Legal & General’s focus on an expanding range of financial and professional services for the housing market is how the Housing Partnerships division of Legal & General was conceptualised. Housing Partnerships was designed to provide a dedicated resource to all areas of the housing market, including buying, selling, renting, general surveying services and housing related financial services, in one cohesive division. By bringing all of these sectors under one roof, Legal & General are striving to promote a more efficient and integrated market, where all services complement each other, providing a more comprehensive and well-rounded service for intermediaries and Lender partners.

By providing a variety of housing services/ offerings from New Build, Later Life Lending, Conveyancing, Buy to Let, Surveying and more, in addition to protection and insurance products, it’s fair to say that Legal & General Housing Partnerships has always been about the broader housing landscape.

1995 saw the inception of the Legal & General Mortgage Club, which now stands at over two decades of service in the mortgage market. Representing the longest running mortgage club of its kind in the UK with over 9,000 members and more than 65 market lenders registered. In addition to our long-running experience we boast an accolade of market-leading awards.

We have completed mortgage sales of over £375 billion from inception to the end of 2016 and have almost a 30% share of the UK intermediated market. In fact, almost one in five UK mortgages are completed via our exclusive mortgage club.

As part of a multi-channel organisation the Mortgage Club is unique in that it is able to offer its members a range of benefits not necessarily available through other clubs. This includes:

NEW BUILD:The New Build division of the Legal & General Mortgage Club was set up to provide a dedicated resource to this growing sector through supporting and adding value to specialist brokers, builders, housing associations and lender partners.

Why we are experts:• Since forming the New Build Club in January 2014

we have overseen nearly £12 billion in New Build completions (including £5bn in 2016).

• We have engaged with over 25 lenders since 2014, raising awareness of the New Build sector and driving lender proposition improvements (from lending policy through to service and support).

• Developing and launching a number of exclusive products solely for our New Build Club members.

• We continue to deliver market leading New Build forums, enabling the key industry stakeholders to discuss and debate the sectors main issues and requirements.

• We have forged relationships with key industry stakeholders: builders, housing associations, brokers, lenders, surveyors, mortgage trade bodies, Department for Communities and Local Government, Homes and Communities Agency, Greater London Authority, Home Builders Federation, National Housing Group and the National Housing Federation.

• We are keen to support increased delivery of Affordable Homes. During 2016 we delivered a Shared Ownership forum educating lenders on the opportunities and requirements of the sector. We also formed a Shared Ownership working party focused on the retail mortgage market.

• Delivering forums exploring emerging models such Custom Build and Modern Methods of Construction, explaining the roles of developers, local authorities, mortgage lenders and the wider housing and construction industry, supporting innovation in the supply chain.

• We will continue to engage with our lender partners and the wider housing sector in order to respond to government policy and housing demand. This will in turn ensure a sustainable New Build mortgage market across all tenures.

LATER LIFE LENDING:There are many customers who fall outside the high street lending world where Later Life Lending could create choice and opportunity.

FACT: Over £1 trillion of wealth is locked into housing equity for retired people.

FACT: There are currently 868 million older people in the world, and by 2050 this number will have reached more than 2 billion – 21 per cent of the world’s population

Legal & General’s Mortgage Club aims to be a leader in this market, offering choice, and support for all our

Mortgage Club members. Our mission is to create a greater understanding of this market and debunk the myths.

The Later Life hub of the Legal & General Mortgage Club was set up to provide a dedicated resource to this growing sector through supporting and adding value to brokers, and lender partners.

Why we are experts:• Since launching the Later Life hub in April 2016

we have overseen a large growth in Equity Release lending.

• We have engaged with over 10 lenders (a mixture of mainstream and Equity Release lenders) since 2016, raising awareness of the Later Life sector and supporting lender proposition/product improvements.

• We have created a proposition that helps brokers to easily transition into this area of advice whether it be by partnering with specialist broker firm from our carefully chosen master broker panel, or easily directly accessing products from our appointed lender panel.

• We have created a ‘how to get started guide’ within the hub to assist brokers on the process and considerations when transitioning into this area of advice, such as the Qualification route, sourcing products, and lender information.

• We facilitate later life working groups and forums, enabling industry stakeholders to discuss and debate the sector’s main issues and requirements.

• We have forged relationships with key industry stakeholders: Brokers, Lenders, Technology providers, CML, AMI and the Equity Release Council.

• We will continue to engage with our lender partners and the wider sector in order to deliver product innovation and fundamentally more choice for older customers.

• We will continue our efforts to support the growth of this market by providing education and support to brokers so they are able to offer holistic advice to their customers.

• We will continue to assist our members with specialised criteria via our Mortgage Support Services team.

• We also provide a unique Payment on Exchange service to our members providing a controlled and improved cash flow.

Later Life Lending can offer customers added peace of mind. It can help with investment opportunities of their choice; whether that’s helping family members onto the housing ladder, purchasing a second property as a BTL or a sum of money to help with their enjoyment in retirement. With relatively quick access to what is potentially a sizable cash amount, Later Life Lending is fast becoming a viable alternative to other capital raising methods.
