A Qualified person’s statements and certifications
As the qualified person, I certify that:
A phase one environmental site assessment of the record of site condition property, which includes the evaluation of theinformation gathered from a records review, site reconnaissance, interviews, a report and any updates required, hasbeen conducted in accordance with the regulation by or under the supervision of a qualified person as required bythe regulation.
As of 2015/12/17, no phase two environmental site assessment is required by the regulationfor the record of site condition property and based on the phase one environmental site assessment for the record sitecondition property, in my opinion, it is not necessary for any other reason to conduct a phase two environmentalsite assessment for the record of site condition property.
As of 2015/12/17, in my opinion, based on the phase one environmental site assessment, thereis no evidence of any contaminants in the soil, ground water or sediment on, in or under the record of site conditionproperty that, if the record of site condition property were put to any of the types of property uses listed insubsection 1 (2) of the regulation, are likely to interfere with any of those types of property uses.
I am a qualified person and have the qualifications required by section 5 of the regulation.
I have in place an insurance policy that satisfies the requirements of section 7 of the regulation.
I acknowledge that the record of site condition will be submitted for filing in the Environmental Site Registry, thatrecords of site condition that are filed in the Registry are available for examination by the public and that the Registrycontains a notice advising users of the Registry who have dealings with any property to consider conducting theirown due diligence with respect to the environmental condition of the property, in addition to reviewing informationin the Registry.
The opinions expressed in this record of site condition are engineering or scientific opinions made in accordance withgenerally accepted principles and practices as recognized by members of the environmental engineering or scienceprofession or discipline practising at the same time and in the same or similar location.

Phase One CSM Information Pertaining to Property
Figures of the Phase One Study Area are provided that:

No existing buildings or structures are located on the Phase One Property.

Phase One Study Area
The Property consists of a tributary of the Little Rouge River. The Little
Rouge River is located approximately 800 m east of the Property.
All water bodies on the Phase One Property and in the Phase One Study
Area are shown on Figure 1.
iii. Identify and locate any Areas of
Natural Significance located in
whole or in part on the Phase One
Study Area
Terraprobe reviewed the Ontario Ministry of Natural Resources NHIC
database for natural area listings. No Areas of Natural Significance were
located in the Phase One Study Area.
iv. Locate any drinking water wells at
the Phase One Property
No drinking water wells were identified on the Property during the site
inspection. No records of wells on the Property were found in the MOE
Water Well Information System (WWIS).
v. Show roads, including names,
within the Phase One Study Area
The Property is bounded to the east by Donald Cousens Parkway. Other
roads and properties within the Study Area are presented on Figure 3.
vi. Show use of properties adjacent to
the Phase One Property
The Land Uses of the adjacent properties are shown on Figure 4.

has occurred, and show tanks in

No Potentially Contaminating Activities (PCAs) are located on the
Property or within the Study Area.

The Phase One Environmental Site Assessment did not identify Potentially
Contaminating Activities (PCAs) on the Property or within the Study Area.
ii. Any contaminants of potential

No Contaminants of Potential Concern (CoPCs) were identified for the
Property.
iii. The potential for underground
utilities, if any present, to affect
contaminant distribution and
transport,
There is not the potential for underground utilities to affect the horizontal
distribution or transport of contaminants.

Phase One CSM Information Pertaining to Property
iv. Available regional or site specific
geological and hydrogeological
information,
Topography
The approximate elevation of the Property is 197 masl and is flat.
Hydrogeology
The Property consists of a tributary of the Little Rouge River.
The Little Rouge River is located approximately 800 m east of
the Property. The Little Rouge River starts in the hills of the Oak
Ridges Moraine and flows south to drain into the Rouge River,
which flows south to Lake Ontario. The approximate depth to
ground water, based on Water Well Records in the local area, is
expected to be approximately 4.5 m. Ground water and surface
water is expected to flow to the south.
Geology (overburden)
The overburden on site consists of Halton Till comprised of silt
to silty clay
Geology (bedrock)
The bedrock on the site is of the Georgian Bay formation, which
is comprised of shale, limestone, dolostone and siltstone.
Geology (depth to bedrock)
Based upon historic borehole information from the MNR and
Water Well Records in the vicinity from the MOE, the depth to
bedrock in the area of the Property is approximately 110 m to
145 m.
v. How any uncertainty or absence of
information obtained in each of the
components of the Phase One ESA
could affect the validity of the
model.
No uncertainty was encountered while conducting the Phase One ESA that
could affect the validity of the model.
