LOVE: perhaps the greatest 4 letter word in the English language. The verb love is what keeps a civilized society civil.

Here we find ourselves already in February with unescapable Valentine’s Day imagery surrounding us since December 26th (or earlier). As REALTORS®, this imagery should be self-evident every single day! Of course, I am referring to love in its most basic form: being cordial, friendly, and simply nice to each other. The premise of our existence is the version of love we find in our Code of Ethics. The love for our clients, the public, and each other as REALTORS®.

There may be an argument that since the overwhelming use of email, texting, E-signing, etc. that REALTORS® have “loved less”. Selling, leasing, managing, appraising, and any type of real estate practice in many ways is like dating. But do we act like we are dating? Do we get to know each other? Are we talking to each other with our voices? Opinions may abound, but I would argue that the real estate goal you are accomplishing for yourself and your clients is countless times easier when you look someone directly in their beautiful eyes and utter sweet words like “Under all is the land.” or “I have an offer!”. Or the same words in your “radio voice” by phone call.

When REALTORS® have loving and kind relationships, the best interests of their clients are served so much better. We have all had transactions sordid with issues from the very

start. Why do the great majority of transactions get completed by REALTORS®? It is because regardless of the ups and downs we keep emotions at bay. Even when we may not necessarily like each other, we should know that our job is to maintain a professional relationship so the goals of our clients succeed. When things get rocky, like any relationship, we should try to “make up”, smile, and keep the love strong.

GMAR is here to foster your REALTOR® relationships! We have countless opportunities for you to rub elbows, socialize, talk, smile, and laugh side by side. Take a class or get a designation! (sometimes we will allow you to “pass notes” or converse over a break). In March, swing clubs together at Top Golf or again in August at the Golf Outing. Take in a Tiger’s game with us in April. Have a picnic as we debut our new and improved REALTOR® Park in June. Go on a scavenger hunt together with YPN or rock out for RPAC in October. REALTORS® who “give back” together, succeed together in November. And last, in November, we have a cozy breakfast together at our General Membership Meeting. Get to know each other by spending time with each other! I guarantee doing business together will be so much better.

On behalf of the GMAR Board of Directors and staff, we LOVE our Members and our goal is to show that in everything we do!

In a world that seems to get busier every day, due to our tech-driven hyper-connectivity, it’s important to not lose sight of the value of being a good person when communicating with other people. Nobody wants to open their inbox to emails that cut down and criticize. I also find that the old saying holds true, “You catch more flies with honey than you do with vinegar.”

When I answer the phone to someone who is being unpleasant, my reaction leans towards not wanting to try to help them solve their issue. On the other hand, when I receive heartfelt or kind messages I find that I tend to be a bit more forgiving or willing to help. Now don’t get me wrong. I will do whatever I can to help when a member contacts me. But, like most, my mindset is better when they are kind.

What prompted me to write this article is that I recently sent out an email to one of our members and they actually responded and called me “stupid”. Now that’s okay. I promise I won’t lose any sleep over it. But it got me to thinking, “wow, does this person talk to everyone like that?” I believe they ended the email by saying “You are nothing in my world”. Maybe they are just having a bad day, or maybe they stubbed their toe walking to their desk; or maybe not.

So, I just wanted to take a moment, at the beginning of another amazing year, and offer a gentle reminder that we are all people. Your clients, your coworkers, your family, your friends, and even your enemies, are all people worthy of

dignity, respect, and kindness. I know sometimes we get a little frustrated with different situations, but it doesn’t justify treating someone poorly.

Now I am not here to preach. Our parents did a fine job of that when we were growing up, I’m sure. What I am here to say is that no matter the situation – good or bad – try to be kind to each other. And if you happen to be on the receiving end of one of these negative interactions, don’t let it ruin your day. After all, that person could be nursing a stubbed toe.

This holds true in all that we do. If you see a problem, help offer a solution instead of poking at the issue. If you are dealing with someone who is just unbearable, maybe offer to call them back later, don’t engage in the negativity. But overall, just be kind because you never know what someone else may be dealing with.

That being said, thank you to all our wonderful members that help to make GMAR #greater! We couldn’t be where we are today if it weren’t for you. Whether you have taken a class with us, shopped in our ToolShop™, participated in a committee, or anything else, we are all Greater because of our members. As always, if there is ever anything we can do to help, don’t hesitate to reach out!

Most years, it seems like it takes a few weeks for everyone to get back into the swing of things. Fortunately, and unfortunately, 2019 started with a bang!

At the federal level, half of Congress is now controlled by a Democratic majority that is already making statements that it has no intention of backing down. Both sides have reason to be emboldened by their positions of strength. In 2016, most pundits agreed that Donald Trump would never be elected President. To the surprise of many, he was. Fast-forward to what many would call a tumultuous two years, and Democrats win across the country. Both “victories” give both sides reasons they believe they have to stand firm.

What does this mean for the next two years? We’re already seeing what the next two years will be like until the presidential election in 2020—complete gridlock. Unfortunately, it seems like neither side will budge until almost everyone is hurting from the stalemate.

In Michigan, Republicans maintained control in both legislative chambers (albeit smaller majorities than they’ve enjoyed the previous 8 years), but Democrats swept the top 3 seats in state government (Governor, Secretary of State, and Attorney General). While gridlock may rule the day in Washington that may not entirely be the case in Lansing.

Governor Whitmer is politically savvy and spent enough time in the Legislature to understand how the beast operates. That being said, there are issues that the two parties will fundamentally disagree. Unlike the federal government that can pass resolutions to maintain funding levels, Michigan must

adopt a budget each year. This requirement will force the leaders of both parties to have tough negotiations and use the dirty word—compromise—in order to operate state government.

