas company.We have installed a top-of-the-line comfort system in your home using the latest material and equipment. It is backed by a manufacturer’s war ranty. With proper maintenance, this system will provide years of trouble free service and comfort.

LANDSCAPING – USE & CARE

Th e land upon which your home is built has been carefully excavated and prepared for optimum use.

Backfill

When the foundation walls are complete, the area surrounding them is backfi lled with earth. Th is area is not as compact and dense as undisturbed ground.If water penetrates through the backfi ll area to the lower areas of your foundation, severe problems, such as wet basements, cracks in foundation walls, and fl oor slab movement may occur. Proper landscaping and good maintenance of backfi ll drainage can prevent this damage from occurring.

GRADING & DRAINAGE – USE & CARE

Backfi ll areas will settle and will require your prompt attention to avoid damage to the structure. If damage does occur, you may void your warranty.Downspout extensions must be kept in the down position so that roof run-off is directed well away from the foundation area of the home. Routine inspection of down spouts, backfi ll areas, and other drainage components is an excellent maintenance habit.

Utility Lines

Settlement will not disturb your utility lines; however, you may see a slight depression develop in the front lawn along the line of the utility trench. To correct this, roll back the sod and spread top soil underneath to level the area, then re-lay the sod.

Irrigation

Devise an effi cient irrigation system. Drain and service your sprinkler systems on a regular basis.Conduct weekly operational checks to ensure that the system functions correctly.Direct sprinkler heads away from the home. Trickle or bubbler irrigation systems should not be placed adjacent to the home.

Bark/Rock Beds

Do not allow edgings around decorative rock or bark beds to impede the fl ow of water away from the home. A non-woven membrane, such as Typar or Mirafi , can be used between the soil and rock or bark to restrict weed growth while still per mitting normal evaporation of ground moisture.

Homeowner Association

Before you make any landscaping changes or create elaborate designs, make sure that you check your Home Owner Association guidelines and re-quirements. Some restrictions may apply.

Waiting to Landscape

If the ground is not landscaped, it will soon erode. Th e erosion that occurs from the lack of landscaping will be come your responsibility to resolve. You must landscape your back yard within six (6) months of your closing date, or you will void your warranty.

Maintenance

Water new sod for at least 20 minutes every day. Water grass that is over six months old every 4-5 days in a row for a minimum of 20 minutes, and then skip a few days and start again. Mow lawns once a week to a height of 2 to 3 inches. Use a balanced fertilizer; follow the product manufacturer’s instructions exactly. Fertilize new lawns once a month. Fertilized lawns that are over six months old every 6 to 8 weeks. Soak plants for 5-10 minutes every other day.

PAINT & STAIN – USE & CARE

Th e interior wood work, if painted, has been painted with semi-gloss latex paint. Th ese areas may be wiped down with a soft sponge and soapy water. Other surfaces are painted with fl at latex paint and should be touched up with matching paint rather than wiped with a wet sponge. Spackle may be used to cover any small defects prior to paint touch up. Wait a minimum of thirty days before washing any painted surface. Do not use soaps, abrasive cleaners, scouring pads, or brushes.

Paint Colors

Wood trim that is painted white or with a light color may show grain and cracks more noticeably and may require additional maintenance from you.

Touch-ups

When it is time to repaint a room, wash the wall surfaces with a mild soap and water mixture or a reliable cleaning product.When you touch-up paint, use a small brush and apply paint only to the damaged area. Th e area that you touch-up may not perfectly match the surrounding area, even if the same paint mix is used.You will receive a sample of each interior paint color and sheen that you can use for touching-up. Store this paint in a location where it will not be subjected to freezing temperatures.

Stain

For interior stain touch-ups, Old English Furniture Polish and Scratch Cover are inexpensive, easy to use, and will blend in with the wood grain. Follow the directions on the bottle.

PLUMBING & WATER SHUT-OFF – USE & CARE

Th e location of your main water shut-off valve is shown to you during your New Home Orientation Tour. Th e location of this shut-off valve is important to know in case emergencies, such as when a water line freezes or breaks. It is handy to know if you install a lawn sprinkler system or if you plan an addition to your home.

