Visits with Vicki: SCENARIO ONE RATIFIED

WITH OVERWHELMING

SUPPORT

The Annual Meeting was called to order at the park

shortly after 10:00 a.m. on October 22, 2012. There

was tremendous attendance from our members and an

overwhelming ratification of the Budget for 2012. In

past years, the staff and Board members were counting

heads to ensure that a quorum of memberships was

present and worried whether or not enough members

would attend so that business could take place.

According to our official membership records, 82

memberships needed to be present to conduct

business. Actually, there were 130 memberships that

attended the meeting. Sincere thanks to each of you

who made the effort to attend the meeting and ensure

that business could be conducted. Your presence and

interest in the future of the park is critical to ensuring

the solid future of our resort. Ann Wilson, park

counsel, swore in the new Board members: Howard

Boos, Kim Moore, and Cherri Armer.

It was a rousing meeting with members

expressing their opinions on a myriad of issues. It

seems like the most asked question or concern was the

sale of memberships. Most members were concerned

that the price was too low and needed to be reviewed.

The Board has agreed to review the price of the

memberships within the next few weeks. The purpose

of the sales was to offset the budget shortfall for 2011

and to address the repair and replacement of the roads

during budget year 2012 without an assessment of the

membership. The selling price of the current

memberships was based upon an average of the last

five memberships that were sold by members. The

average turned out to be $7,200. The Board raised that

average to $7,500 and included no waiver of the

transfer fee owed to the park. As of this writing 17

memberships have been sold.

Other issues that were addressed included the

repair and upgrading of the cabins, the office and the

clubhouse. There were questions about the budget for

2012 and future plans for the park.

The ratification vote was taken and Scenario

One was adopted by 124 of the memberships present

at the meeting. The ratification vote serves as a bell

weather to the support of the current Board and both

the financial direction of the park as well as the

physical condition of the property.

Sincere thanks go out to Bruce Barnett for all

his work with the staff and Board to prepare the 2012

budget with forethought for upcoming years. Thanks

are appropriate for Mark Bunch, our new Treasurer,

for his presentation and aid in explaining the new

budget to the membership. Also, thanks to the staff

for all their work in preparing and facilitating the

meeting. Steve and his team put together the furniture

and the room with a sound system that was quite

sufficient. Also, thanks to Inger and her team for

checking in all the members, providing handouts, and

being available for actual facts and figures if

necessary. The Boards hats are off to both Steve and

Inger for their park reports and hard work in preparing

for this Annual Meeting as well as their faithful

service to the corporation.

The Board began a new tradition this

year. A perpetual award for the Volunteer of the Year

Award and Camp Host of the Year Award were

adopted for presentation annually. These award

recipients are decided upon by the staff given the fact

the staff works so closely with these individuals.

Steve presented the Volunteer of the Year Award to

Howard Boos. Sue Hernandez, who has the Board

responsibility for Camp Hosts, presented the award to

Bob and Vivienne Kuster. The perpetual plaques will

hang in the Clubhouse. Additionally, each award

winner took home a plaque for their homes. Bruce

Barnett was presented with a plaque from the Board

for his outstanding service to the park and to express

thanks for putting the park on a sound financial footing

for the future. Because Gary Dilley had finished his

three years on the Board he was given an engraved

watch honoring his hard work and dedicated service to

the park during his tenure. Gary will remain as an

advisor to the Board until the park roads project is

completed.

An Organizational Meeting was held

right after the Annual Meeting. Excited new members

Sincere thanks to each of the Board members for

enthusiastically assuming their new roles in park

matters.

Dues letters will be going out during the month

of November. According to the new

ratified budget, the dues will be $440.00 per year and

are due and payable upon receipt of the statement.

The gate fees will increase to $10.00 beginning on the

1st of January, 2012. The Board will also begin a

review of the rules for the park. If you have some

suggestions or thoughts, please let Inger know at the

park. She will compile a list of suggestions for the

Board to review. You can call the park office at 805-

to share your thoughts.

The Board voted to use one of the membership

sales to fund the purchase of new furniture throughout

the park. There are now queen sofa sleepers and side

chairs in all the cabins and new sofas and chairs in the

loft, the clubhouse and the puzzle room. There are

also new mattresses on all the beds in the park. This

effort will hopefully aid in getting the rental

occupancy rates up for the future. A look toward

updating the interiors of the cabin will begin in the

very near future. Board members are actively

pursuing the roads project at this time and will be able

to make those updated reports soon.

