PRINCIPAL’S PROFILE

Seow Lee Chong, (L C Seow) obtained her certificate to practice in January 2000 and is registered with the Board of Valuers, Appraisers & Estate Agents.

Prior to establishing herself in the real estate sector, L C came from a corporate working environment, her last job was heading the human resources division as well as general management of the chief executive’s office of Accenture (formerly Andersen Consulting).

Asian Land Realty was formed in January 2000 when L C obtained her license to practice after about 6 years of practical experience on the ground after leaving Accenture in 1994. During these practical on the ground experiences, she handled expatriate accounts, sales and rentals of residential and commercial properties, industrial properties and has built up a solid clientele base, both buyers and sellers.

During the six years, she worked with Atlas Realty and in 1997 with another well established agency, Hartaemas Sdn Bhd. During these years, she also acquired project experience establishing strong working relationships with certain developers.

In setting up Asian Land Realty (ASL), L C started with an agency force of six and now ASL has grown to 58 agents with 4 other license holders, Anita Chin, Philip Chong ,Warrick Singh and Teh Chin Ling totaling 5 license holders in ASL.

To-date L C has been in the real estate business for 17 years. Since then we have gained in project experience having sucessfully marketed projects such as Puncakdana Sdn Bhd, Seremban Sentral, Langat Jaya, Serdang Perdana, Koi Kinrara and The Atmosphere. Our experience in marketing such projects took us to the Sarawak market as well.

L C served in the Malaysian Institute of Estate Agents from 2004 to 2006, first as a councillor and then as Secretary General.

The achievements and accounts of ASL are listed below and plans are afoot to recruit more agents with varied experience and expertise.

ASL’s motto is always “Quality service with integrity” and we strife to live this as well as impart this to our negotiators.

Anita Chin's Profile

              Ms. Anita Chin has been in the real estate industry for the last 20 years starting off as a Junior Negotiator from 1989 to 1990 with Pancal Properties. There she learned the hard way of cold calling, knocking on doors-to-doors and the art of negotiating.   

She gained further experience when she left Pancal and worked with two other companies till 2002 when she obtained her license to practice.   

From 1999 to 2007 she was with Hartamas Realty where she gained invaluable experience working and managing projects and working with developers.   

Her experiences include sales and lettings of shops, factories and office space.  Her main strength however, is in the sales and lettings of residential properties such as condominiums and landed properties in and around the Klang Valley. Taman Tun Dr. Ismail, Damansara Heights, Sri Hartamas etc. 

She joined Asian Land Realty in 2008 bringing her experiences and knowledge enhancing the management strength of the agency.

Phillip Chong joined Asian Land Realty on 8th October 2007.

He is a Fellow member of the Australian and New Zealand Institute of Insurance and Finance (ANZIIF) and a Fellow member of the Association of International Accountants. UK (FAIA). He obtained his Diploma in Estate Agency in February 2007.

He has been working in the real estate industry for the past 6 years. During this period, he handled sales of residential, commercial properties, land and industrial properties. At the same time, he is constantly working closely with developers.

Prior to this, he held various senior managerial positions in finance, marketing and marine department of reputable insurers such as Multi-Purpose Insurance Berhad, MUI Continental Insurance Berhad and American Home Assurance (a member of AIG Group). During his working career, he was actively involved in the accounting profession and this has given him the extra edge of looking at things in a broader perspective. He has vast experience in corporate planning, statutory procedures, investment and legal matters.

WARRICK SINGH DHALIALQualifications

Warrick Singh secured his practicing license in 1986, bringing with him a wealth of 22 years of experience in the real estate industry under Resource Realty. At the peak of the nation’s infrastructural run of 1990, Warrick managed a agent force of 20 and rode this wave profitably.

Warrick is also a licensed auctioneer for both Wilayah/Selangor. He has successfully conducted many auctions and is very familiar with the intricacies/nuances of the auctioneering practice.

He served in MIEA, the Malaysian Institute of Estate Agents for four years from 2003 to 2007, holding the portfolio of Education & Training Chairman. He held the position of Vice President for the last 2 years also in charge of Education & Training.

His scope of works whilist in MIEA :

Organizing the monthly negotiators course that takes participants from ground zero to a reasonable level of practicing knowledge should they opt to be negotiators;

Consistently researching subjects for Continuous Professional Development (CPD) luncheon talks/seminars on relevant subjects for practitioners of the industry

Successfully brought in a nett profit of RM170,000 over the four years from the education & training portfolio

Was the co-organizing Chairman of the 2006 MIEA Annual Convention. Organized the logistics and team of 20 different notable speakers with 550 participants bringing in a profit of RM120,000..

Familiar with the Board of Valuers, Appraisers & Estate Agents requirements of subject matter for CPD hours accreditation.

