CAREERS IN REAL ESTATE

The Real Estate sector is the back-bone of Indian economy. In a coun-

try where millions are still without ahome, and millions more are looking forone that suits their requirements andtheir purse, the real estate industry is afield that has attracted people at all lev-els. The term ‘real estate’ refers to theownership of land or building and thosewho deal in such transactions are realestate agents or brokers. They helppeople buy, sell or lease homes, build-ings and land. Real estate property is oftwo types - Commercial Property andResidential Property. Residential RealEstate means houses, bungalows, con-dominiums, duplex homes etc. wherepeople live, while Commercial RealEstate includes office buildings, officecomplexes, industrial premises etc.Residential real estate agents specializein working with individual and families, while commercial agents deal with officespace and buildings.

Real estate in India had gainedtremendous growth in past fewdecades. The second largest employ-ment generating sector in the countryafter agriculture, real estate has openeddoors for direct foreign investment inIndia and enhanced career prospectusfor professionals and agents.

Property or Real Estate Management, often known as Area Management, insome cases also involves rent collec-

tion, outgoings of payments, insurancepayments, managing payment of main-tenance staff, and negotiating whileusing current and prospective tenants.

Property or Real Estate Managers, responsible for the operation of variousreal estate properties, help to coordi-nate all financial and administrativeoperations of real estate investments. They focus on maximizing real estateprofit for businesses and investors. Realestate agents make sure their clientshave all the information they need to setselling prices, make offers, and negoti-ate a good deal. Their services rangefrom showing properties, analyzing areasales statistics, examining contractsbefore making offers or closing dealsetc. to collecting rent and securitydeposits and handling of maintenanceof all infrastructures. Most work within alocality which they know and under-stand well. They help house- seeking

clients find neighbourhoods and homesoffering the best balance between theirlifestyles, concerns and budgets.

Most real estate agents are independ-ent sales people who work for a realestate brokerage firm, or provide theirservices on behalf of a licensed realestate broker. They can also act asintermediaries in price negotiationsbetween buyers and sellers. For manythere are no fixed working hours, nor afixed monthly income. only two months after the London Olympics, a factwhich made athletes uncomfortable. In April 2012, theIOA announced that the games will be held for eightdays beginning from February 13, 2013but that was not approved by severalmember countries. Soon after theInternational Olympic Committee (IOC)suspended the IOA for alleged politicalinterference by the national governmentin its affairs. Two years later, on the 11February 2014, the IOC revoked thesuspension and a year later, on 5 June2015, the uncertainty over the venue tohost the Games ended with the SportsMinistry and Indian Olympic Associationdeciding to hold the regional multi-sport-ing event in Guwahati and Shillong in November-December 2015 However, this was postponed evenfurther to finally hold it in February this year.

History of the SAG:Proposal of the South Asian Federation (SAF)

Games was first Mooted in Germany by IndiaBangladesh, Nepal, Sri Lanka in 1981. In 1982, it wasdecided that the SAF Games would be an yearly eventwhich in turn, all the member countries would host.Next year (1983) the South Asian Sports Council(SASC), was formed to govern these games and it wasdecided to make it a bi-annual event. OnSeptember 17, 1984 amidst pomp, pageantry andparaphernalia, at the Dashartha Stadium in Kathmandu,King Birendra Bir Bikram Shah Dev and QueenAishwarya Rajya Laxmi Devi of Nepal inaugurated thegames .The first nine editions were known as theSouth Asian Federation Games. In 2004, at the 32ndmeeting of SASC, it was decided to rename the gamesfrom South Asian Federation Games(SAF) to SouthAsian Games(SAG) as the officials were of the viewthat the word Federation was diminishing the empha-sis on event and acting as a barrier in attracting crowd.

Since its inception, the Games have been dominatedby India with Pakistan finishing second to their archrivals seven times while Sri Lanka came second threetimes and Nepal once. The first nine editions (from 1984

to 2004) saw participation by seven countries andAfghanistan became the eight member of these Gameswhen it made its debut in 2006 at Colombo. The Gamesstarted at modest note with only five sports- Athletics,Swimming, Boxing, Football and Weightlifting- beingheld at Kathmandu. The second edition held at Dhaka in

1985 saw inclusion of two more sportsKabaddi and wrestling-taking the number ofdiscipline to seven.

In 1987, at Kolkata, the number of sportsdiscipline was raised to ten and that numbercontinued for next two Games. The numberof sports went up to 11 in 1993 and in2006 at Colombo seven new disciplinewere added and four years later atDhaka the number went up to 23. It hasbeen noticed that barring Men’s footballcompetition in most of the team events

tends to be lopsided. Even men’s hockey is India-Pakistan affair with other teams like Bangladesh, SriLanka and Nepal are just thereto add to the numberswithout contributing to the growth of the sports in theregion. India’s overwhelming authority in the Games isproved by the fact that country has so far won staggering1728 medals in the 11 editions of the Games whichinclude 900 Gold medals.

The following chart (source SAG office records) clear-ly shows the gap between India and the rest. Afghanistanmade a very impressive debut winning six gold and fol-lowed it by seven gold medals in their second appear-ance. Maldives is the only country which has yet to wina gold in these Games.

Gold Silver Bronze Total1 India 11 900 542 286 17282 Pakistan 11 311 375 336 10223 Sri Lanka 11 185 288 455 9284 Nepal 11 76 99 238 4135 Bangladesh 11 63 162 347 5726 Afghanistan 2 13 16 34 647 Bhutan 11 2 15 38 558 Maldives 11 0 1 8 9

In this edition of the Games, India is fielding a relative-ly inexperienced men’s hockey team while defending

champion Pakistan has announced that it will field itsstrong side. In squash also, battle for gold will bebetween these two countries.

In football, Afghanistan has emerged as strong titlecontender. In this sport India will also face a tough chal-lenge from Bangladesh and Pakistan. In Archery Bhutanis likely to put up some challenge while in contactsports, like Boxing, Wrestling Taekwondo and Wushu, though the hosts will have an upper hand, they are like-ly to face some opposition from Pakistan , Afghanistanand Nepal. It is going to be easy for Indians inWomen’s Hockey and Football. The hosts areexpected to have smooth sailing in Badminton, Cycling,Table-Tennis, Tennis ,Handball, Swimming, Weightlifting,Kho Kho, Kabaddi, Volleyball and Triathlon.

In athletics, Sri lanka, Pakistan, Bangladesh andNepal are likely to snatch some medals away from thehosts but they are unlikely to make any major differenceto India’s tally which is likely to be better than the lastedition held in Dhaka where the Games champion hadwon 175 medals(90 gold, 55 silver and 33 bronze).

Pakistan is expected to retain its second position butthe main focus will no doubt be on Afghanistan. Most ofthe Afghani sports persons are not based in their countrygiven the turbulent political and security situation. Theytrain either in Pakistan or in European countries andhave emerged as a force to reckon with in this SouthAsian region.

Afghani sports persons will be serious threat toNepal,Bangladesh and Sri Lanka who have improved invarious sports and hopefully they will show in theirperformances . It is also hoped that Maldives will alsobreak the jinx and win its first Gold in the games.