In Metro Detroit, local politicians that were elected in November 2018 have all taken their seats. In Oakland County, a Democratic majority rules the County Commission for the first time in over 30 years. Meanwhile in Wayne and Macomb Counties, the decision-makers have largely remained the same with a few exceptions.

Already in the new year, GMAR is already working with local governments predominantly in Oakland County that wish to adopt strict bans on Short Term Rental properties, like Airbnb or VRBO. As an organization, we are fundamentally opposed to banning this practice. In short, there is a better way and we’re committed to helping local governments strike the right balance.

Those who have been around government and politics for long enough will tell you that local governments can have sometimes an even greater impact on your business than the state and federal governments. I anticipate that this common understanding to certainly be the case in 2019 for RALTORS®.

RPAC is the only political action committee that protects and promotes the interests of you, the REALTOR®, and preserves private property rights. These funds come from YOU, REALTORS® who invest in the growth and development of their profession through their RPAC investment. These funds are used to help elect candidates running for governmental agencies – local, state and federal – who are committed to supporting issues that benefit the real estate industry and mobilize on issues that help maintain private property rights and REALTOR® initiatives. RPAC supports candidates that support real estate and property rights issues regardless of their political party affiliation.

Trusts, Probate and Real EstateGalloway and Collens, PLLC

When an owner of real estate dies the ownership, management and sale of their real property will, obviously, need to be handled by someone other than the deceased. If the owner has placed the property into a trust for estate planning purposes or a limited liability company with a well drafted operating agreement then perhaps those legal entities can manage the property and transact on the entities behalf.

But – if the owner hasn’t planned for their inevitable demise then there could be problems.

If a property owner at the time of their death retains an individual ownership interest in their residential, commercial or vacation property and if the property is not held jointly with rights of survivorship, then property will be among the assets that must be administered through the probate court so that someone has the legal authority to take action regarding the property including signing contracts and deeds.

Circumstances where property might be titled in the decedent’s name at the time of death could include when a person inherits property or is the surviving joint owner and hasn’t re-titled it or when a couple purchases a piece of vacation property or a second home, but never bother to update their will or place it into their trust.

Other challenges that arise at the time of death include disputes regarding the value of the property for tax purposes or adult children disputing ownership of the property or arguments about the management of property now jointly owned or owned by the decedent’s estate.

Other common concerns related to probate and property include: estates that have been opened in other states but which contain real estate in Michigan, the need to seek direction from a court as to how a specific matter should be handled; replacement of an executor or successor trustee who is not doing her job or title defects within the chain of title that can only be resolved through the opening of a probate estate.

Many estates cannot be closed until real estate is sold or otherwise disposed of. In these circumstances the assistance of an attorney may be required to address the situation and facilitate the sale of the property.

Inventory Likely to Improve in 2019 2018 Ends on a High Note with December Residential Home Prices

Increasing by 2.8% Real Estate Market Commentary for December 2018: Home prices were consistently up again in most markets in 2018 but at reduced levels compared to recent years. High demand for few homes for sale fueled price increases, but evidence is mounting that inventory will finally improve in 2019. This may apply some downward pressure on prices for beleaguered home buyers. A fourth interest rate hike by the Federal Reserve in 2018 spooked the stock market to close out the year. The Fed has indicated that the number of rate increases in 2019 will be halved, which may be of little comfort to an already compressed consumer. Unemployment rates remained remarkably low again in 2018, and wages continued to improve for many U.S. households. It is generally good for all parties involved in real estate transactions when wages grow, but the percentage of increase, on average, has not kept pace with home price increases. This created an affordability crux in the second half of 2018. Housing affordability will remain an important storyline in 2019.

• Days on Market decreased by one (1) day overall in December from 45 in 2017 to 44 in 2018. • There was an average of 5 showings per listing across the entire MLS during December of 2018,

which was down only slightly from December 2017. • 3.5% Residential and Condo On-Market listings are flagged as “lender mediated”. These listings

include foreclosures and those marked as short sales. This percentage is down by 1.5% based on the recalculated percentage for December 2017, which is 5.0%. The M-O-M percentage increased by .3%, which was 3.2% in November.

In honor of their donation, GMAR presents plaque of special recognition to Richard Linnell (3rd from right) of Linnell & Associates, LLC.

Richard Linnell of Linnell & Associates, LLC donated to Guardian Angels Medical Service Dogs. With their generous contribution GMAR raised $53,715 - more than enough to fully fund the training of a medical service dog. The dog, named Thor, was trained and paired with a Michigan Veteran in early 2018.

Guardian Angels Medical Service Dogs trains medical service dogs to mitigate the challenges associated with several disabilities, including: PTSD (Post Traumatic Stress Disorder), traumatic brain injury, seizure disorders, glucose imbalance, mobility issues, hearing impairment, and more. 22 vets suffering from PTSD succeed in taking their life each day, and 90% of married vets suffering from PTSD divorce. When paired with a Guardian Angels Medical Service Dog, both of those rates drop to ZERO.

2017 GMAR President Karen Greenwood said “I’m very proud of our compassionate members for raising the most money GMAR has ever donated to charity in one year.” Realtors truly do make a difference in the communities they serve, in more ways than one might imagine.

MCC’s operate as a federal income tax credit to assist low to moderate income homebuyers. Homebuyers taking advantage of the MCC Program may qualify for 20% of their annual mortgage interest paid to be credited against their year-end tax liability. This is not a one-time tax credit, but continues each year until the original mortgage is paid in full.
