¤  GASTOS OPERATIVOS los gastos operatios son todos aquellos necesarios para la eficiente operacion del hotel como ser seguridad - limpieza y mantenimiento de areas comunes – seguros - mantenimiento y servicio de las unidades – amenities - limpieza de ropa blanca – wifi – cable - comisiones de operadores y tarjetas de credito - etc

LAS UNIDADES SE ESCRITURAN? las unidades se escrituran y cada propietario es dueño de su unidad - el edificio se rige por la ley de propiedad horizontal con un reglamento de co-propiedad que contempla el contrato hotelero de todas las unidades PUEDO VENDER MI UNIDAD? la unidad es transferible en todo momento - teniendo en cuenta que la misma está ligada a un contrato de gerenciamiento hotelero CUAL ES LA DURACION DEL CONTRATO DE GERENCIAMIENTO? el contrato es por 3 años renovables con clausula de salida en caso de no cumplirse rentabilidades minimas pactadas en el contrato de gerenciamiento hotelero PUEDO RESCINDIR EL CONTRATO DE GERENCIAMIENTO EN CUALQUIER MOMENTO? el contrato de gerenciamiento solamente puede ser rescindido si la unidad no genera más de un 5% de tasa de retorno anual durante 4 semestres consecutivos. Esto se hace de comun acuerdo con el consorcio COMO SE ABONAN LAS UTILIDADES? se abonan mensualmente a la cuenta bancaria indicada por el comprador

CUÁLES SON LOS GASTOS DE POSESION? a la posesion de la unidad se debera abonar un fondo de reserva del 0.5% del valor de la unidad para conformar el capital de trabajo para el comienzo de la operacion del hotel – 6 meses previos a la finalización de la obra se pagarán 6 cuotas que representan el 3% del valor de la unidad para el equipamiento común del hotel QUÉ SUCEDE SI LAS UTILIDADES NO LOGRAN CUBRIR LOS GASTOS OPERATIVOS? se deben abonar según porcentual asignado a cada propietario PUEDO DECORAR LA UNIDAD A MI GUSTO? no - mientras esté bajo el contrato de gerenciamiento las unidades estarán decoradas uniformemente y profesionalmente QUÉ PASA SI SE ROMPE ALGÚN ARTEFACTO EN MI UNIDAD, DEBO ABONARLO YO COMO DUEÑO DE DICHA UNIDAD? no - el operador hotelero es el responsable del mantenimiento total de las unidades y su equipamiento CUAL ES EL FEE DE GERENCIAMIENTO? Es un porcentaje de la facturación y otro porcentaje sobre el resultado operativo del hotel.
