TY GWYN

Checkley HR1 4ND

Ty Gwyn is situated in the highly desirable Herefordshire village of Checkley which lies to the east of the county and has easy access to Ledbury, Ross on Wye and Hereford city. The property is in an idyllic setting, approached o$ a small lane, and with only one near neighbour it o$ers peace and tranquillity and surrounded by undulating Herefordshire countryside. The property dates back to the middle 1800s but has been extended and improved by the current owners over recent years and now o$ers comfortable living accommodation. On the ground-floor there is a large kitchen/dining room fitted with hand-made wooden cupboards and enjoys a large wrap-around veranda overlooking the garden. An inner hallway gives access a second smaller sitting room and access to the main full length sitting room, with wood burning stove, o$ which is a good-sized study. To the rear there is a good-sized utility room and a separate cloakroom. On the first-floor there are five comfortable bedrooms with two bathrooms one at either end of the house. Externally the property stands in gardens and grounds of just over 1 acre which surround the house and comprise large formal gardens as well as a good-sized apple orchard and vegetable patch. Within the grounds there are a number of useful outbuildings, one in particular lies at the rear of the property and is made up of a large garage/workshop, which is L shaped and has a first-floor level accessed by external steps, all of which could potentially be converted for additional accommodation if required, subject to the necessary permissions.

In a tranquil location, a five-bedroom detached country residence standing in
