T he month of October brings exciting changes to thecommunity and opportunities to attract new residents toVistancia. Earlier this year, the developer embarked on a

mission to refresh Vistancia’s brand and marketing to attract newbuyers.Theoutcomeofthatworkyieldedupdatestothevistancia.comwebsite,brochures,advertisingandarenovationof the InformationCenter. In October, we will proudly unveil our updated marketing

campaign to the greaterPhoenix area in our newestmarketing campaign – ‘SoMuchLifeAllInOnePlace’.Thecampaign touts our beautifulmaster planned communityfor offering residents a placeto call home, but so muchmore – community events,Discovery Trail, schools andthenaturalSonorandesertasabackdrop.

Vistancia – So Much Life All In One PlaceBy Vistancia Information Center

In lookingatwhataddsvalue toourcommunity, some thingsareclear.Anicelymaintainedcommunitycenterwith loadsofamenities, CC&Rs that are enforced, and clean streets that

arewelltakencareofunarguablyaddandprotectvalue.But,whatabouteverythingelseinthecommunity?

There’s a value proposition in the intangible. I came up here ona Sunday afternoon with my husband while training for my firsttriathlon.IhadtologsomemilesonthebikeandIhadnotyetbikedthe Discovery Trail and wanted to see what the community waslikewhenIwasn’tusuallyheretoseeit.TheDiscoveryTraillookedamazingand,inandofitself,addstothecommunityandthevalueof the homes. That wasn’t what stuck out to me that afternoon,though.

It was a small group of kids at the entrance to Sandstone Passselling lemonade in 100-plus degree heat. It was everyone thatwavedbackatmewhenwepassedthem. ItwastwogirlsattheMountainVistaClubpracticingvolleyballdrillsamidst thenoiseofkidshavingfunatthepool.

Robert Putnam, Harvard professor and author of Bowling Alone,once said that community happens when local people gather.

ThatSunday,IsawcommunityhappeningandthatiswhatmakesVistancia so amazing. Looking at our calendar of events for thismonth, the opportunities that have been created for people togather isastounding.Studieshaveshown that increasingwhat iscalled social capital, or bonding based in social interactions andrelationships,candecreasehealthrisks,buildtrustandevenkeepcommunitiesmoreprotectedfromcrime.Wecan’tputapricetagonthat,butIwishwecould.

This iswhat improvesourqualityof life.Sure,Vistancia isagreatplace to live because people maintain yards and we’re in greatfinancialshapeandthelandscapeiswellattendedto.Idon’twanttounderscorethat.But,weseektobuildcommunityandcollectivememoriessothatin20yearsfromnowit’saneighborthathelpedyouwithplantsinyouryard,conversationsatCoffeeTalkandhowmuchfunyouhadatHarvestDazeandthatyouknewthenamesofeveryoneonyourstreetthatyou’llremember.

Buildingcommunityisn’thard.Inviteaneighboroverforcoffee.Walkyourstreetsmore.Wave.Sitonyourfrontporchorpatio.Introduceyourself.Attendmeetings.Volunteerforacommitteeorevent.Theeffectscouldlastalifetime.

TheVistanciaInformationCenter,locatedatthecommunityentranceof Blackstone at Vistancia will be completely redesigned in earlyOctober and will feature an interactive map educating prospectivebuyersaboutourthreeuniquecommunities–TheVillage,Blackstoneand Trilogy. It will also showcase our future communities in theadditional3,450acresNorthoftheCAP.

To celebrate the Information Center redesign and showcase newhome opportunities throughout the community, Vistancia will behostingauniqueeventthathasneverbeenofferedintheWestValley–TheVistanciaFoodTruckExperience–showcasingtheValley’sbestfoodtrucksallinoneplace.TheeventwillbeheldSaturday,Oct.27thfrom11a.m.to3p.m.andwillfeature12gourmetfoodtrucksandcomplimentaryfoodsamplingsateachofouractivelysellingbuildermodels. Blackstone Country Club will also be participating in theevent,offering toursof theclubandmenu tastings fromExecutiveChef Randy Heltsley. It goes without saying that our animals are curious and wanttoexplore.Althoughwethinkwehavethemsafeandsecure,theyoftenfindawaytogetloose.Inhonorofsomeveryspecial

residentsthathavelosttheirpets,Iwantedtolistsomekeytipsingettingyourpethomesafely.FirstandforemostGETTHEWORDOUT!Yourpetsmaynotfindtheirwaybackhomeontheirownandthemorepeopleonthelookoutforyourcatordogthebetter!Makesureyouhavegoodphotosofyourpetstopassoutifneededandthatyourpetsarewearingacollarwithidentificationtags.

