St. Louis Real Estate Market Takes Off in 2012

The Saint Louis metropolitan area real estate market is back!

Our research at Keller Williams

Realty– St. Louis shows that the real

estate market in our community

experienced solid gains in many areas

during 2012. One promising gain is in

Total Sales Volume which was up as

compared to 2011. For the year, in

select “Central Corridor” school

districts, we sold over $1.7B in real

estate. This represents a 16.71%

increase over 2011.

Another improvement we have seen is

in the number of sold units in St. Louis

which has also increased significantly.

For 2012, we are up over 15.33% in this

area. The 6740 homes that have sold

in the Central Corridor represent our

strongest year since 2008.

All data from MARIS and includes information from Brentwood, Central West End, Clayton, Kirkwood,

Ladue, Lafayette, Marquette, Parkway, University City, and Webster Groves school districts. 0

St. Louis Real Estate Market Takes Off in 2012, continued.

In St. Louis, we are experiencing

inventory levels that are similar to those

from 2005. The Months of Inventory

data compares the number of current

buyers to the current active listings in

the Central Corridor. At present, we

have about 6 months of inventory in the

area. The National Association of

Realtors considers this a Balanced

Market.

Average Sale Price is up slightly from

last year at $269,425 (+0.67%). Central

Corridor home prices in St. Louis are

similar to 2002 levels.

Despite a flat Average Sale Price from

2011 to 2012, with low inventory, a

15.33% increase in units sold and

favorable mortgage interest rates, we

can predict that the Average Sale Price

will begin to move in a positive

direction for 2013.