Now, Warrick brings his experience and expertise to Starfish Training master minding the programs and seminars to empower principals and agents to raise the level and professionalism of the real estate industry.

Mr C L Teh (Teh Chin Ling) has been actively involved in the real estate industry since 1995. He obtained his real estate licence from the Board Of Valuers, Appraisers  and Estate Agents Malaysia  in year 2002.

Prior to his licence, he has worked as a property negotiator and marketing executive in several real estate agencies and property developer ie Colliers International Property Consultants Sdn Bhd, Right Angle Property Consultants (currently known as Allied Group Property Consultants) and IOI Property Development, handling sales and rental of properties in various categories and project sales and marketing. 

He was also with Megaharta Real Estate heading a branch and lead a team of negotiators in achieving sales for that branch.

He joined Asian Land Realty in March 2011 bringing his expertise and experience to lead teams to higher levels.

Commercial Projects - rentals

Wisma & Plaza Masalam (Sole Agent) (2002)

Was appointed sole agent to bring in tenants on completion of building. We were only appointed for 3 months and managed to rent out the smaller units but in view of the short timeframe, could not do much.

Menara Mutiara, PJ (Sole Agent) (2003)

Was appointed sole agent to rent out the remaining 30 units within the building. We rented out ALL units within 6 months with average rental of RM1.30per sq ft to RM1.60 per sq ft.

Wisma Char Yong, Jalan Ampang(Exclusive Agent) (June 2002- 2003)

Was appointed exclusive agent to rent and possible sell the building as Citibank had moved. This building was leased from the Char Yong Association by the JBT Perunding Sdn Bhd and constructed to specifications of Citibank who had a contract to rent from JBT for next 30 years. However 15 years before expiration of contract, Citibank moved out of the building. We negotiated for Alliance Bank to take up 3 floors, deposits paid, Letter of Offer signed but due to the liquidation problems, JBT had to abort the deal. Presently still under litigation.

PROJECT SALES & MARKETING

Appointed in June 2004 by to market the balance of 20 units of 3 ½ storey shops 22’ x 75’ in Ara Damansara known as Taipan Damansara. This is a freehold property surrounded by upcoming growth developments such as Platimum Damansara, Mutiara Damansara, Mayang Mas and adjacent to the Tropicana Golf & Country Resort. Shops prices start from RM1.04 million and we sold 15 units with total value of about RM22.5 million.

We were appointed as sole marketing agent August 2007 for the balance unsold units of medium costs, low costs, shops, service apartments and shop apartments by Green Crescent Resources. Our marketing involved ground breaking ceremony, roadshows at Jusco & Tesco and we were able to sell 35 units in 5 months with approximate total value of RM4.72 million.

Appointed as sole agent by Puncakdana Sdn Bhd in July 2002 to market balance of 65 units of apartments. Sold all units and was appointed as the agent to do sub-sales and rentals for the owners of the apartments.

Appointed in June 2005 by Prime Concord Sdn Bhd as sole marketing agent to market 3 storey shops in Seremban called Seremban Sentral, near Kemayan Square and immediately after the Seremban toll. This is an exciting development, bringing in fresh concept of modern yuppie shops concept where it incorporates fine restaurants, specialist services and corporate companies. The project consists of 48 units and by end 2007, ¾ have been sold. Handing over of keys in January 2008.

We were appointed as exclusive marketing agent in October 2007 by Billion Review Sdn Bhd to market 246 remaining units of condominiums at Ulu Langat, Cheras, Batu 9.

A family day was organised to promote the project and plans of doing roadshows at government departments and for government servants were planned.

We were the exclusive agents manning the showroom and to-date we have sold 85 units totalling approximately RM11.05 million as the units pricing range from RM130,000 to RM150,000.

Asian Land Realty was appointed in June 2009 as the Sole Agent to market this 1,000 units condo to outstation and overseas markets. The first two blocks, Block A & B totalled 500 units and the first roadshow was taken to Sarawak. Roadshows were held in Kucing, Sibu and Miri in the month of July and 23 units were sold.

The second roadshow was in Penang in September at the Queensbay Mall and we brought in 12 units over the weekend. The next roadshow planned will also be in Penang .

Appointed in August 2009 as the Sole Agent, we worked with the developer on launching and promotions at the showroom in Seri Kembangan.

We sold 45 units in the various launches and at end September was given the Exclusive Agency to market and man the showroom for the 2nd phase launch of another 90 units.

On 31st October, Asian Land Realty, backed by the developer did another promotion and another 10 units were sold.

The Atmosphere is a commercial development of three phases of 4 sty shops Aura, Nova, Flava & Diva,

To-date we have sold 51 units with value price from RM919,000 to RM2,000,000 over with approximate total sales of RM65,000.000.
