It is hard to avoid the coverage in the UK press at the moment about the changes to UK pensions legislation. With Jersey having a separate tax system with our own set of pension laws, we will not be directly impacted by any of these changes.

During the past month mortgage interest rates have fallen even further – consider a tracker or a discount, but do remember that when this rate is reviewed at the end of its term, the fi xed rates that will then be available are likely to be higher than they are at present.

JERSEY MARKETThe surge of activity that we saw at the beginning of this year seems to be continuing, although there are fortunately no signs of any overheating, as there is su� cient new stock to replace properties that have recently been sold.

The most noticeable increase in sales seems to be in the sector of the Jersey market from £600,000 to £850,000, as well as in the upper bracket of £1.25m plus. This suggests that many buyers have now regained their confi dence, after years of having put their lives on hold, which is great news indeed!

Asking prices are still negotiable in some cases, although it would seem that the steady fall in property values that began in 2009 has virtually bottomed out.

LONG LIVE THE BBQ KINGBUILD YOUR OWN BBQSquinting in the afternoon sun, the smell of kerosene and marinated ribs fi ll your nostrils. You step territorially onto your freshly mown lawn and peek over the fence to gape at your neighbour throwing a BBQ. How dare he?  

Just last summer you were the envy of the neighbourhood with your outdoor grill, brandishing tongs with the skill of a surgeon as you fl ipped burgers like a juggling acrobat. Those days are gone, you hung up your apron a long time ago and your grill, once the apple of your eye, has stood forlornly rusting all winter. It’s time to reclaim your throne as BBQ King.  It’s time to build your own BBQ. 

The internet is a great source of inspiration for your outside grill. You can adapt barrels, stack stones, add stainless steel worktops or get creative with polished concrete but the majority are made with trusty old red brick. The simplest way is to purchase a ‘kit-set’, which will give you the materials, design and instructions you’ll need. We have plenty of local construction companies who have access to these and will be happy to help you with the design and function of your outdoor built-in BBQ.  At the top of your specifi cations when choosing a spot to build your BBQ should be fi re safety, under eaves or under trees can pose fi re risks. Also remember that people will gravitate around the nice warmth of your built in BBQ as the evening cools, so leave some socialising space. Our top tip, decide what you really need from your BBQ before you start. You can choose to go for a simple contained fi re pit with some sliding grills above, extend the bench space, build in cupboards underneath or go for a snazzy pizza arch. The JeCC members list have experts who can help you with the garden landscaping, building work and sourcing of materials. All that’s left to do is to crack open a crisp bottle of white, throw another shrimp on the Barbie and survey your Kingdom. All hail the BBQ King.

PREPARING YOUR HOME FOR A SUMMER SALE!

With British Summer Time now underway and everything in the garden blooming, what better time to get your property ready for sale and make an impression in the current competitive market.

Try to remember a few simple rules which could make all the di� erence to potential purchasers when they decide to put an o� er on one property over another.  

Ensure you de-clutter every room as much as you can as nobody wants to see “stu� ” on every surface. Try to fi nd a place for all personal items whether in a drawer somewhere, in a cupboard, in the loft or stored in the garage.  Apart from anything else, de-cluttering will make a room look much bigger.

Likewise choosing neutral colours for the décor, if you are considering redecorating it will not only make a room look bigger, but also brighter.  Colours can be introduced to a room by way of home accessories such as rugs and cushions!   You may well have a love of vibrant colours, but others might not share this and may be put o� if they have to completely redecorate the property as a result of your love of deep purple! 

We are always being told that fi rst impressions go a long way towards a fi nal decision together with the kitchen and bathroom, and what better way than to have

a pot of co� ee brewing, or some homemade bread baking to enhance the viewing experience. These aromas would certainly be preferred over unwashed animal bedding or shoes lurking in the hallway!

Similarly the entrance to the garden or front door should be pleasing to the eye so that anyone viewing is made to feel welcome.  Nobody wants to fi ght their way through overgrown shrubs, last winters’ leaves, bicycles or dustbins.

Once you have enticed viewers into the property they can take a leisurely look around and visualise their e� ects in situ and decide on the décor or colour scheme they want to introduce to make it their own.
