We’ve had clients tell us of the stressful process of trying to negotiate

directly with a builder in building their new dream home and the weeks

and months of delays it took to complete.

BUYER BEWARE: If you are buying a new home, make sure you have a real

estate agent with you from the beginning. If you visit the model home and

sign in without a realtor, the builder may not honor the agent afterward.

Working with an agent ensures that you have someone looking out for

your interests continually throughout the process: before, during, and after

build-out is complete. Some builders may offer ready-to-sign contracts

and offer to help arrange financing, but no surprise here. . . they are not

concerned to protect your best interest and ensure your protection.

Things to consider when negotiating the build of your new home:

- Get everything in writing. This is where a real estate agent can be

especially helpful.

- Shop around for a mortgage lender. You may not get the best deal

from the builder’s recommended lender.

- Get at least three inspections: one right after the foundation is in,

another before the drywall goes up, and a third when the building

is complete. Just because your home is brand new, there still could

be flaws.

Keep these tips in mind and absolutely consider hiring a real estate

agent to help you negotiate with your builder to ensure your new home

construction goes smoothly. Don’t learn the hard way!

Big Brothers Big Sisters is the oldest youth mentoring program in the country.

Since 1964, Big Brothers Big Sisters of Delaware has been providing mentors for Delaware youth. In 2010, BBBS of Delaware served over 1,200 kids from single-parent homes who needed extra support academically and socially.

There are three types of mentoring programs offered through Big Brothers Big Sisters.

The traditional Community-Based Mentoring program is offered to children from single-parent homes between the ages of 6-17. You and a Little Brother or Sister will get together two to four times a month after school or on the weekends.

The two of you share the kinds of activities you already like to do, such as: going out for pizza, shooting hoops, baking cookies, walking your dog or going to the park or library.

Big Brother of the Year, Robert Reed, of Dover has been a Big Brother since 2006. Robert’s first experience with mentoring came when he was in elementary school. “My friend had a Big Brother and when they hung out they would include me too. I knew this was something I would like to do one day. I have watched my Little Brother, Noah, grow into a very responsible, young man and it is such a pleasure to be a part of his life.”

Kim Book, Big Sister of the Year has been a mentor in the program since 2008. “I enjoy being a Big Sister and a role

model to Khalia. I want her to know that I am always there for her no matter what. I think that all children need someone in their life in order for them to grow to be strong, self-assured adults. To the prospective mentors in the community – everyone can find time for just one hour a week to mentor a child. Just to know someone cares enough about you to come and see you each week can make a world of difference to a child who needs some extra guidance, acceptance and love.”

Mentoring Children of Promise is similar to our Community-Based program but these children are ages 5-15 and have an incarcerated mother or father. They may be living with a single parent or grandparent; or they may be in foster care. MCOP mentors visit their Little Brother or Little Sister two to four times a month after school or on the weekends.

In either the Community-Based or MCOP Programs, married couples can be matched with a boy as a team. Also, if you and your spouse have children of your own, you can simply include your Little Brother or Little Sister in family activities.

Lauren and Theo Vassiliou, who are the Big Brother Big Sisters’ Couple’s Match of the Year have been volunteering together since 2004. “We were matched seven years ago with Brendan, and still today enjoy going bowling, going out to eat crabs and going to basketball games. Brendan is part of our family. He is always included in our

family events, says Lauren. We try to take every opportunity to spend time together.”

The Big Brothers Big Sisters School-Based Mentoring Program matches volunteers one-on-one with students from local elementary and middle schools. The idea is simple. Spend about one hour each week with a student who needs guidance, support and assistance with academic or social skills. During these weekly visits to the school, you can read together, play games, help with schoolwork, have lunch in the school

cafeteria, or just talk and get to know your student. All of this can help boost school performance and enhance social skills.

The impact that a mentor has on a child is priceless. Research shows that children matched with a Big Brother or Big Sister are: • More successful in school • Able to get along better with their families • 46% less likely to start using drugs • 27% less likely to start drinking; and • 52% less likely to skip school.

Being a Big Brother or Big Sister is one of the most rewarding and enjoyable things you will ever do. Your time and attention is worth more to a child then you realize. Big Brothers and Big Sisters and Little Brothers and Little Sisters have fun together and create memories that last a life. In New Castle County there are over 100 kids waiting to be matched with a mentor and in Kent and Sussex Counties the numbers are just as high.
