Case StudySingle-Storey Extension with Disabled Adaptations

FSG Property Services works closely with Milton Keynes Council, and in 2014 we extended a property on their housing stock to better suit the tenant’s requirements.

Following plans submitted by their architect, our team built a single-storey extension at the rear of the semi-detached property. This was to accommodate a bedroom on the ground floor with disabled adaptations and ensuite bathroom.

We had to make a few alterations to the property during the process of building the extension. Our team removed the existing bay window at the rear of the property and blocked off the original doorway that led through to the living room. An opening was created between the new extension and dining room and the flat roof above the kitchen was removed and replaced.

Once the shell of the extension had been built, the team went on to complete all internal and external installations and refurbishments. This included a central heating upgrade, electrical rewire, plastering, tiling and installation of bathroom, ceiling hoist, fascia and soffits, guttering uPVC windows and doors. Wooden flooring was laid throughout and a ramp with supporting handrail was also constructed outside for wheelchair access.

The team made efforts not to disrupt the tenants and their neighbours by working as tidily as possible. Dust sheets were laid internally and protection to the neighbour’s conservatory was provided.

Bad weather conditions and changes to the original plans delayed the project slightly, but the team pulled out all the stops to catch up and deliver the project to Milton Keynes Council on time.

FSG Property Services is an NICEIC Approved Contractor, which means our Electricians are competent in carrying out a range of Electrical Services that meet building regulations.

The NICEIC is open to any Electrical Contractor or organisation like FSG Property Services that can perform Electrical Installations and prove their capabilities in accordance with BS 7671 standards.

Electrical

FSG Property Services specialises in roofline maintenance and our team has been installing reliable Fascia, Soffit and Guttering systems for more than 15 years.

Fascia Boards and Soffits are designed to protect your roofline from harsh weather conditions and Guttering collects and diverts rainwater. It’s important that you look after this roofline system to ensure that it’s doing its job and to prevent other maintenance costs on your property.

We work with industry-leading manufacturers to install durable and reliable uPVC roofline products that come in a range of colours, materials and finishes. You can create a unique look for your home and will receive a quality and colour manufacturer guarantee on the products installed.

Aside from these popular uPVC products, FSG Property Services can also manufacturer bespoke Seamless Aluminium Guttering Systems for customers.

Compared to uPVC, aluminium is stronger and slightly more expensive. It too comesin a range of colours and finishes, and is manufactured in a long strip to eliminate seams and prevent leakage.

Fascias, Soffits & Guttering

The cost of Insulation will vary depending on what measure you take. Loft Insulation is considered to be the cheapest and will take around two years to pay for itself through the savings you’ll make on your heating bills. Sold Wall Insulation on the other hand is a lot more expensive due to the extensive installation process.

Cottage Two-Storey Extension & Renovation

FSG Property Services worked closely with architects Model Projects to build a two-storey extension on both the side and rear of this 18th century cottage, complete with internal and external renovations.

The extension was designed and built to house a new entrance to the property with lengthy hallway, a ground floor shower room at the rear, and additional bedroom on the upper floor. The renovation included structural alterations as well as refurbishments throughout to alter the property’s layout.

The original side entrance to the cottage was removed and the two-storey extension was built in its place.Materials were sourced by FSG Property Services to match features within the cottage, but at the same time aiming to give the property a traditional look with modern twist.

The property was renovated using neutral colours and the beams of the cottage were left exposed. Oak doors, spotlights and carpets were installed throughout and the renovation included all internal installations, gas and electrical upgrades, bespoke carpentry works and external rendering.

The new entrance featured a vaulted ceiling, glass panelled front door and a large glazed panel that ran from the top of the door to the roof.The entrance was designed to allow a flood of natural light into the cottage.

Case Study

Just inside the entrance a new oak staircase was constructed by our team and the hallway led to the newly installed ground floor shower room. Next to it featured sliding doors into the lower part of the rear extension, which combined with the original build created an open plan kitchen diner with snug area.

A large window was installed to maximise the view of the garden and fields, and an Aga cooker and island sink were installed as part of the new kitchen design. Our in-house carpenter also designed and built a large bookcase for additional storage in this area of the cottage.

The team went on to refurbish all existing bedrooms and the old living room, and removed the old staircase that sat in the corner.Structural alterations were made on the upper level to accommodate a newly installed family bathroom and wooden beams were recreated in the additional bedroom to tie in with the design of the cottage.

The team also carried out a central heating upgrade from oil to gas throughout the cottage, and new radiators were installed throughout. The old oil boiler that sat in one of the bedroom cupboards was removed and the new gas boiler was relocated to the garage
