TRE Delivers Responses

There is simply no more effective, cost efficient way to communicate your message that builds AND sustains brand awareness with a large universe of customers and prospects than by using print advertising. And, strong brand awareness influences prospects in their early buying stages. Our media consumption information proves that Texas Real Estate magazine readers consider magazines as their most important source to stay current on what the markets that they are most interested in are doing.

Market savvy sellers realize that a certain number of potential prospects for purchasing their properties may not actively seek information on properties that similar to theirs at any given time. But, these same potential buyers are open to marketing messages when they “lean back” to read a magazine, when they’re open to being informed of what’s available without a specific agenda in mind. Digital, or online, media on the other hand, typically excels when a prospect is further along the marketing funnel and when they’re “leaning forward” to find a solution to a particular need, such as searching the Internet. However, if prospects aren’t familiar with you and what you have to offer through exposure and awareness, the chances of a successful engagement drop precipitously in both the selling and buying cycles.

In Our Magazines

Throughout north, east, west, central, and The Hill Country of Texas, Texas Real Estate magazine is the leader in integrated real estate marketing, publishing more than 384,000 magazines annually.

Texas Real Estate magazines are distributed at high-traffic locations and direct mailed to property buyers and sellers. Our distribution covers 80+ Texas counties in over 200 individual cities and towns. We use our own staff to cover the fifteen routes requiring us to travel over 6,000 miles each month. We restock each display location every two weeks in order to make sure that your information is always available 24/7/365. No other media, or publication, delivers the response that Texas Real Estate does because no other media or publication covers Texas better than TRE.

You Must Stand Out

If you want to get, keep, and sell good properties you must generate responses to your new listings from actionable buyers almost immediately. You probably have noticed that you can get lost on the Internet very quickly, and, that you are playing a waiting game that requires buyers to find you and your inventory before they can or will act. To get the responses you need quicker you need to be discovered more often and faster than ever before. To do this you must first accept that over half of todays active buyers make property purchases from offline discoveries they make. Meaning, half of the buyers today make their initial contact from offline media, like Texas Real Estate magazine, yes, just like they do when they see your yard sign.

1+2=3 Not Anymore

Once upon a time you placed a print ad in a magazine or newspaper and you waited for the phone to ring. If it didn’t ring you suspected that the media wasn’t performing or what you were advertising wasn’t appealing enough. Today, you cannot appraise any offline media’s performance by the phone calls you receive that you can directly link to the ad you place. The simple fact is that isn’t how buyers act on what they discover today.

Buyers now do what we all do when we find something of interest; we go to the Internet for research and to gather even more information. Gauging any marketing’s effectiveness by phone calls is yesterday’s measuring stick. Today once buyers make their discovery they go online and then make their contact either digitally or by phone. The impression maybe that the only marketing you do that matters comes from the Internet, but to the contrary, your offline investments may be driving more of your responses than you are able to confirm, and certainly more of the urgent ones. Urgency – It’s what we sell!

When you get a new listing you expect to get action as soon as you can get it online, right? Doesn’t always happen does it? Every minute that you let slip by with a good listing without activity creates more seller uncertainty. Our business is putting your sellable listings in front of the best buyers. The best buyers are the ones who can and will act on what you have in the quickest fashion.

We’ve proven that the best buyers are the ones who are open to buying opportunities but who are not searching for anything. Good buyers are out there, but over half of them are not searching, so what do you do to get in front of them? You keep putting up those yard signs and you invest in media’s that have a proven track record and verifiable distribution and coverage, and, who are respected by buyers.

Who Has Figured It Out?

Like print, Television is offline marketing. Have you noticed how many companies now use Television to create traffic for the online presence? They realize that nothing they put on the Internet will be seen or used unless it is discovered. So, they spend thousands of dollars to create awareness in hopes of creating website traffic and customers. If you will notice, the top brokers and agents are doing the same thing. Not always with Television but instead using print, radio, and direct mail to create the awareness they need.

Our Promise

Invest in Texas Real Estate and we promise that you will see more responses, more activity, more seller leads, and more profits in 2016. We will bring you more of the buyers you are not seeing because they are not searching, but rather, they only make discovery’s when they are “leaning back” with a copy of TRE in their hands.

We truly do have a great group of dedicated people who know their jobs and know how to take care of our most important asset, our customers.

The overwhelming majority, 90%+, of real estate searches that are performed on the Internet are done so by residential relocation buyers.

Recreational property buyers are not relocation buyers.

A large majority of recreational property buyers are initially influenced by offline marketing, whether it be billboards, yard/property signs, direct mail, magazines, TV, or radio, in fact without offline media your chances of being discovered are dramatically reduced. In essence, going forward your future Internet lead success will be based largely on how well you drive potential buyers to your Internet information by means of your offline marketing. No offline marketing will mean fewer and fewer Internet leads.

Internet leads are now based on the effectiveness of your offline advertising.

Your phone won’t ring any more or less just because of your offline advertising. This is the really big understanding that you must have in order to be and stay committed to offline advertising. To understand why the phone calls that are directly tied to offline marketing investments won’t be representative of the effectiveness of offline advertising you must first think about how you get and use information. It is no secret; the Internet is a research behemoth that everyone relies on to provide them detailed information on just about anything they can imagine. No matter where or how you make a product or service discovery your next step will be to go online for more information. It’s why big companies advertise their websites on TV, and even though everyone knows Ford makes pickups, it’s why Ford still spends millions every month on offline advertising in order to make sure everyone knows that, and, knows where and how to get more information.

Your phone will ring more as a result of your offline and online marketing working together.

I will make you promise if you will consider doing business with us this year. I promise that you won’t find a better, or more profitable, offline marketing opportunity than Texas Real Estate magazine. We’ve been at this for over fifteen years, and even though our product may not seem “high-tech” I assure you that working in tandem with your current Internet/online investments you will see unmatched sales activity that will result in more sales and better listings in 2016.

Thanks in advance for taking the time to look over the information contained in this media kit. I think you will agree that no other offline advertising offers the coverage or cost effectiveness as compared to TRE.

LETTER FROM THE PUBLISHERGoing Offline For More Online Sales Leads

From Our Customers

After opening our office at the end of 2013 one of our first marketing investments was a two-page ad in Texas Real Estate magazine. With over 30 million in sales in our first full year I could not be happier with the results the magazine has provided us. Some of our best, READY, buyers call after seeing the magazine and sellers love it too. In fact, it has worked so well we have just increased our exposure for 2015 with two-more pages in the TRE west edition.

There is a lot of competition for our advertising dollars, especially Internet marketing. However, we have found that offline advertising that is well positioned for the markets we represent, like Texas Real Estate, provides us with more selling and listing opportunities because more of the active buyers discover us in the magazine and then go to our online listings for more information and to make contact with us. In fact, we have found that our offline advertising increases our Internet activity by providing more quality buyers who are ready to act.

As a statewide farm & ranch real estate group, we needed a traditional print media outlet specific to Texas to augment our integrated marketing strategy of Internet, national print, trade shows, television, and other selected media. Texas Real Estate Magazine provides the scope and distribution to impact all of the primary areas where we list and sell property thus providing outstanding exposure for our listings and our associates across Texas. Many of our most qualified buyers still appreciate being able to search our listings via a printed magazine at their leisure and in a manner not requiring access to the Internet. Our strategy to maintain a significant presence in both editions of TREM on a monthly basis and utilizing the tracking numbers has allowed us to measure the success of the ads we have been placing for the last 6 years.