Basement Finish

If you decide to fi nish the base ment, make sure that the plumbing lines are not isolated from the heating source without adding insulation.

Freezing Pipes

If the home is heated at a normal level, pipes should not freeze at temperatures above 0 degrees Fahrenheit. Set your thermostat to 65 degrees if you are planning to be gone during the winter months. If you will be away for an extended period of time, it is best to drain your water supply lines. Th is is done by shut ting off the main supply line and opening the faucets to relieve the pressure in the lines.Keep garage doors closed to protect plumbing lines from freezing tempera tures. In unusually frigid weather or if you will be gone for more than a day or two, open the cabinet doors below the sinks to allow warm air to circulate around the pipes. An ordinary hair dryer can be used to thaw pipes that are frozen. Do not use an open fl ame to thaw out pipes.

Debris in Pipes

Your plumbing lines have been fl ushed out to remove dirt and foreign matter, but small amounts of minerals can enter the line. Aerators on the faucets strain much of this from your water. However, minerals, and other debris that get caught in these aerators may cause the faucets to drip because washers wear more rapidly when they come in contact with foreign matter. Clean the aerators as oft en as needed.

Laundry Tub

If you have a laundry room tub, the faucet does not have an aerator. Th is is to allow the tub faucet to accept a hose connection.

Care and Cleaning

Follow the manufacturer’s directions for cleaning fi xtures. Abrasive cleansers will remove the shiny fi nish leaving behind a porous surface that is diffi cult to maintain. Use a non-abrasive cleaner, such as Spic n-Span or a liquid detergent. To clean brass fi xtures, follow the instructions under Brass - Use & Care.

Porcelain

Porcelain enamel can be damaged by a sharp blow from a heavy object. It can also be scratched. Do not stand in the bathtub wearing shoes unless you have placed a protective layer of newspaper over the bottom of the tub. If paint is splat tered onto the porcelain enamel surfaces during redecorating, it should be wiped up immediately. If some spots are dry before being noticed, use a recommended solvent.

Stainless Steel

Stainless steel sinks should be cleaned with soap and water to preserve their luster. Abrasive cleaners will damage the fi nish. An occasional cleaning with a good stainless steel cleaner will enhance the fi nish. Avoid leaving produce on a stainless steel surface; prolonged contact with produce can stain the fi nish.

Marble or Man-made Marble

Marble and man-made marble will not chip as easily as porcelain enamel but it can still be damaged by a sharp blow. Do not use abrasive cleansers or razor blades on man-made marble; both will damage the surface.

Fixtures

Clean plumbing fi xtures with a soft sponge and soapy water, and then polish with a dry cloth. Drying the fi xtures with a soft cloth or towel will prevent water spots.

Gold/Antique Brass

Do not clean fi xtures that have a gold or antique brass fi nish with an abra sive cleaner. Use only mild detergent and water.

Toilet Seat Cover

Do not stand on the toilet seat cover. It is not designed for this purpose and may crack.

Toilet Tank Care

Avoid exposing the toilet to blows from sharp or heavy objects; this can cause chipping or cracking. Avoid abnormal pressures against the sides of the tank. It is possible to crack the tank at the points where it is attached to the bowl.

Copper Pipe

Maintain copper pipe by running water through each faucet for approxi mately one minute per week to minimize stagna tion.

Dripping Faucet

If you must repair a dripping faucet, close the water valve that is located directly under the sink before you remove the faucet stem. Make sure that you change the washer, and then reinstall the faucet stem. Repair the shower head in the same manner. Make sure that you replace the washer with another washer of the same type and size. Turning faucets off with excessive force will reduce the lifespan of the washer.

Low Pressure

Remove and clean faucet aerators every three to four months to restore proper water fl ow.

Changing Water Pressure

Th e reverse is true when the dishwasher, clothes washer or hot side of any faucet is used while the shower is being used. Th is is not a defect of the plumbing valve or water system, but is a natural result of unbalanced water pressure.

Plumbing Leaks

If a major plumbing leak occurs, turn off the water supply to the area that is involved. You may need to shut off the water to the entire home. Contact the appropriate contractor.

