scope of this inspection.

Marginal Balcony: Wood constructed, Composite deck boards, metal railing, covered by roof- Photo #2 shows joist pulling away slightly. Recommend joist hangers be installed on all joists to insure there is no movement. Photo #3 shows stone piers cracking. There may be several reasons for this. (1) Upper post may not be directly over support pier encased in stone, causing weight to be distributed unevenly which would cause cracking. (2) Water has found its way into stone encasement and cracked due to the freeze and thaw cycles. (3) Stone is not on solid footing. Recommend installing two (2) part bonding epoxy or hydraulic cement at cracked areas and monitor for further cracking. If further cracking is noted, contractor should remove stone and evaluate.

The report is an opinion of the general quality and condition of the roofing. The inspector does not, and can
not, offer an opinion or warranty as to whether the roof has leaked in the past, leaks now, or may leak in the
future. Roofs, skylights and flashing are not water tested for leaks. Gutters and subsurface drains are not
water tested for leakage or blockage. Regular maintenance of drainage systems is required to avoid water
problems at the roof and foundation. Clay, concrete, fibrous tile, slate, metal and fiberglass panels are not
walked on if doing so may cause damage and as a result the inspection may be limited.

Marginal Flue/Flue Cap: Metal flue with metal rain cap- Rain collar should sit directly on metal crown (top of chimney). At present it is above crown and caulked. Recommend this collar be lowered and sit flush to avoid moisture intrusion. Generally there is a screw where where clamp holds collar on. This can be loosened and collar pushed down. A contractor can easily make this repair.

Recommend this crack be repaired and monitored for further cracking. NOTE: I believe this was from the initial settling of the home and flexing of building materials. This is not a structural issue.

continuous cleaning operations, clocks, timing devices, lights and thermostat accuracy are not tested during
this inspection. Appliances are not moved. Refrigerators and freezers are tested for function only and not for
operating temperatures. Water and ice maker evaluation at refrigerators is beyond the scope of inspection.

Basement
All slabs experience some degree of cracking due to shrinkage in the drying process. In most instances floor
coverings prevent recognition of cracks and settlement in all but the most severe cases. Floor coverings are
not removed during this inspection. Inspector can not determine if basement has leaked in the past or
whether it will leak in the future.

Acceptable Moisture Location: - Slight moisture intrusion from cable line conduct. If this becomes an issue would recommend installing epoxy or hydraulic cement at exterior opening.
Heating System
The inspector is not equipped to thoroughly inspect heat exchangers for evidence of cracks or holes, as this
can only be done by dismantling the unit or other technical procedures. Some furnaces are designed in such a
way that inspection is almost impossible.
It is suggested that all homes with fuel burning heating systems have a carbon monoxide detector installed
for added safety. Thermostats are not checked for calibration or timed functions. Adequacy, efficiency or
even heat distribution of the system through the house is not part of this inspection. Electronic air cleaners,
humidifiers and de-humidifiers are beyond the scope of inspection. Condition of underground fuel storage
tanks and environmental risks, such as mold in the duct work are beyond the scope of this inspection. If a fuel
burning device is located in a bedroom we recommend evaluation by qualified heating contractor for safety
and air volume requirements. Solar systems are not part of this inspection.

Lots and Grounds
Balcony: Wood constructed, Composite deck boards, metal railing, covered by roof- Photo #2 shows joist pulling away slightly. Recommend joist hangers be installed on all joists to insure there is no movement. Photo #3 shows stone piers cracking. There may be several reasons for this. (1) Upper post may not be directly over support pier encased in stone, causing weight to be distributed unevenly which would cause cracking. (2) Water has found its way into stone encasement and cracked due to the freeze and thaw cycles. (3) Stone is not on solid footing. Recommend installing two (2) part bonding epoxy or hydraulic cement at cracked areas and monitor for further cracking. If further cracking is noted, contractor should remove stone and evaluate.
Roof
-Through Roof Chimney Flue/Flue Cap: Metal flue with metal rain cap- Rain collar should sit directly on metal crown (top of chimney). At present it is above crown and caulked. Recommend this collar be lowered and sit flush to avoid moisture intrusion. Generally there is a screw where where clamp holds collar on. This can be loosened and collar pushed down. A contractor can easily make this repair.
Living Space
Living Room Living Space Windows: Double hung (double pane)- -Windows at west wall will not stay up when opened. They fall approx. half way down. Recommend adjustment. A window technician or contractor can make this repair.

Downstairs Bathroom Floor: Tile- Heavy cracking in grout joints noted by shower and door to bedroom. Recommend cracked grout be removed, re-grout to match color. A flooring contractor should complete this repair.
Half Bathroom Faucets/Traps: Unmarked/ metal P trap- -Plunger arm has come disconnected from stopper valve (photo 1). Also trap is extremely loose and can easily be knocked off the tube extending from sink. Recommend both these issues be corrected. NOTE: Both these repairs are simple adjustments that can be completed by contractor or handyman.
