2010 was a year of real estate contrasts. Many consumers took advantage of historic buying opportunities and there was gradual stabilization of sales and prices in the marketplace, however, other challenges across the nation have led some to question the value of home ownership for families, communities, and the country.

A new study released recently by Fannie Mae still finds most Americans strongly aspire to own a home and to maintain homeownership, despite ongoing turmoil in the housing market. A substantial majority of homeowners (89%), as well as nearly half of renters (44%) believe they would be better off owning their homes, given their current financial situations.

For almost a decade now, every time we talk about real estate we immediately address the financial aspect of it. We don’t talk about the “true” value of a home but instead about the price of the house. In a recent Patterson-Schwartz blog post, Steve Harney states that 2011 will be the “Year a House Again Becomes a Home”… I sure hope he’s right and I am sure many of you feel the same. Here’s to a successful and prosperous 2011!

The year was 1884. Democrat Grover Cleveland was elected president . . . Construction began on Chicago’s first skyscraper (only 10 stories) . . . Susan B. Anthony argued for a Constitutional amendment granting women the right to vote . . . Ringling Brothers Circus premiered . . . Dr. John Harvey Kellogg patented “flaked cereal” . . . Alaska became a U.S. territory . . .

The U. S. was struggling with the lingering effects of the Panic of 1873, an economic downturn that rivaled the country’s recent recession. However, those struggles produced at least one positive result: the growth of charitable organizations. Locally, three organizations – The Friends Benevolent Society, The Provident Society, and the St. Vincent de Paul Society -- combined to form the Associated Charities of Wilmington. Their purpose: “To insure that all who have fallen into distress…shall be wisely helped to regain self-support, and those who are involuntarily in need of support shall be promptly relieved.”

From that tiny acorn sprouted a giant oak. Through various mergers with other charitable organizations over the past 127

years, that oak has become Children & Families First – a non-profit social services agency whose branches have touched every corner of Delaware, improving the lives of those in need.

Throughout the First State, Children & Families First (CFF) fulfills its mission to help families develop solutions to meet challenges and embrace opportunities. The agency offers services to help individuals across their lifespan, such as foster care, adoption, home based counseling, programs to prevent teen pregnancy, a residential treatment center for teens, programs that work with at risk pregnant women to ensure healthy babies, parent and provider education, work place services, advocacy for quality early care and education, and elder services. CFF is a partner agency of the United Way of Delaware, and is accredited by the Council of Accreditation (COA). Services are provided in offices, located in all three Delaware counties, as well as in homes, schools and other community locations. CFF employs approximately 200 staff, and serves more than 35,000 people each year. Services are child-centered and family-

believes that “failure is not an option.” In 2010, one of his teachers recognized his potential and nominated him for a spot at the National Youth Leadership Forum on Medicine, one of the nation’s top programs in pre-medical education for high school students. Bryan joined peers from across the country at the 10-day forum, learning from renowned speakers, discussing pertinent topics with fellow students, and viewing live surgeries at some of the top medical centers. Bryan’s trip was made possible by generous financial assistance from a variety of sources, including CFF’s own Children’s Special Fund. The Children’s Special Fund, supported by a number of local funders, allows CFF to meet special needs of the children the agency serves, and provide opportunities that would not otherwise be available to them.

Bryan’s social worker at CFF attributes his accomplishments not only to his own will power, but to the strong supportive network in his life. She says that the Bryan’s foster parents create a close-knit family environment that encourages academic and athletic achievement as well as conflict-solving skills among the boys in their home.

ElderBuddy Program: Connecting Elders with Friendly Visitors Since its launch in 2003 with generous support from AstraZeneca, the ElderBuddy program has been matching corporate and community volunteers with elderly people in need of companionship. ElderBuddy volunteers make a commitment to

visit their elderly friends a couple times a month and maintain an ongoing relationship with them. The “buddies” enjoy a wide variety of activities together, such as meals, cultural events, movies, books, music, games and more, but each friendship is unique and develops in its own way. A recent grant from Bank of America has helped Children & Families First expand the ElderBuddy program into Sussex County.

focused, forming a comprehensive continuum of quality social, educational and mental health services. Program Spotlights:

Nurse-Family Partnership:Healthy Moms andHealthy Babies In early 2010, thanks to broad-based funding sup-port, including a federal grant and significant local resources, CFF launched

the Nurse-Family Partner-ship (NFP) in Delaware. NFP is a nationally-recognized, evidence-based home visiting program that serves low-income first-time pregnant women. NFP has been demonstrated to have an incredible range of positive outcomes – everything from improved birth outcomes to reduced child abuse and neglect, as well as long-term impacts like reduced criminal involvement for both the child and the mom.

Home visits consist of a mixture of health care (blood pressure checks, weigh-ins), education (such as modules on how to stay healthy during pregnancy), hands-on training using lifelike baby dolls, and fun activities. One nurse explains that unlike more clinical nursing jobs, with NFP, “You get to apply your nursing skills and your life skills and experiences. You see growth immediately.”

Since 1916, Children & Families First has provided foster care and adoption services, in order to provide safe, secure, and nurturing homes for children who have been separated from the care of their biological families. Each of these children has an important tale to tell. Here is the story of just one: Bryan, age 16.
