Roesling Nakamura Terada Architects, Inc. (RNT) is pleased to provide you with this summary of our healthcare design qualifications. Our firm began pursuing health related projects 32 years ago with the intent of creating healing environments to serve our San Diego community. Similar to Sharp’s commitment to excellence and care, RNT’s design philosophy is to create functional, positive and healing medical environments for patients, family members and staff.

Additionally, RNT shares Sharp’s goals of optimizing efficiency and excellence through Design-Build delivery. RNT has successfully completed more than a dozen Design-Build projects. We believe that this delivery method allows us to provide increased value to our clients through better budget management and quality control, enhanced communication and faster project completion, without sacrificing design excellence. One of our Principals, Joe Mansfield, recently joined the San Diego chapter of DBIA to promote this delivery method. RNT also has strong relationships with many contractors currently working for Sharp.

Our firm has successfully worked with public, private and government agencies on healthcare projects, from remodels to new construction. For more details on RNT’s medical and clinic projects, please refer to Section 2, Healthcare Project Information. RNT’s design strengths include:

• Extensive Design-Build Experience on Successful Projects: Our design team has recent experience managing design-build projects (please see Section 4, Design-Build Projects).

• Range of Project Size: The scope of our healthcare projects vary from small-scale door replacement to complete remodel of an MOB (Bachman Building at UCSD Medical Center).

• Master Planning: RNT has completed more than a dozen master planning projects that involved working with a variety of user groups. Our community’s medical centers often require such exercises to allow for planned growth and maximized efficiency.

• Feasibility Studies: RNT has completed more than a dozen feasibility and development studies that involved analyzing existing facilities for future modification and improvement. These studies form the basis of most design and construction work performed in hospitals today.

• Thrive in Challenging Conditions: In our industry we find that healthcare remodels and additions are some of the most challenging projects – due to the nature of the services provided and the inherent complexity of the processes, systems and equipment involved, as well as the regulatory environment.

Recent Healthcare Experience

long BeacH coMMunity college district, long BeacH city college student HealtH center• Design-Build Team: RNT and Balfour Beatty. • Demo existing building, new $15 mil. building to be constructed in same

30,850 GSF footprint (assigned 23,020 SF).• Designed around an exterior courtyard to maximize daylight and views to

90% of the spaces while providing exterior but protected area for students to take a break.

• Collaborative, integrated Project Delivery (IPD) format with the owner, users, CM, sub-trades and design professionals as participants.

• Extensive use of BIM.• Diligent life-cycle cost analysis resulted in utilizing efficient CIP concrete

structural system which will allow the space to be very flexible.• Certification goal of LEED Silver.

uniVersity oF caliFornia, san diego Medical center BacHMan Building renoVation• Exterior and interior renovation of the four-story UCSD Medical Center

Bachman Building for use as an Outpatient Psychiatry Facility.• Original building was a developer spec office building that UCSD staff

expected to be a tear-down. The floor-to-floor height was extremely tight for a medical facility's demanding HVAC requirements. RNT was able to creatively renovate the building to house the intensive program requirements while creating the new identity for the building.

• $1.7 mil. renovation included tenant improvements and interior remodel with a new elevator and entry balcony added to the facility.

• 28,000 SF space includes offices, examination rooms, pharmaceutical storage and counseling services.

• Seismic upgrades included structural improvements to the existing building (required to meet California Administrative Code Title 24 regulations).

uniVersity oF caliFornia, san diego Medical center patient FaMily Housing Bannister House• The design integrates the steep slope of the (north edge of campus) site as

an opportunity to make the three-story appear as a residential single story. • 10,000 SF of lodging and support services for financially challenged out-of-

town patients and their families (who wait for their organ transplant).• Includes offices, counseling services, 12 guest rooms, a community kitchen,

a dining and living room as well as a care-taker’s unit. The common area is designed to encourage the visitors to interact with each other as the building enhances the feeling of a family.

• All rooms are situated around a sunken courtyard that allows the visitors to relax in natural landscaped environment.

• About 30% through construction, the schedule had to be shortened by three months (at the request of the private donor who financed the project). The design team came up with an alternate structural framing to help expedite the construction schedule.

uniVersity oF caliFornia, san diego Medical center oncology siMulator rooM• 600 SF Oncology Simulator Room, located in the basement of the mid-rise

UC San Diego hospital – originally constructed in the 1960s.• Houses the Siemens Universal Radiation Therapy Simulator and control

room required a lead-shielded glass viewing panel and lead shielding in surrounding walls.

