He said close to 10 per centof the market consisted ofcashed-up buyers fromoverseas.

“Cashed-up buyers,especially from the UK andSouth Africa, are helpingabsorb the upper end of themarket,” Mr Murphy said.

“They are moving to

Mandurah for a sea change.“Many are on visas where

they work in the resourcesector – Mandurah is ideal forfly-in, fly-out workers.”

Mr Murphy said even thoughthe market had bottomed outin Peel, he advised migrants tostill rent before purchasing aproperty.

“They should rent for two tothree months minimum to get afeel for locations in Mandurah,”he said.

“Mandurah is fast becominga vibrant city with about 17 or

18 suburbs in the area. “Thereis the estuary, beach orsuburbia. I’ve had people jumpin straight away and they’vefound it wasn’t exactly whatthey wanted so there was aquick resale.”

Sellers risk overcapitalising on renovationsTHE value of building approvals for homerenovations in WA was nearly $300 millionfor the five months ending November2010.

According to the latest ABS residentialconstruction figures, an average of about$15 million was being spent every week onrenovations in WA.

Propell National Valuers valuationsmanager Travis Coleman said a slower realestate market historically encouragedproperty owners to consider a homerenovation if they could not find a buyerfor their home.

“With selling prices being discounted byaround 6 per cent, this trend of homerenovations is set to increase during 2011as more frustrated property sellers decideto upgrade their existing home becausethey cannot achieve their target sale price,’’he said.

“Unfortunately, many home ownersdecide to undertake additions to theirhome for emotional rather than financialreasons, and as a result, they risk over-capitalising their home, which is one of themost common mistakes in real estate.

“In the current market, the danger withhome renovations is that the home ownercan spend thousands of dollars improvingtheir home only to find that when they selltheir property, they cannot recover themoney they spent.”

Mr Coleman said anyone considering ahome renovation should obtain anindependent valuation of the property todetermine its correct market value incomparison with similar homes that havesold in the neighbourhood.

He added that anyone proceeding with ahome renovation should focus onimproving highly visible areas around theirhome that will impress future homebuyersand would enhance the value of theproperty.

“Focus on the front of the home as thiswill improve the street appeal of theproperty. If the existing home has darkbrown bricks and old guttering thenconsider rendering the bricks and replacingthe guttering. Also, if you invest somemoney in better landscaping this in turn willalso improve the street appeal of theproperty,’’ he said.

“Inside the house you should focus onthe bathroom and kitchen areas.Improvements in these areas traditionallydeliver high returns when the propertyowner decides to sell.

“You should also focus on the outsideliving area of the property as much as theinside of the property. The reason beingone of the biggest trends in the WA realestate market currently is a growingdemand by home buyers for usableoutdoor living areas.”

Mr Coleman said if you were employinga builder to undertake your homerenovations, check that they belong to aprofessional building organisation such asthe Housing Industry Association ofWestern Australia.

In addition, ask to view recent workwhich they have undertaken in the localarea.

“Set a budget for your homerenovations and carefully cost them. If youget a quote from a builder, make sure thatit is in writing and there are no specialconditions attached to the contract,’’ hesaid. ■
