Taking the surrounding nature into con-sideration is characteristic to Ruka’s long-term development. Our partner in resort master planning is Canada-based Ecosign Mountain Planners, which is the world leader in creative design solutions for mountain resorts. RukaVillage, the unique pedestrian village in Ruka west is the result of the first master plan origi-nated 10 years ago. Now it is time to con-struct a different but as unique concept to Ruka east, named RukaValley. Tran-sition between the villages is going to be fast and easy thanks to the new Vil-lage-2-Valley scenic gondola.

The location of new RukaValley between the ski slopes and Valtavaara nature re-serve is unique. In addition to ski slopes, all hiking and skiing trails start literally by the door, continuing all the way to Oulan-ka National Park. The buildings in Ruka-Valley will have wooden facades and the area is designed to have unique charac-ter inspired by the surrounding nature. RukaValley’s area plan aims to create 1700 new ski-in ski-out bed places. 400 of them will be placed to the new hotel RukaValley that will be built in the first construction phase. These new invest-ments are targeted to attract especially international tourists to Ruka.

Ease of access, carless villages and a green approach are Ruka’s increasing-ly important competitive advantages in the international competition. Transition-ing from RukaVillage to RukaValley will be easier than ever without a car when the new gondola is put to use in Fall 2018. The new scenic gondola traversing over the mountain from RukaVillage to Ru-kaValley will take skiers, pedestrians, baby strollers and bikers across the top of Saarua in six minutes, all year round. Gondola makes it easy for the guests to enjoy restaurants and other services easily on both sides of the mountain.

In addition to the scenic gondola, Ruka ski resort is building a new VillageEx-press chairlift to the front slopes in Ru-kaVillage. It will be fast, 6-seater chair-lift with a see-through cover. 4-seater chairlift SaaruaExpress and the renewed Family Park in the heart of RukaValley opened for the winter season 2017–2018. These improvements are part of the 15 million investments to ski slopes and ski lifts that will increase the ski lift capaci-ty by over 20 %. Ruka ski resort’s strate-gic objective is to be the best ski resort in the world for families.

The unique nature, clean air and security of Kuusamo and Lapland are attracting tourists at an increasing rate and Ruka tourist region is continuing its strong growth and development. International overnight stays in Kuusamo had a 30 % increase in year 2017 and similar growth is expected for year 2018. You will find additional information about the tourism development and growth expectations in Ruka from page 14.

The construction work starts in May 2017, right after the end of the skiing sea-son. The lifts will be completed in Oc-tober 2018, and the new hotel will be opened for Christmas 2019.

Hotel RukaValley will be the first hotel in the new vil-lage and it will have 80 rooms and 40 apartments. The hotel will have the best location of the village right next to the gondola and Family Park. This is the closest you will get to the best ski slopes of Finland. Rooms and apartments will have views to the top of Ruka and to Valtavaara nature reserve. The choice is yours.

Hotel and the apartments will be constructed with high quality materials inside and outside. The skele-tal structure of the building is silent and durable con-crete and the facade is made of warm wood. Northern wood will be used as a material in the interiors of the apartments as well. Corner apartments will have out-door hot tubs giving a touch of luxury.

RukaValley will be heated with environmentally friend-ly district heating and all apartments will have a pleas-ant under-floor heating. Easy skiing, environment and comfortable living are the basis of all planning and de-sign of Hotel RukaValley. Two restaurants with lobby bars, rental store, activity program services and a mini-market are located right next to the hotel reception. Ski-Inn PyhäLinna apartments at Pyhä ski resort give a good example of the atmosphere and design that Hotel RukaValley will also provide for the guests. Pyhä-Linna apartments were completed in December 2017.

RukaValley’s floor plans are presented on this spread in layers. The exact loca-tion of the hotel in relation to Ski Bistro and the upcoming gondola station is also shown in the layout of the first floor. The different apartment types are sepa-rated by colour codes in floor layers and introduced in more detail on the next pages with their starting from prices. The civil shelter on the street level func-tions as a ski storage for the apartments. The design of RukaValley48 apartment is based on our most popular Ski-Inn unit type, RukaSuites43. RukaValley58 corner apartments with hot tubs are situated at the ends of the second and third floor and are the hotel’s greatest apartments. Top floor RukaVal-ley58 apartments don’t have terrace or hot tub; otherwise the apartments are similar to each other. According to Hotel RukaVillage’s policy, the client can pay separately from the use of hot tub if requested. With this compensa-tion all the costs from the hot tub are cov-ered for the company. All RukaValley58 apartments belong to the same rental pool.

As their name suggests, Unique apart-ments are unique for their floor plan as for their interior design. For this reason, the apartments are not rented under the prod-uct brand Ski-Inn, but the owner can free-ly choose how the apartments are used. When you contact our sales department in time, you can even take part in the planning of your apartment’s layout.

You can see the location of the apartments from the page 7 floor layouts. On the next page, there are preliminary floor layouts for

the different sized apartments. The owner can purchase the preferred movables and furnishing to the apartment or ask for an offer for a furniture package customized to fit one’s own apartment.

Unique apartments’ maintenance charge is lower, since the owner pays directly for e.g. the used electricity and furnishing ac-cording to the realised costs. If the owner so prefers, the hotel offers cleaning and re-ception services for the apartment.

There are only 12 Unique apartments, so it’s recommended to act fast. Prices for Unique apartments can be found from a separate price list or at www.ruka.fi/valleyunique.

