Located in Wabasca - Desmarais, AB, grades K-5 with 352 students and capacity of 628. Constructed in 1961 withadditions in 1976, 1986, 2002 when new gym was built. Portable classrooms (7 in total) tied-in on roof and linked withcommon hallway along east aide of building in 2002 now considered to be part of the main building. Modernizationswere completed in 1986 and 2002. Modernization project completed, events not updated and FCR changed to 0.02
General Summary:
Structural Summary:1961 grade beam and concrete piles with dirt crawlspace and wood joists and beams, plywood subfloor and wood frameconstruction, All other sections concrete grade beam and pile construction with slab on grade, concrete block walls, with open websteel joists and steel Q deck. Portable classrooms are wood frame and steel construction on screw piles. Overall condition is acceptable.
Envelope Summary:1961, 76 sections were modernized with the 1986 addition with new aluminum windows, brick veneer over 38mm rigidinsulation on exterior walls. Roofing is a mixture of A&G built up roofing, inverted 4 ply roofing and SBS torch appliedmembrane of varying ages. The inverted roofing is 1986 and is not expected to last more than 2-3 years. 2002addition is brick veneer and steel siding on upper gym with metal roof on the mansard section around the perimeter ofthe roof and new sloped steel roofing over the 1986 ANC addition and main entrance. An anti-graffiti coating wasapplied to the brick in 2007 and 2008 and it appears to have reacted with the sealants on the building and has causedwholesale failure of the caulking. Replacement of the sealants is recommended. Overall condition is acceptable.
Interior Summary:Painted block and GWB used primarily with minimal wall tile in boys washrooms. Ceramic floor tile in washrooms andchange rooms, sheet linoleum and carpet in classrooms and offices. Majority of finishes, cabinetry and hardwarereplaced in 2002 modernization with a few 1986 sections of flooring to do. Overall condition is good.
Mechanical Summary:The facility was modernized in 2002, which approximately 90% of the mechanical systems were upgraded. Thebuilding mechanical equipment is therefore in excellent condition. However, there are several issues relating to thecontrol system upgrades that should be addressed. Overall condition is good.
Electrical Summary:The school was built in 1976 and the major electrical systems were upgraded in both 1986 and 2002. The service forthe school is 120/208V, 3 phase, 4 wire and rated 1200A. Most of lighting source for interior lighting is T-8 lamp fluorescent and metal halide lights are used in gum areas. The fire alarm, intrusion, video surveillance, intercom, data and telephone system meet current school operationrequirements. The overall rating for electrical systems is "Good".

Malfunction of multiple units during thewinter months could result in mechanical failure and severedamage to the portable classrooms. In addition, maintenancestaff have problems maintaining the units during the winterdue to the high winds and extreme temperatures.
Concern:
To improve the operation and maintenance of the packagedrooftop units, wind blocks are proposed on the North side ofthe all seven units. The wind blocks should be pressuretreated lumber, heavy guage or steel siding, and properlysecured to the portable classroom roofs. Wind blocks willprevent high winds from extinguishing pilot lights and providesome shelter to maintenance staff servicing the units.
