This impressive barn was converted in 1985 and the owners bought it ten years later. “We liked the space, character and setting – and altogether they added up to set this head and shoulders above everything else we saw.”

“In a rural village yet close to the city, you’ll find this beautiful barn with garden so pretty. Spacious and light, it’s packed full of charm, with a wealth of exposed timbers that will delight and disarm. The impressive conservatory takes you out onto the terrace, perfect for barbecues or relaxing in the sun. Stunning country views add to the appeal – come take a look, this could well be the one!”

Comfort, Character And Countryside

Ticking Every BoxThe property had been well looked after and clearly cared for when the owners first came here and over the years they have continued to upgrade and update the accommodation, making it their own. The biggest change has been the addition of the superb Amdega conservatory. “Our eldest daughter was only four when we came and we then had our second daughter, so this has been our family home and the girls have grown up here,” the owners explain, “It’s been great to have so much room for us so we can all have friends over and have a houseful, while still being able to enjoy our privacy.”

For All SeasonsThe owners have found this a lovely home throughout the year. In spring they spend a lot of time in the conservatory, when the garden is bursting in to the life but it’s not quite warm enough to be outside. “My birthday is in spring and we have had a big party with a marquee over the courtyard and the doors wide open.” In summer, the doors stay open most of the time, creating an easy flow between the house and courtyard terrace beyond. In winter the wood burner in the cosy sitting room adds to the snug sense of comfort within, while at Christmas the owners have a magnificent tree and the barn looks brilliant all decked out. The kitchen is a wonderful social space and when the girls were at home, the family gathered around the table here for dinner each day, catching up and sharing news. With

“We’re a short walk from Poringland where there are shops, pubs, and takeaways as well as a lovely school, so you’re never far from whatever you need.”

the beams and lower ceiling here it has a relaxing farmhouse feel then opens up at the end into the conservatory, allowing the light to flood in.

A Lovely AreaThe courtyard terrace is a sheltered spot and sunny too with its south-facing aspect. It’s ideal for barbecues or sunbathing, protected from the wind. The pretty lawn beyond leads to a large wildlife pond and in the evening you can sit out and listen to the sounds of the wildlife across the garden and surrounding countryside. “It’s a very private place so you feel wonderfully self contained – you don’t see people and they don’t see you,” laugh the owners. But while it’s peaceful and rural here, you are in a small village and have good transport links with a regular bus service stopping just outside, so older children can enjoy the freedom to travel in and out of the city. “We’re also a short walk from Poringland where there are shops, pubs, and takeaways as well as a lovely school, so you’re never far from whatever you need,” the owners confirm. During their years here they have also found many of the local garden centres have opened cafes and some of these are excellent, offering fresh, local produce and cakes that the owners find very tempting indeed! The beautiful rear gardens are south facing in nature and adjoin open farmland to the rear boundary. Sitting proudly within the gardens is a large wildlife pond, with formal areas of lawn found surrounding. Along with a vast selection of mature garden beds and feature trees including willow and cherry.