• Medical equipment required multiple dedicated electrical cabinets and a structural foundation for the equipment weight.

• One challenge was to run all utilities and electrical/mechanical systems, within limited ceiling spaces without interrupting existing service to upper floors. The room is in the basement with a tremendous amount of unidentified types of existing plumbing in the ceiling space.

• Construction was performed while the Radiology Department was fully in operation.

city oF san diego, puBlic utilities departMent Water and WasteWater Facilities Master plan• Lead planner working under Brown and Caldwell Engineers to provide a

strategic planning study that consolidated the City of San Diego’s Water and Wastewater Departments.

• One challenge was to merge the two very different cultures of the Water and Wastewater departments. A series of workshops was conducted to explore options and priorities.

• The study reviewed all Public Utilities facilities and provided planning options to reduce costs and optimize operational efficiencies of existing space, identify adequate space needed to achieve maximum effectiveness of the organization, enhance worker retention and attraction, identify potential expansion options, and improve customer service.

sulpiZio FaMily arc center oF san diego• The 16,000 SF Arc Center includes offices, exam rooms, psychological

counseling rooms and classrooms, including shaded patios off of the classroom areas.

• To serve the mentally and/or physically disabled, the center has eight themed classrooms featuring a Computer Lab, and Sensory, Therapeutic Recreation, Theatre, Spa, Pet & Nature, Music, and Art & Crafts rooms, supporting 135 users.

• Integral to the project was to provide a sense of continuity between the existing single-story facility and the new $3,800,000 two-story building.

• RNT closely worked with the contractor who was selected by the owner, after the design reached the design development phase, in order to expedite the construction schedule while maintaining the budget.







poMerado Hospital, laBoratory cHeMistry section reModel

• To allow for the installation of new equipment and increase staff efficiency RNT’s Project Manager Luc Allard* worked with Palomar Health to remodel the chemistry section of the laboratory.

• The design team created a phasing strategy for the temporary location of new equipment, resulting in a number of detailed construction phasing plans.

• Without accurate as-built documentation, the design team investigated the site to devise a workflow solution that provided much improved staff workstations and paths of travel.

scripps MeMorial Hospital encinitas, neW c-section rooM

• RNT’s Project Manager Luc Allard* worked with Scripps Health to create this new C-Section room within the obstetrics department.

• The design team devised a complex phasing strategy that allowed the existing C-Section room to remain in service during construction of the new adjacent C-section room.

• The new C-Section room now allows multiple births.• The service space, shared with the existing room, was also remodeled to

provide access to and from both procedure rooms.

scripps MeMorial Hospital encinitas 320 Medical oFFice Building, radiology suite reModel

• RNT’s Project Manager Luc Allard* worked with Scripps Health to remodel the radiology suite within this medical office building.

• The general x-ray room was remodeled to receive new equipment of the latest technology.

• The reception area was redesigned to provide greater efficiency for staff as well as increased privacy at the registration counter.

• The 900 SF waiting area was transformed into a warm, comfortable space with a refined hospitality look.

scripps green Hospital, neW Bi-plane angiograpHy suite

• RNT’s Project Manager Luc Allard* worked with Scripps Health to create Scripps Green Hospital’s first bi-plane angiography suite.

• This $1.3 mil. highly technical project involved meticulous phasing to minimize downtime for the adjacent single-plane angiography laboratory which shares the control room with the expansion.

• The design also solved some non-compliant conditions where the separation joint between the hospital and the adjacent clinic straddles the space.

• A collaborative design effort with doctors and staff lead to a functional solution within a restrained 1,400 SF existing space.

scripps MeMorial Hospital encinitas, neW post-partuM rooMs

• RNT’s Project Manager Luc Allard* worked with Scripps Health to create two new post-partum rooms within the obstetrics department.

• This challenging program (of allowing for two beds per room when needed) demanded creative design approaches to provide all required and desired features in existing patient rooms designed for single-occupancy.

• Both rooms have new restrooms with full showers and showcase warm, welcoming design features that set the standard for the remodel of other post-partum rooms in the department.

