Far from being an ‘off the shelf’ solution, our RoomSolutionsTM are ‘made to measure’ whilst maintaining our design philosophies and standard details.

All units are manufactured off-site and delivered to site ready for final preparation and decoration, with either wallpaper or emulsion. All sections are designed for ease of construction, fitting together to conform fully with building and structural regulations. And, as the windows are fixed, internal trades can commence work far earlier than on a traditional-build site. All this to ensure peace of mind for you “when you partner with us”.

One of our most innovative projects has been the development of the University of East London’s campus at Royal Albert Docks. The campus provides 788 student bed spaces and ancillary facilities on a previously vacant site adjacent to the University’s existing Docklands campus. Located opposite London City Airport, the site is bounded by the Royal Albert Dock, a publicly accessible dock edge path to the south, the Docklands Light Railway, Gallions Reach Roundabout, University Way to the north and Woolwich Manor Way to the east. The building was constructed using mainly precast concrete because of its inherent robust nature, acoustic and thermal properties. This also helped eliminate wet trades, thus saving time and money and increasing the speed of erection.

One of the main advantages of FP McCann’s (Bell & Webster’s) engineered precast concrete frame is that it provides a fair faced finish to the walls. This removes the need for plasterboard or a plaster skim. The frame incorporates the internal walls (excluding the bedroom to corridor wall) and the inner skin of the external wall, thus omitting the need for internal dry lined walls and external metal framed walls.

The system provides the major contribution to the acoustic rating for the external envelope; the choice of cladding dictates the final rating. This method of construction complies with the internal dB ratings as required by building regulations (Part E) for internal party walls and

floors without surface treatment being necessary (except the floor coverings being applied). These unique attributes

help FP McCann’s (Bell & Webster’s) RoomSolutionsTM reduce the overall cost and programme of the project. A fine example of all these benefits is the University of East London project.

Accelerated construction is a key advantage with FP McCann’s (Bell & Webster’s) RoomSolutionsTM. It reduces the time taken to complete a project thus resulting in a shorter period of disturbance for surrounding properties. Our precast units arrive ready for installation and are scheduled to be on-site ‘just-in-time’ so they can be lifted directly into place. This prevents unnecessary handling and so reduc-es the diesel or electricity used by mobile plant and cranes. Whats more, this rapid process compared with in-situ options means precast sites are less vulnerable to delays caused by inclement weather. For example using FP McCann’s (Bell & Webster’s) RoomSolutionsTM on a building footprint of 32 beds, 4 kitchens and central core area per floor, it takes approximately two weeks to complete the construction, including the installation of the bathroom pods.

Acoustically versatileAs a dense material, precast elements in a building make for a peaceful lifestyle. Privacy and effective sound reduction are ensured, which makes precast and makes a precast structure an ideal choice for residential buildings in particular. Because precast can be moulded to any shape, size and texture it can be used to deflect or absorb noise. This makes it a good acoustic host for music but also an effective sound barrier along side busy roads.

Thermally efficientConcrete can be dense or lightweight and this choice affects its thermal behaviour. In either case, precast concrete can act as a thermal sink or as an insulator. In some buildings you can see precast doing both.

Pre-installed servicesPrecast concrete can carry pre-installed services and fixtures, whether these are communications, plumbing or even windows. Services can be cast within the precast element or panels can include connection plates ready to receive heating and lighting fittings on site. This makes both construction and maintenance easy.

Technology friendlyWith homes and offices increasingly designed for information technology, it is good news that precast concrete buildings do not interfere with radio signals, local wi-fi or internet networks. This makes precast the most technology friendly material for residential buildings and places of work.

Fire proofPrecast is fireproof. It protects against the spread of fire between rooms or properties and it cannot catch fire, burn or drip molten particles. In tests, concrete performs consistently well in fire, often requiring only minor repairs to make good.

DurabilityConcrete buildings from hundred of years ago are still in use today. Some might say concrete can last up to 2000 years and there are certainly many structures around that are well on their way to such a ripe old age. This is primarily down to the fact that precast concrete goes on increasing its strength for hundreds of years after it is cast. What’s more, during that time it won’t shrink, warp, move or creep excessively so can be relied upon to perform consistently year after year.
