Hello Sea Pines!
I hope this message finds you all safe
and well. I was very disappointed when
we had to cancel the March meeting.
Speaking to residents the week before I
was sensing a lot of interest and many
who do not typically attend the meet-
ings were going to be there. With that
said the board did the right thing by
cancelling the meeting for the safety
and well-being of our community.
There is not much going on due to the
Coronavirus outbreak so I am going use
this opportunity to inform you about
our deed restrictions (covenants) that
govern the seven units that make up
the Sea Pines subdivision. Months
back a past president of Sea Pines Civic
Association (SPCA) posted on NextDoor
that we are not a deed restricted com-
munity anymore and the SPCA board
has no power to enforce restrictions; all
this with no explanation as to why.
Turns out it was fake news! Over the
past four months I have spent countless
hours of my time looking into this with
the help of Title companies and Real
Estate attorneys and can unequivocally
say, WE ARE DEED RESTRICTED!
Our covenants for all seven units were
properly filed in 2003 and 2004 under
the Marketable Record Title Act
(MRTA) law. In regards to enforcing
the restrictions, the developer of Sea
Pines (James V. Hodnett Jr.) trans-
ferred the power of enforcement over to
the SPCA back in 1998. I am happy to
share with any property owner in Sea
Pines the documentation and letters
from our attorney stating such.
With those facts established let’s turn
our attention to the restrictions them-
selves. Each unit in Sea Pines has its
own set of covenants that property own-
ers within that unit must abide by. Many
(probably most) of you do not know what
your deed restrictions are. It was strongly
suggested by our attorney that we post
the covenants on our website for the bene-
fit of our residents and for those consider-
ing making Sea Pines their future home.
Over the next few months I plan on doing
that (one unit at a time) so keep checking
the Civic Association page on our website,
www.seapines-fl.com.
What are the purpose of the restrictions?
The developer places covenants on a sub-
division to maintain a certain “standard”
of construction and property upkeep for
the benefit of current property owners and
future owners. Back in the 60’s & 70’s
when the covenants were originally rec-
orded, Pasco County had little code en-
forcement (some have told tell me Pasco
County was like the Wild-Wild West of
Florida). Nonetheless, due to the hard
work by Ernie Reed as a senior member of
the CONA board, some of the restrictions
are now Pasco County code, and are now
dealt with by Pasco County Code Enforce-
ment. What remains are mostly building
standards.
This month I have placed the restrictions
for Sea Pines Unit 3 Addition on the web-
site. These restrictions are typical for all
properties on the water side (The Pre-
serves). Feel free to contact me if you
have any questions.
I would like to have a meeting before sum-
mer break to plan ahead for improve-
ments to Sea Pines. It is my hope that we
can get through this coronavirus pandem-
ic before our last meeting of the year in
May. Keep checking the website for any
changes.

Happy As You Can Be April Sea Pines!
99% of what the VA is putting out there recently is un-
derstandably centered around the Corona Virus, but
since I know we have no relief from it I will just limit it
to this paragraph. If you are worried that you have a vi-
ral illness to include Covid-19, the last thing you might
want to do is get out of the house to see the doctor, expos-
ing yourself (and others) to more potential bugs and vi-
ruses. The VA has tried to make it easier and safer with
virtual care through My HealtheVet and the VA Video
Connect app on your smartphone, tablet or computer.
Virtual care means you can contact your VA provider
(and health care team) through secure messaging or re-
ceive treatment by telephone or video. You can also man-
age your care with online Rx Refills, VA Appointments,
and receive feedback on labs and tests, radiology reports,
and images. I and millions of other users have used
these resources and I can attest that they work.
Next, in an effort to help combat the national daily aver-
age of 20 U.S. military Veteran suicides and to offer an
additional treatment solution, VA hospitals across the
country have partnered with the national non-profit or-
ganization SoldierStrong to offer
the StrongMind program. StrongMind’s Virtual Reality
program technology creates 14 specific “worlds” of combat
scenarios, from a desert roadway, to a crowded Iraqi mar-
ketplace, or even a slum in an Afghan city. Therapists
can select a specific world based on the Veteran’s trau-
matic experience and customize it, recreating the scene of
the troubling memory in the virtual reality headset, thus
placing the Veteran squarely back within the midst of
that memory at a pace they can handle. It is conducted
in a safe and supportive environment, in which the pro-
cess is overseen by trained VA clinicians. It has shown to
help some individuals confront and effectively cope with
trauma-induced emotions. I do not believe this is availa-
ble yet at the Tampa or local VAs, but from my under-
standing they are trying to acquire it during this calen-

Coronavirus Reminders
With COVID-19 at the top of everyone’s
mind, the Pasco Sheriff’s Office wants to
ensure citizens have resources with up-to-
date information, as well as some ways
citizens can protect themselves and oth-
ers.
For the latest information about COVID
-19, please visit the U.S. Center for Dis-
ease Control’s website at CDC.gov. If you
suspect you have contracted COVID-19,
call your doctor before visiting an office or
testing site. They will provide you with de-
tails on testing information and will help
mitigate your risk of spreading the virus.
Even if you do not have symptoms of
COVID-19, others may still be at risk.
Practicing social distancing by staying at
least six feet away from others is a good
way to lower the risk of spreading or con-
tracting COVID-19. Washing your hands
frequently with soap and water or using
hand sanitizer consisting of at least 60%
alcohol, as well as disinfecting surfaces
frequently, are also great ways to reduce
the risk to yourself and others.
Unfortunately, there are some criminals
who will try to take advantage of those
seeking information about COVID-19. Cy-
bercriminals are using citizen concerns to
prey on vulnerable citizens by launching
phishing attacks or producing false ads.
The best way to combat against these
scams and get the most accurate infor-
mation on the coronavirus is to visit credi-
ble websites, such as the U.S. Center for
Disease Control (CDC.gov) and the
World Health Organization. These sites
will never request an email address to
access information.
Scammers are also attempting to access
citizen’s information through phone calls.
As always, be aware of unsolicited phone
calls and emails offering unprompted in-
formation for your private information in
return. If you are unfamiliar with the
source, don’t click on any links or attach-
ments sent through emails. Additionally,
be cautious when clicking on social me-
dia ads. Scammers create ads with false
information on coronavirus cures and
conspiracies.
Additionally, the Pasco Sheriff’s Chari-
ties is now accepting monetary donations
for two of Pasco County’s most at-risk
populations: children and the elderly.
While schools are closed, students that
rely on free or reduced meals may be left
without an alternate source of food.
Many seniors in our community also
need the assistance of others for meals
and medical expenses. We're doing our
part to help our community members. If
you’d like to help, visit PascoSheriff-
Charities.org/donation.
Together, we will get through this pan-
demic by listening to accurate infor-
mation, safeguarding ourselves from
those looking to take advantage of others
and helping out the greater community.