Running Toilet

To stop running water in the toilet tank, check the shut-off fl oat in the tank. You will most likely fi nd that it has lift ed too high in the tank, preventing the valve from shutting off completely. Gently bend the fl oat rod down until it stops the water at the cor rect level.Th e fl oat should be free and not rub the side of the tank or any other parts.Also check the chain on the fl ush handle; if it is too tight it will prevent the rubber stopper at the bottom of the tank from sealing. Sound Built will correct running toilet problems that occur during the fi rst thirty (30) days aft er closing.

Clogs

Many plumbing clogs are caused by improper garbage disposal use. Always use plenty of cold water when running the disposal. Th is also applies to grease. Cold water congeals the grease so that the blades can break it down. lf you use hot water, the grease remains liquid, and then cools and solidifi es in the sewer line. Allow the water to run at least 15 seconds aft er shut ting off the disposal.Clear clogged traps with a plumber’s helper (plunger). If you use chemical agents, follow the manufacturer’s directions carefully to avoid injury or damage to yourself and the fi xtures.To clean he drain stopper in a bathroom sink, loosen the nut that is under the sink, remove the rod lthat is attached to the plunger, and then lift the topper out. Clean the stopper, and then reinstall the mechanism.Avoid fl ushing items, such as disposable diapers, excessive amounts of toilet paper, sanitary napkins, tips, and dental fl oss. Th ese items will typically clog the toilet and are diffi cult to remove from the plumbing lines.

Outside Faucets

Outside faucets are “freeze proof: but for this feature to be eff ective, you must remove hoses aft er each use. If a hose is left attached, the water that remains in the hose can freeze and expand back into the pipe and cause a break in the line. You, the homeowner, are re sponsible for maintain ing exterior faucets. Th e Builder does not war rant hose bibs against freezing.

Walking On the Roof

Roofs are not designed to sup port weight and movement. Each time that you walk upon the surface of your roof, you aff ect the integrity of the roofi ng materials. When these materials are loosened, your roof may leak. Limit the number of times that you walk on your roof. If maintenance must be done, it is best to distribute your weight by lying down, rather than walking upright. Make sure that you secure yourself to the roof to prevent personal injury from a fall. Do not walk on the roof when the shingles are wet,they can be very slippery. Note: Th e fall-arrest devices that were used during the construction of your home may not be secure. Th e integrity of these devices is temporary, and will diminish over time.

Severe Weather

Visually inspect your roof for damage aft er severe storms. If damage is evident, notify your homeowner insurance com pany.

Clean Gutters

Clean and maintain your gutters and downspouts so that they are free of debris and can effi ciently drain precipitation from the roof.

Leaks

When a roof leak occurs, detect the exact location. Th is will greatly simplify locating the area that requires repair when the roof is dry.

SEPTIC SYSTEM LOCATION – USE & CARE

If your home has a septic tank system, you will be given a copy of its location at or near your closing date. Call the Builder if you do not receive this information within 30 days of closing.

Pumping

Have your tank pumped every 2- 3 years.

Garbage Disposals

We strongly recommend that you do not install a garbage disposal on your plumbing system. Use of a garbage disposal greatly in creases the amount of solids that enter the system and will increase the risk of clogging the drain fi eld. Avoid fl ushing items, such as grease, coff ee grounds, sanitary napkins, cigarettes, solvents, oils, paints and pesticides into the system. Th ese items do not easily decompose in the tank and will impede its operation.

Water Conservation

Reduce the amount of water that you use. Th e more wastewater that you produce, the more work that your septic system must do to treat and dispose of this water.

Run-Off

Surface water should not be diverted toward the drain fi eld. Do not install a sprinkler system on or near the drain fi eld or reserve area.

CEMENT SIDING – USE & CARE

Wash vinyl siding with water to pre vent an accumulation of surface dirt, staining, and mildew. Vinyl siding will experience some color change due to normal weathering and exposure to the sun. Improper penetration of the siding will void the Limited Warranty.