WhileVistanciadoesnotallowflyerstobeplacedinthecommunity,theHOAhascomeupwithamazingalternativestoflyers.Wecansend an email blast to the entire community as soon as we arenotified,andalsopostyourinformationandyourpet’spicturesonFacebook.Thishasbeenveryeffective ingettingthewordouttopeople in other neighborhoods who would have otherwise neverseenyourflyer.

Thebesttimetocallforyourpetisatnight,andatdawn.Ifyouarecallingfromyourcar,driveslowly,rolldownall thewindows,stopandturnyourvehicleofffrequentlytolisten.Callallveterinaryclinics,including emergency veterinary hospitals outside your local area.Sometimespeoplepickupastrayanddriveittoadistantclinic.Callallanimalshelters,animalcontrolanddogcontrolofficers,alllocalpoliceandstatetroopers,alllocalkennels,thehighwaydepartment,dogtrainingclubsandgroomingshops.Placinga“LOST”adinyourlocalnewspaperoronCragslistcanalsobeahugehelp.

Remember,dogsandcatsoftenwanderfaraway,anddothingsyouwouldn’tpredicttheywoulddo.Tryeverything,lookeverywhere,telleveryone.You’dbesurprisedhowmanypeoplewillbesupportive,getoutandhelpyoulook,offerwordsofencouragementandhopeandsuggestplacesto look.Visitall localdogpoundsandanimalshelters,don’trelyontheirinformation,butgoandlookatalldogsandcatsyourself.Aboveall,DON’TGIVEUP!Animalshavebeenlostformonthsandhavefoundtheirwayhome.

Steps to Over-Seed Your LawnStep 1 - TransitioningToinsureagoodover-seed,youneedtoeliminatethecompetitionofyoursummerlawnandreducethethatchthathasaccumulatedover the summer. This is accomplished by transitioning and de-thatching,whichistheremovalofleafandthatchaccumulationtoensuretheseedgetsdowntothesoil.

First, drop your mowing height down to 1⁄4” - 1⁄2”. This shouldremoveallofthegreentissueinthisprocess.Youmayhavetomowyourlawn2or3timestoaccomplishthis.Collectandremovealloftheclippings.

Ifyoustillhave toomuch thatch,youmayneed to renta“powerrake”.Thisisamachinewithbladesthatwillquicklyloosenandrakethe thatch.Rakeyour lawn in2directionswith the “power rake”,mowonemoretimeandthencollecttheclippings.Youshouldnowhavealawnthatisverybrown,with1⁄4’to1⁄2”ofstubble,anetworkof“runners”onthesurface(abovegroundstolons),andjustalittlebitofsoilshowingthrough.Youarenowreadytoseed.

Step 2 - SeedingThebetterqualityyourgrassseed,thebetterqualityyourlawnwillbe. We recommend grasses that are suited for Arizona’s desertclimatesuchasperennialryegrass.

Dependingonhowlushyoupreferyourlawnandthetypicalgrassheightyouareplanning,theamountofseedthatyouwillneedvaries:

• HomeLawns(1”-2”)—12poundsper1,000squarefeet

• HomeLawns(1⁄2”-1”)—15poundsper1,000squarefeet

Spread your seed in twodirections, half in onedirectionand theotherhalfinadirectionperpendiculartothefirst.Thiswillminimizeoverlapsandskips.Ifyouoverlaptoomuch,youwillhavesomeverythickstripesinyourlawn.Ifyouhaveskips,youwillseesomeverythinyellowareasinyourlawn.Itisimportanttospreadyourseedasevenlyaspossibleforthebestresults.

Step 3 - FertilizeBe sure to fertilize with a starter fertilizer before turning on yourwater. The analysis should be similar to a 6-20-20 (6% nitrogen,20% phosphorus, 20% potassium) or 15-15-15 (15% each ofnitrogen,phosphorusandpotassium)mix.Followthemanufacturer’sdirectionsonthebagforfertilizing.Checkoutourfertilizerguidetolearnwhatallthesenumbersmeanonthefertilizerbag,soyoucanbesureyouaremakingtherightchoice.

Step 4 - MulchThisstepisoptional,butcanbecriticalifyou(1)donothaveagoodirrigationsystem,(2)donothaveatimerthatcanwater4-5timesper day, or (3) the temperatures have cooled tooquickly.Awell-compostedmulchwillhelp retainmoistureandheatnecessary togerminateyourperennialryegrass.Afteryouhavespreadtheseed,spreadthemulch1/8”to1/4”thickevenlyoverthewholelawn.

Step 5 - WaterWateriscritical!Youwanttomaintainamoistseedbedforaperiodofseventotendaystoallowtheseedtogerminate.Youwillwanttowater4 to5 timesperday for very shortcycles that leavenopuddlesandnodryspots.Aftertheseedhasgerminatedandgrowntoaheightof3⁄4”to1”,youmayreducewateringto2-3timesperday.Aftertentofourteendays,youcanreducewateringtoonceperday.Onceyourwinterlawnisestablished,youwillbeabletowatereveryotherdaythroughthewinter.However,whenthetemperaturesbegin to rise in thespringyoumayneed tobeginwateringeverynight,dependingontheneedsofthelawn.

