About TNI Interiors

A division of TNI International, TNI Interiors is a team of Architects and Interior Designers providing creative Interior imaging and construction documentation services to restaurants, hotels and retail groups.

We focus on rollout design services providing low cost alternative solutions for corporate owned and franchise store operators.

Our team has delivered many highly successful design projects, designed and implemented internationally. Services range from concept design, complete interior and outside facade packages, landlord documents, layouts and detailed plans, signage package, furniture and layout, contractor plans, and detailed interior / exterior construction manuals.

Our Programs are flat fee based with transparent pricing and deliverables.


Franchise Roll Out ProgramTNI Interiors provides a clear Interior Design program for Franchisors and Franchisees, with a defined process, delivery timeline and cost structure.

For new stores TNI Interiors provides standard corporate designs for Chains and Franchisees at a fixed cost.

Our process is in a simple order:

1. Layout – autocad plan2. Photo Realistic Renders – 3d Max3. Final working drawings

Depending on store size, the process takes 2 – 4 weeks from start to completion.

The benefits to Franchisors is that they ensure all franchisees are following the same format and approval process, and there is an easily accessible file library for all locations

The benefits to Franchisees include, very quick turnaround, renderings show exactly what the store will look like, lower cost, clear process and approval clarity.

PricingPricing is Brand and Format Specific – the following represents a general guideline for typical costs for full set of drawings and renders.

Front of House 0 – 2,000 sq ft $5,0000



Kitchen Drawings Standard size $1,500

Kitchen Drawings Premium size $2,500

Renders only 0 – 2,000 sq ft $1k - $3k

Renders only 2 – 4,000 sq ft $2,500 +

Note: Not included as a standard are HVAC and Mechanical exhaust drawings – although these may be provided, if required at additional cost. (We recommend local engineering company or local vendor for mechanical plans given they will have better knowledge of the building etc.). TNI does not provide, load calculations, any form of engineering or structural drawings, Fire, Seismic, or under surface drawings.
