In general terms, the purpose of DevelopmentRegulations Amendment 5, 2003 is to allow senior citizens’accommodations and rest homes, that is, personal carefacilities, in the Residential Zone as a discretionary use andsubject to appropriate conditions to ensure a good qualityfacility that is compatible with a residential neighborhood.

TAKE NOTICE that the Town of Grand Falls-Windsor Development Amendments No. 31 & 32, 2003adopted on the 16th day of September, 2003, have beenregistered by the Minister of Municipal and ProvincialAffairs.

In general terms, the purpose of DevelopmentRegulations Amendment No. 31, 2003 is to revise theregulations to increase the height of residences from 8 metersto 10 meters to accommodate a two story residence with astandard gable roof and full basement.

The purpose of Amendment No. 32 modifies twodevelopment standards respecting accessory buildings asfollows:

1. by increasing the allowable size of accessory buildingsfrom 7% of the total lot size to 8%, up to a maximumsize of 1,000 square feet in R1, R2, R3 and R4 zonesand with no maximum size in R5 and Rural zones.

and,

2. by reducing the minimum distance between accessorybuildings and residences in the same zones from 3meters to 2.45 meters to accommodate accessorybuildings on smaller lots.