WATER HEATER – USE & CARE

Refer to manufacturers suggestions for care and maintenance of cement siding.Read the manufacturer’s documenta tion for your specifi c water heater model.

Safety

Th e area around a gas-fi red water heater should be vacuumed oft en to prevent dust from interfering with proper fl ame combustion. Do not use the top of a gas-fi red water heater as a storage shelf.

Temperature

Set the water heater thermostat at the recommended setting; higher set tings waste energy. Recommended thermostat setting for normal everyday use are “normal” on gas models. Electric models come preset from the factory at 120 degrees. If you fi nd this setting to be too low, you may choose to raise the setting. Caution: Water temperatures above 132 degrees will scald skin.

Pilot

Never light a gas pilot or turn on electricity when the heater tank is empty. Always turn off the gas or electric power before you shut off the cold water supply that is located at the top of the tank.Dirty water and scale that sometimes collect in the main gas lines may extinguish the pilot light.

To light the hot water heater pilot, remove the cover panel on the tank to expose the pilot. Rotate the on/off pilot knob to the PILOT position. Depress the red button and hold a lit match in front of the pilot. Continue to press the red button for 30 to 60 seconds aft er the pilot is lit. Release the red button and make sure that the pilot remains lit. If the pilot goes out, wait several minutes to allow the gas to dissipate from the tank, and then repeat this process. If the pilot remains lit, rotate the on/off pilot knob to the ON position. Reinstall the cover panel, and then adjust the temperature setting.If you leave your home for an extended period of time, set the temperature of your water heater to the lowest setting and leave the pilot light lit.

Condensation

Condensation inside your new water heater will cause a small drip onto the burner fl ame. Th is causes no harm and in most cases will dissipate in a short period of time.

Draining the Tank

Follow the manufacturer’s timetable and instructions for draining several gallons of water from the bottom of the water heater.Draining the tank helps to prevent build up of chemical deposits from the wa ter and prolongs the life of the tank as well as saving energy dollars.

No Hot Water

If you have no hot water, check the pilot, temperature setting, and water-supply valve before you call for service. Refer to the manufacturer’s documentation for specifi c locations of these items and other troubleshooting information.

WINDOWS, SCREENS, & PATIO DOORS – USE & CARE

In heavy rains, water may collect in the bot tom channel of the window frames. Weep holes are provided to allow excess water to escape to the outside. Keep the bottom window channels and weep holes free of dirt and debris for proper operation.

Cleaning

Clean vinyl surfaces at least once a month with warm, clear water. Do not use any powdered cleaner.

Ventilation

Proper ventilation will prevent excessive moisture from forming on the inside of the windows. Th is helps reduce cleaning chores considerably. Th e whole house ventilation system/fresh air vent must be used as directed.

Condensation

Condensation that forms on interior surfaces of windows and frames is the result of high humidity within the home and low outside temperatures. Th e humidity level within the home is largely infl uenced and controlled by your family’s lifestyle.

Storing Screens

Many homeowners prefer to remove and store screens for the winter to allow more light into the home. Use caution in removing screens. Th ey are easily perfo-rated and the frames are bent if not handled with care.

Sticking Windows

Most sliding windows (both vertical and horizontal) are designed for a ten-pound pull. If sticking occurs or excessive pressure is required to open or close, apply a silicone lubricant. Do not use a petroleum-based, material.

Door Tracks

Keep patio door tracks clean to ensure smooth operation and to prevent damage to the door frame. Silicone lubricants work well on door tracks.

Door locks

Sliding doors lock from the inside only; there is no key. Acquaint yourself with the operation of the door hardware for maxi mum security.

Invisible Glass

Under certain lighting conditions, door glass may be hard to see. If you keep the screen fully closed when the glass door is open, everyone will be accustomed to opening something before going through.

Broken Glass

Contact a glass com pany to repair broken window panes. Glass is very diffi cult to install without special tools. Th e Builder is not responsible for broken windows unless they were reported on your orientation list.

Infiltration

Air and dust will infi ltrate around windows, especially be fore you landscape the general area.

