H ello! My name is Craig Pustejovsky. I am your new community manager for The Village at Vistancia and

Blackstone at Vistancia communities. In my new role as the Community Manager, I will be responsible for the daily operations of the Association, community leadership and long-term planning of the Vistancia community. I enjoy this business and all the opportunities it presents. It is extremely rewarding when a team comes together to exceed expectations and make the community a better place to live.

Most recently, I served as Community Manager for Sonoran Foothills. During my tenure there I succeeded in building a strong and cohesive team committed to exceeding expectations, partnered with the local school district as they planned and developed a neighborhood elementary school. Previously, I served

as Vice President for a national management company in Phoenix and hold a Certified Arizona Association Manager designation from the Arizona Association of Community Managers.

Born and raised in California, I am a graduate of Michigan State University and served 10 years in the United States Marine Corps in a variety of leadership roles. During that time I was awarded the Navy Achievement Medal, Navy Commendation Medal and the Joint Service Achievement Medal during his service. I have spent the past eight years in the community management industry.

In my personal time, I enjoy spending time with friends and family, golfing, skiing, fishing, traveling, scuba diving and remodeling homes.

It’s Time to Start Planning to Overseed Your Home Lawn

In Vistancia, late September to mid-October are ideal times for overseeding Bermuda grass lawns with a cool season grass.

The basic steps include: • Preparing the Bermuda for overseeding• Providing a seed bed for the overseed• Seed placement and mulching • Irrigation, fertilizing and mowing• Preparing the Bermuda for Overseeding

Bermuda grass naturally goes dormant or to ‘sleep’ in the fall and starts slowing down its growth in mid-September when the day length becomes shorter and night temperatures are below 65 F.

The Bermuda should not be heavily fertilized after August 31, since nitrogen will favor more growth and less food storage. Excess fertilization of Bermuda in late August can make the Bermuda more competitive than it needs to be with the Rye overseed.

Seed Bed Preparation The object is to prepare for good seed-to-soil contact without damaging the Bermuda. The damage usually shows up in the spring as poor transition to Bermuda in late May to early June.

Severe dethatching should be done in the summer and not at overseeding. Dethatching (power-raking, verticutting) can injure the grass and forces stolons and shallow rhizomes to form new plants once they are severed from the base plant. This weakens the Bermuda for winter survival and spring transition.

Homeowners are better off to lightly verticut in at least two directions. After that, the lawn can be scalped. The scalped turf is more open to receive the seed. After the scalp, pick up the clippings with a rotary mower and bag them, or cut them in place by mulching repeatedly.

Seed Placement and Mulching Now it’s time for seeding. Perennial ryegrass blends (two or more varieties of perennial ryegrass) are often used for overseeding. Perennial ryegrasses are finer in leaf texture, can be mowed either with a rotary or reel mower, and are darker green in color than annual ryegrass. Perennial ryegrass is seeded at 10-12 lbs. of seed per thousand square feet. Apply the seed in 2 directions, this will minimize clumping and thin areas.

The newly seeded turf can then be top-dressed lightly with composted (weed-free) steer manure or mulch. Drag or sweep the manure/mulch evenly across the turf.

Irrigation, Fertilizing and Mowing Watering schedules should be adjusted to 4-5 times per day at shorter durations to aid in proper germination. This schedule will continue for up to 2 weeks and then moved to 1 once per day.

Once the Rye grass has reached a substantial height, it will be time to carefully mow it to encourage a full stand of grass.

After mowing your new lawn 2 times it is time to apply fertilizer, a good 3-way fertilizer should be applied for good growth and color. Finally, in November, an application of Calcium Nitrate fertilizer should be applied to ensure healthy green grass for the holidays!

Care To Know Tip: Fertilizing shrubs will benefit most plants struggling to have a flush of growth before slowing down for the winter. The growth put on before dormancy will store more energy during the winter months that will be available to the plant when it pushes growth in the spring.

in the early morning hours. In Vistancia there are two schools in walking or riding distance

from any home. As the kids voyage to their classes, they cross many streets, use many sidewalks and pathways. It can be a dangerous journey, especially if they are forced onto streets because of a car parked over the sidewalk or a tree with thorny branches hanging down in their way. I t’s that time of year again, time to start thinking of Halloween costumes! When a neighbor calls you up and asks for your help to make Care Bear costumes for her family, you rush

over there! No questions asked. These costumes were fairly easy to make and no sewing was involved. Hopefully we’ll see a few Care Bear families trick-or-treating around Vistancia this year!

InstructionsStep 1: Dye hoodies according to the instructions on the fabric dye package.

Step 2: Measure the width of the sweatshirt and cut a white felt circleafewinchessmallerthanthesweatshirt.Gluethecircletothe center of the hoodie using no-sew fabric glue.

Step 3: Depending on which Care Bear you are imitating, cut the shapes out of felt in corresponding colors and use no-sew fabric glue to attach to the white circle. Trace the shapes in coordinating puff paint colors. Allow to dry overnight.

Step 4: Cut 4 ear shapes with tabs at the bottom out of matching felt. Cut 2 smaller white inner-ear shapes with tabs at the bottom out of white felt. It’s helpful to first make a template out of cardstock, especially if you are making multiple costumes. Cut a pipe cleaner to fit inside each ear, making sure that it doesn’t poke out of the tab part. Sandwich the pipe cleaner in between the larger ear shapes, using hot glue to secure the pieces. Hot glue the white inner-ear shapes to the front of each ear. Make sure not to glue the tabs together.

