In the Heart Between Two Cities
Regent Plaza is located between Manchester City Centre and Salford Media City at Salford Quays. The site is in-between these two commercial centres, with the Chapel Street corridor to the north and Salford Quays to the South West.
Regent Road is the linking arterial route between the Mancunian Way running around the southern half of Manchester City Centre and the M62, with transport links west to Warrington and Liverpool.
Historically the site is typical of an LS Lowry painting of Salford life. Tight-knit working class life with a prominent overlap between community and industry.
The red-brick backdrop of this by-gone community is still present in the Victorian terraces of Ordsall on the opposite side of Regent Road. The most well known example is that of Salford Lads Club.

Over the next five years, Manchester capital value growth is expected to reach 28.2% as a result of growing demand and supply.
House prices in England’s north-west are set to rise 18.1% until 2021, property advisor JLL has revealed in a recently published research paper. This data comes after a great year for Mancunian residential property as it has already experienced a growth of 16% in capital values in 2016.
The area’s imbalance between supply and demand is one of the main reasons why the growth rate in the north-west is currently outpacing the rest of the UK. And JLL predicts that, as a result of this continuing under supply, both rents and capital values will continue to increase drastically over the coming years.
Capital value in Manchester is expected to grow by 28.2% over the next five years whilst rental prices are forecast to increase by 20.5% over the same period. (JLL February 2017)

Manchester Airport is the largest airport outside London, flying to over 225 destinations including four direct flights a week to Hong Kong and 22 flights a week to Dubai. There are direct flights to Abu Dhabi, New York,Beijing and Singapore from operators including Cathay Pacific, Emirates, Qatar and Etihad Airways.
Manchester Airport is set for a £1 billion redevelopment which will transform the site over the next decade, reflecting the ambitions of the city. A glass super-terminal, bigger taxiways and the latest technology willall play apart in the revamped airport.

London’s Airports and a host of other locations are easily accessed by Manchester’s excellent rail links. Being a key stop for HS2 and HS3 ensures that by 2026 London will be a 1 hour commute on the new High Speed Railway,HS2, while the city’s extensive tram network opens up the surrounding areas and beyond with a range of Northern Hub rail investment proposed for the near future.
HS2 is a planned high speed railway linking London, Birmingham, the East Midlands, Leeds Sheffield and Manchester providing an engine for growth. The government’s clear commitment to the project, alongside other transport investment, will transform journey times to key areas – reducing the journeyto Manchester by about half to just one hour.
Phase Two forms a ‘Y’ shape from the West Midlands up towards Manchester and the North West with proposed stations at Manchester Airport and Manchester Piccadilly. It is anticipated that this phase will begin operating from around 2033 as part of the integrated HS2 network with the rest of the UK rail network.
This massive infrastructure project will signal a world class transport system that has the potential to cement the North as a global centre for innovation and trade, with Manchester at its heart.

Greater Manchester and the inner city centre are served by an extensive bus and tram network. The tram system is undergoing a major overhaul and by 2016 will be the largest in the UK.