• RNT’s Project Manager Luc Allard* worked with Scripps Health to vacate the central supply space to provide emergency department staff with a more efficient space to observe patients needing care without impacting the availability of the department’s exam rooms.

• Challenging existing conditions included a wood-structured building needing to comply with seismic and fire-resistance requirements.

• Unforeseeable existing conditions were addressed on site with OSHPD field staff in order to maintain the project schedule. Encinitas, California

tri-city Medical center carlsBad Medical oFFice Building, Wound care and occupational Medicine suite

• RNT’s Project Manager Luc Allard* helped Tri-City Medical Center create this highly functional 5,780 SF wound care and occupational medicine facility within the new medical office building.

• The combined suite features eight exam/treatment rooms, testing areas, two hyperbaric chambers and all support services associated with these functions.

• Patient flow features separate check-in and check-out areas, separate waiting rooms and an EMS-dedicated door.

• Challenges of liquid oxygen storage were met and resolved.• The facility is designed to meet OSHPD 3 regulations.

• RNT’s Project Manager Luc Allard* worked with Scripps Health to create their first 1,035 SF hybrid operating room.

• This highly complex project, created in the existing surgery department, demanded close collaboration between the architect, doctors and staff and different equipment vendors.

• Other spaces within the department had to be prepared first and be ready to serve new functions while the room was remodeled and the surgery department remained functional. La Jolla, California

PrincipalRalph has 35 years of experience in all phases of architecture and planning, and is the founding Principal of RNT. He has served as Principal-In-Charge for various public project types, including master plans, academic, medical, civic and institutional. Ralph’s architectural projects have received more than 30 honor awards from the American Institute of Architects (various chapters, state and national) and an Orchid Award. Ralph is a design faculty member of Cal Poly San Luis Obispo, Woodbury University and the NewSchool of Architecture and Design in San Diego. PrincipalChikako Terada is a Principal of the firm and has been with RNT since 1983. She has served as Principal-In-Charge, Project Manager and Project Designer for various project types including educational, institutional, medical, community/public and residential. On large-scale projects, she acts as a project director managing a team of project architects. Chikako has experience in all phases of projects, including: planning, programming, design, construction documents, cost estimating and construction administration. She has been working on public school modernization projects for more than 20 years. She is currently finishing the approvals for new $60 mil. Sage Creek High School for Carlsbad USD, where she has also provided project management and quality control. She has had a similar role with San Diego City College, for the City College Math and Social Science Building and Parking Structure and the Business Humanities Quad. She has also been the lead interiors coordinator for these projects working closely with the users and their FF&E requirements. She is LEED accredited and has participated in the development of several LEED projects utilizing her background in sustainable design. Chikako has 27 years of experience in all phases of architecture and planning.

PrincipalKotaro Nakamura brings more than 30 years of diverse experience including architectural design, master plans, interior and industrial design for several projects that have involved complex programming, engineering studies and computer analysis of cost control. He has served as Principal-In-Charge and Project Designer and his work has been recognized by the American Institute of Architects with several awards. Kotaro is a founding partner and has been a Principal at RNT since 1983. He has been teaching architectural design at San Diego State University since 1980.

As Principal in Charge for the recently completed San Pasqual Academy Institutional Housing project, Kotaro lead the design of this project offering innovative design solutions to achieve LEED Platinum certification. Less than 100 projects have achieved LEED Platinum status, and Kotaro is renowned for designing buildings that reduce construction waste (of both material and on site) and conserve energy.

Project ManagerLuc Allard recently joined Roesling Nakamura Terada Architects, Inc. (RNT) and brings extensive medical background to the firm. With a diverse portfolio of health care projects from new construction to renovation, Luc has had a breadth and depth of experience in many aspects of health care design and construction. During his 14 years in architecture, Luc has worked on projects ranging from new acute care hospitals to complex inpatient and outpatient space renovations. He has proven to excel in meeting the client’s expectations for thorough and meticulous attention to research, analysis and planning to evaluate building requirements and constraints and test design schemes. Since 1998, Luc has been working in the architectural field on both East and West coasts. His project experience includes health care, institutional, mixed-use and multi-family residential work ranging from $100,000 to more than $100 mil. in construction cost, from design phases to permitting and through the construction process. His health care design experience in California gives him a strong understanding of the OSHPD permitting process.