Step 6 - MowingThe first mowing should occur at the 10th to 14th day aftergermination.Followthe30%ruleformowing—neverremovemorethan30%oftheleafatonetime.Thiswillkeepyoufrompullingoutyournewyoungseedlings.Yourfirstcutwillprobablybeataheightof3⁄4”to1”.Ifpreferyourlawnalittlelonger,thenyoumaynotneedtomowfor14-21days.Onceyour ryegrass isestablished,youcan follow normal upkeep measures outlined in our maintenancesection.

Step 7 - Turf NutritionYourwinter lawnwill require feeding, just like your summer lawn.Feedyourryegrassmonthlywithananalysissuchas21-7-14or22-3-9(seeourfertilizerguideformoreinformation).Lookforafertilizerthatcontains ironorusean ironproduct like“Ironite” for thebestresults. Ironalsocomesinavarietyof liquidproductsthatcanbesprayedonyour turf.Visityour localnurseryorgardencenter formoreinformation.

*Becarefulwithironproducts,theywillstainconcrete,cool-deckingandswimmingpools.

We have a few contests on the itinerary. If You Build It...An Interview with Haunted Funhouse Builder Joseph Lopez VistanciaResidentJosephLopeztalksabouthisroleintheHarvestDazeeventasthebuilderoftheHauntedFunhouse,andhisneedforvolunteers.

VLM: Why do you enjoy building the haunted house for thecommunity?

JL:Halloweenisoneofmyfavoriteholidays,somakingthehauntedhouseisafunwaytogetintothespirit,havefun,andbecreative.Idowoodworkingasahobby,sodesigningandconstructingthingsfor thehauntedhousegivesmeanopportunity topartake in thathobby. And because it’s all for the community, I have the addedbonus of knowing that I’m participating in events that everyonecanenjoyandthatI’mcontributingsomethingtothecommunityinwhichIlive.

VLM:Whatisthethemeofthehauntedhouse?

JL:Thethemeofthehauntedhousethisyearis“HauntedFunhouse.”

VLM:Didyouenjoythehauntedtraillastyear?Whichdidyoupreferbuildingmore?

JL:Iverymuchenjoyedthehauntedtraillastyear.Thewholeghosttown/OldWestthemewasafunsettingtocreate.Beingoutsidehad itsuniquesetofchallenges,aswellasadvantages,butallofthevolunteersweregreattoworkwith.Itwastheirenthusiasmandexcitement that made it successful. This year’s funhouse, whichwillbeinthegym,hasalsobeenfuntobuild.We’regoingtohavesettingsandgimmicksthatarecompletelydifferentfromlastyear.

VLM:Doyouneedvolunteers?

JL:Adultvolunteersarebothwelcomedandneeded.Wewillneedparticipants to be part of the funhouse (work the effects, be ouractors/characters,standassecurity)aswellasparticipantstohelpconstructeverythingandputthefunhousetogether.

Wayne and Deena Copeland

New to the Vistancia area are Wayne and DeenaCopeland. The couple moved here from the Tampa,Florida area and are quickly adjusting to their new

lifestyle.Wayne,aSeniorITManager,wasaskedtorelocatetothePhoenixarea.Whenheacceptedtheposition,thecompanymoved themhere in June, just in time to celebrate their 30thweddinganniversaryintheirnewhome.

Deena is an organic coffee/tea distributor (http://loscopelandscafe.organogold.com/r/US/).Youmightfindherpoppinginandout of her favorite gym, various networking meetings aroundtown,orchattingwithhernewfriendsattheHOAoffice.

Former New Yorkers, the Copelands moved to the Tampa,Floridaareawiththeirtwosons,ChristopherandBryan.Afewyearslatertheywereblessedwiththeirdaughter,Sydney.Theyhaveraisedthreewonderfulchildrentogether.

This past May, they had two college graduation ceremoniesto attend while planning the move to Phoenix in June. Theiroldest son, Christopher, is a Morehouse University graduatewithdualBachelordegreesinPhysicsandMathematics;and,aMassachusettsInstituteofTechnology(MIT)graduatewithdualMasterdegreesinNuclearEngineeringandPolicy&Technology.Their youngest son, Bryan, has dual Bachelor degrees inManagement and Web design from Southeastern University.And, their daughter, Sydney, will graduate in 2013 from theUniversityofCentralwithaBachelordegreeinPublicRelations.

spanish ClubIt’s open to all residents who would like to learn Spanish as well as those who want to practice their Spanish-speaking skills in a supportive environment.