In Pyhä, altogether 77 PyhäSuites and just completed Pyhälinna apart-ments have been implemented.

Our most important goal is maximizing the Owners rental revenue as well as the apartments’ utilization rates. 4) Easy Own use: Your apartment is always clean upon your arrival, and you can leave your own equipment in a locked storage waiting for your next holiday. You can even stay in your apartment without losing revenue when you reserve your apartment in a short-term notice.

The owners’ chosen maintenance company is in charge of renting and maintaining the apartments on behalf of the owners. Apartments are marketed effi-ciently under one “Ski-Inn Hotel & Apartments” brand name to the tenants. The best parts of the model are the easiness of ownership and good revenue: mainte-nance company takes care of all the apartment’s ex-penses and accounts the rental revenue twice a year

W H Y T O I N V E S T I N R U K AInternationalization of Ruka’s tourism has just begun and the international growth is expected to be annually over 20% in the next years. In Lapland, already half of the registered overnights are already interna-tional, when in Kuusamo the percentage in 2017 was 25%.

You can ski over 200 days in Ruka ski re-sort and the snow guarantee is a strong in-ternational advantage. In World Ski Awards,

to the owner. Renting and maintaining the apartment is therefore extremely effortless and efficient, which also guarantees the owner the best possible revenue. The buyer of the apartment owns the real estate company’s shares, which means the owner is enti-tled to manage the whole apartment. Ski-Inn is not part-time or weekly ownership. The only difference to normal ownership is the real estate company’s rent-al obligation in its articles of association, according to which the apartment must be rented when the owner is not using it him or herself. The owner can use the apartment for 7 weeks both in the winter and in the summer, 14 weeks per year altogether and choose these times as one prefers. The maintenance company chosen by the owners is in charge of renting and main-taining the apartment and the owner needs to inform this company about the dates when he or she wants to use the apartment. Maintenance company is in charge of renting and booking the apartment, of its condition and running errands on behalf of the owner all year around. The maintenance company accounts the apartment’s rental revenue to the owner twice a year, of which all expenses have already been reduced, includ-ing maintenance charge. Ski-Inn means effortless holidays and ownership for its owner as well as good revenue thanks to the efficient renting and maintenance system. If you believe that 14 weeks per year is enough for your own needs and you wish to rent your apartment in an easy and prof-itable way in other times, Ski-Inn is just the right way to own your holiday home at Ruka or Pyhä.

P R E L I M I N A R Y S C H E D U L E , P R E B O O K I N G S A N D B I N D I N G S A L E S A G R E E M E N T S RukaValley’s premarketing has begun in February 2018. Construction permit is to be granted in April 2018 (estimation) and the binding sales agree-ments can be started after that. The apartment is paid in six instalments according to the construc-tion process. Construction will begin at the end of summer 2018 and the goal is to be completed in December 2019.

A PA R T M E N T ' S VAT - R E F U N D One third of the Ski-Inn apartment owners have ap-plied for VAT refund. The estimated VAT refund in RukaValley is approx. 500 eur/m2, which is reduced directly from sales price. Using a VAT apartment for your own purposes is not possible, but one can rent one’s own apartment according to the normal conditions. Ask for more specific conditions for VAT obligation from our sales representatives.

R E A L E S TAT E C O M PA N Y ' S P R O P E R T Y Real estate company is implemented to its own property, which has the value of 330 eur/m2. According to one’s choice, the buyer pays one’s share of the property at the time of delivery or with an additional corporate bond.

E S T I M AT E D M A I N T E N A N C E C H A R G E The estimated maintenance charge of Ski-Inn apartments is 6,5 eur / m2 /month including e.g. heating, water, real estate tax, yard maintenance and WLAN connections, in addition to general costs. In Ski-Inn apartments the maintenance charge entails e.g. used electricity, full real estate maintenance and repairing the movables. The maintenance charge of the Unique apartments is lower, since owners pay these costs themselves.

I N F O R M AT I O N A B O U T T H E C O N T R A C T O R SThe property’s founder contractor and apartment shares vendor is a family owned company Oulun Rakennusteho ltd from Oulu (credit rating AA)that has implemented nearly all Ruka’s over 300 Ski-Inn apartments in collaboration with Rukakeskus ltd. Rukakeskus ltd is well established family business (credit rating AAA) that has been in charge of Ruka ski resort services since 1973. Rukakeskus ltd’s sister company TuottoOmistus ltd functions as the apartments’ maintenance company. Hotel RukaValley’s commercial premises will be under the ownership of Rukakeskus ltd.

P R E M A R K E T I N G RukaValley is now in pre-marketing. Details and prices might change in the final sales. Ad-vance reservation can be cancelled before the final deal. In that case, the booking fee will be fully returned without interest rate. RukaVal-ley apartments have a rental obligation in their articles of association according to the Ski-Inn model. Apartment deal law or RS system are not applied in selling the property, since the apart-ment’s management is time wise restricted.

Ruka has been chosen as the best ski re-sort in Finland in 2013, 2014, 2015 and 2016. In addition to strong winter season, also the summer season’s appeal is growing. In the summer, close by national parks Oulan-ka, Riisitunturi and Hossa attract visitors to the area.

In its Best Trip 2017 listing, National Geo-graphic particularly noted Finland’s nation-al parks.

Both the number of flyers and overnights are steadily growing in Kuusamo. The growing interest brings in the area sol-vent tourists, who are looking for clean nature, fresh air, security and northern experiences from their holiday. Ruka and RukaValley offer all this.