Step 5: Cut 2 slits, large enough for the tabs to fit through, on each side of the hoodie part of the sweatshirt. It might be helpful to first try the hoodie on the person it’s intended for and make marks where the slits go, using a fabric pencil. Place ears inside slits, separating and gluing down tabs in the inside. For extra reinforcement, cut 2 small squares of felt and glue down over tabs.

Step 6: Make a large pom pom out of matching yarn and use hot glue to attach to the back of the hoodie as a tail. Cut a small red heart out of felt and glue to the side of the pom pom tail.

I have helped many golfers with their putting over the years and the greatest way I help is with the ole penny trick. This tip was

taught to me by, now, Champions Tour player Bruce Fleisher twenty years ago but it still

applies to the game today.

There are very few things that can go wrong while putting. If your line and speed are correct, the ball goes in the hole every time. This is one of the few facts that I will guarantee in golf. Normally, there is one key to putting that will negatively affect the rest of the stroke and it is easy to fix with a penny.

The biggest flaw I see in a student’s putting is the movement of their head to watch the golf ball go in the hole. While there are several ways to fix this major issue, there is only one in my mind that leaves a lasting impression with the golfer. If you will follow these next few steps, you can be assured of more putts dropping and your score lowering. This is something you can do with a partner when practicing or alone if you desire.

• Start this putting drill approximately 4 feet from the hole. This is just the right length that most golfers might have a bit if anxiety over the putt and try to “wish it” into the hole. There is no need to have this feeling. Take a penny and without looking at the coin place it on the putting green. Next place your golf ball on top of the penny, without looking at whether it is head’s or tail’s up.

• Once the ball is balanced on the penny, take your normal putting stance over the golf ball. This should be done with the

ball position slightly ahead of the center of your stance. Your weight should be 55/45 on your feet with the foot closer to the hole having more weight than the back foot. This is going to promote a stable base. Make three practice strokes, feeling the rhythm of the stroke back and through.

• Now stand in over the golf ball and make a stroke like the one you practiced previously. Visualize those practice s putts and stroke the putt. Was the coin under the ball heads or tails or you did not see it? If your eyes and your head are directly over the ball and steady. Your arms should flow beneath you as if you were creating a pendulum motion to stroke the ball. Immediately after striking the putt announce the coin side facing up. This will insure your head remains steady throughout the stroke. Your peripheral vision is what your want to use to see where the ball is going. Therefore do not allow your head to turn until the ball has stopped or it goes in the hole.

Once you are comfortable with this distance repeat the same process from 6, 8 and 10 feet. The key with each putt that you hit is to see which side of the coin is up. As the summer season has come to an end, I would like to take this opportunity to share information about

the topics that have gained a lot of interest.

Two years ago, the City improved the Happy Valley Parkway Bridge over the Agua Fria River to accommodate six-foot bike lanes in each direction that meet national standards. Working with the County, we also striped Happy Valley Parkway to the east and west of the bridge to provide six-foot bike lanes in each direction. However, the safety of the bridge continues to be a topic of concern for bicyclists. According to our City Engineer, the bridge currently meets the traffic engineering standards for bike paths. In addition, we are now looking at options to possibly improve the biking and pedestrian pathways on the bridge. In the next few months, we will reach out to the community to determine what types of improvements the community desires. The City will then evaluate funding and timing to determine the best way to proceed forward. You will soon see signage for a safety campaign to remind drivers in the area to consider bikers and pedestrians who are also utilizing the bridge.

The Trilogy Golf Course main gate exit onto Vistancia Boulevard is of great concern and a priority of mine. I absolutely support upgrading and improving the traffic flow of that intersection. The current plan is to modify the landscape median to allow for a “refuge/acceleration” lane for vehicles turning left out of the Trilogy main entrance. This work is planned to start this Fall. The City is also working with the Vistancia HOA to trim and/or remove some of the landscaping that

is currently creating visibility problems for vehicles exiting Trilogy. We will continue to evaluate the volume of traffic as the area develops and plan accordingly.

The City Council recently approved two new residential building inspector positions. Adding key staff will help improve customer service levels for both commercial and residential development customers. The City is committed to ensure our commercial development, as well as residential development needs are addressed. Commercial development is very important to the City and department staff continues to explore ways to enhance existing services. In the near future, Department staff will bring back to the Council recommendations on service level improvements, along with resources required to provide the service levels desired by the development community.

Beginning October 1, the City of Peoria, along with the U.S. Census Bureau, will be conducting a special door-to-door Census in our community. Since the last Census in 2010, Peoria has experienced significant growth. New homes, businesses and industries have moved into our community and it’s vital that we document this change with certified Census counts. The purpose for this Census is simple; an updated population count helps Peoria receive its fair share of state and federal funds which help provide essential city services. Services include Fire, Police, Water, Roadways, and more! Special Census counts are only conducted in person, so open your door to help Peoria and be counted. M y staff and I have had an opportunity to speak with many of you this past month. I am happy to report crime

again is relatively low for your community. Your police department would like to emphasize

the importance of closing your garages, securing your valuables and locking your vehicles. Doing these three things will decrease property crime victimization substantially in our city. Folks, crime is about opportunity and we all should be doing our part to make sure that those criminal advantages do not present themselves—again, please close your garages, secure your valuables and lock your vehicle doors.