WOOD TRIM – USE & CARE

Separation of wood trim from the adjacent material is a normal result of shrinkage, which oft en requires caulking and/or touch-up paint. It is a good idea to wait until aft er the fi rst warm season to make these types of repairs.Wood will shrink less lengthwise than across the grain. All lumber is more vulnerable to shrinkage during warmer seasons.Shrinkage may cause a piece of trim to pull away from the wall. Simply remove the old nail, and then drive another nail close to the ex isting nail hole, but not over it. Fill the old nail hole with putty, and then touch the area up with paint as needed. If the base shoe (small trim between base molding and the fl oor) lift s away from the fl oor, it may be due to slight shrinkage of the fl oor joists below. Similar to a piece of trim that is pulling away, this can be corrected by removing the old nails and re nailing. lt is best to wait until you are redecorating to do this. Shrinkage may occur during the fi rst two years or longer depending on weather, the temperature you maintain in your home, and whether or not you have a humidifi er.During a damp period, some swelling may occur. In most cases, this will not be noticeable except where a door may fi t more tightly than usual.Th e trim on your house is a wood product. Wood products have inherent characteristics that are uncontrollable. Moisture is very diffi cult to regulate in our region. Th e drying-out period of wood depends on many factors. Drying wood can cause the trim to shrink or twist. Reseal, re-nail, or replace the trim as needed. A paint touch-up kit is provided with your new home, including paint.

New Home ownership is one of the most gratifying feelings that anyone can have. Your new home will be a new member of your family. Taking care of the home is an important responsibility. As a new homeowner, because the home is made of NATURAL MATERIALS there are certain items that you should consider. Please make note of all items that need correction during your New Home Orientation. Th e following are some of the most common items that are NOT covered on your warranty:

Grading and DrainageWe have graded and drained your property for water to fl ow away from your home. If you change the grade and swale of your property where water would settle the foundation of your home, your foundation is no longer warrantable. In addition, you could be liable for neighboring property drainage issues if you do anything to aff ect the grading and swale.Maintenance of lawn, landscaping and drainage pathways is a homeowner’s responsibility.Standing or ponding water caused by changes in the grade or placement of sod, fencing or any other obstructions by homeowner are excluded.Soil erosion and run-off caused by failure of homeowner to maintain the properly established grades, drainage structures and swales, sodded, seeded and landscaped areas are excluded.Th e backyard has been graded properly in compliance with the County specifi cation. If the homeowner changes the grade at time of yard installation it will void builder warranty.

Concrete

Basement or foundation wall cracks less than 1/4 inch in width are excluded. Cracks attached patio slab and sidewalks are not covered under warranty. Cracking, settling or heaving of stoops and steps less than 1 inch from home is excluded.

Flooring

A totally squeak-proof fl oor cannot be guaranteed. A reasonable attempt to eliminate squeaks without requiring removal of fl ooring will be made.Wood fl oors are subject to shrinkage and swell due to seasonal variations in the humidity level of your home. You should be familiar with the recommended care and maintenance requirements of your hardwood fl oors. Th ey are not covered under warranty.

Trim

Interior trim splits and cracks are inherent characteristics of all wood products and are not covered under the warranty. Th is includes windowsills, door frames, wall caps and baseboards.

Windows

Condensation or frost on window frames and glass are excluded. Please refer to manufacturer‘s warranty.

Drywall

Cracks greater then 1/16 inch in width, nail pops, blisters in tape joints , cracked corner bead should be reported near the end of the fi rst year for a one time repair and touch up paint to match as closely as possible to the original color.

Tiles

Builder shall repair grouting as necessary onetime only within the fi rst year of the Limited Warranty coverage. Sealing grout is the homeowners’ responsibility.

Water Pipes

Noises due to water fl ow and pipe expansion are not covered under the warranty.

Electrical Components

Draft s from electrical outlets are excluded. Finishes on light fi xtures are not covered by the builder.

Septic System Th e builder is not responsible for malfunctions which occur or are caused by conditions beyond Builder’s control, including your negligence, abuse, freezing, soil saturation, changes in ground water table or other acts of nature. You are responsible for periodic pumping of the septic and a normal need for pumping is not a defi ciency.