Your Board wishes to extend to you all a

Happy Thanksgiving and the abundance of blessings

of family and friends. Pismo Creek R.V Resort, Inc.

is blessed with wonderful members and a beautiful

place to spend time with friends and family. We have

so many blessings for which to be thankful.

The park will be preparing a Thanksgiving

Dinner in the Clubhouse on Thanksgiving Day. If you

are going to be able to attend the dinner, it would be

advisable to let the office know so that the

Thanksgiving committee can prepare an accurate

amount of food. Your Park will be providing the

turkey, ham, mashed potatoes and gravy. All

attendees are asked to bring a side dish or a dessert

when they attend. Many thanks go out to Howard

Boos and Larry Orth for their hard work in cooking

the turkeys and hams and preparing the remainder of

the dinner. Also sincere thanks to all the volunteers

who have agreed to help prepare and serve the meal.

To each of you I wish that you will have a

blessed Thanksgiving Day. And, know that we will all

be remembering our men and women

in uniform throughout the world who

are vigilantly safeguarding our nation

and its citizens.

Called to order: Executive session: 1:30 PM

Chair, Vicki Ketchie, called the meeting to order.

Directors Present:

Steve Steinberger, Operations Supervisor and Inger

Hudson, Office Supervisor were also present for part

of the meeting.

Finalize plans for Annual Meeting:

Vicki reported that we currently have eight hundred

twenty seven (827) members; therefore eighty-three

(83) members need to attend the annual meeting for

a quorum.

Steve and his “crew” will set up the chairs Saturday

morning.

Susan announced that the Inspectors of Election,

Bob & Vivienne Kuster and Jack & Betty Slentz

will count the votes for the Budget Scenarios.

Insurance Changes:

Larry advised the Board that he had received quotes

for the Workers Compensation insurance from our

agent for five (5) companies ranging from $725.00

with Employees Insurance to $1,067.00 with First

Comp. The liability and property insurance is with

Philadelphia Insurance Company who specialize in

campgrounds. The annual premium for this policy

is going up approximately $300.00.

Larry made a motion that we continue as is with

insurance with regard to liability, property and

health coverage and change the workers

compensation insurance to Employees Insurance.

The motion was seconded by Mark. Passed.

Thanksgiving Day Dinner:

Howard Boos will be cooking the turkeys. Other

members will provide the rest of the meal.

Operations Supervisor Report (copy attached):

Steve reported on projects that have been completed

and his plans for setting up for the annual meeting.

He also reported on upgrading the Wi-Fi with

Charter Cable vs. Norcast. He was asked to obtain

complete figures from Norcast and Charter Cable for

full service with both for telephone service and Wi-

Fi. Steve will report his findings to the Board at the

November meeting.

Office Supervisor Report (copy attached):

Inger reported on office personnel, DigitalRez pro-

gram, camp hosts, Quickbooks and other duties and

projects that are being handled in the office.

She advised the Board of two (2) one day seminars

that are coming up that she thought would be of

interest and helpful for she and Steve. The first one,

Project Management, is scheduled for 11/14/2011 in

San Luis Obispo; the second, Human Resources for

Anyone with Newly Assigned HR Responsibilities,

is scheduled for 12/9/2011 in Bakersfield.

After discussion Susan made a motion that both

Inger and Steve attend the Project Management

Seminar and Inger attend the Human Resources

seminar. Reimbursement for mileage and meals is

to be included. Mark seconded the motion. Passed.

Carbon Monoxide Detectors for Buildings:

Steve reported that carbon monoxide detectors have

been installed in all cabins. He was asked to

purchase them for the loft and office.

Property Tax Appeal:

Inger reported that she received a response to her

inquiry about lowering the property taxes.

CalARVC suggested we have an expert look into

our case. His charge would be approximately

$5,000.00.

After discussion by the Board it was decided to not

pursue this further. Besides the cost for the expert,

there is no guarantee that the taxes would be

reduced. In fact, after a reevaluation the taxes could

go up.

Define Groups:

There seems to be some confusion when it comes to

defining groups and whether to be counted as a

group, all five (5) must stay in RV sites or if they

can also stay in the cabins or loft. Also there was a

question whether three (3) could be a group if using

only cabins or loft.

After discussion it was decided that a group should

remain at five (5) and could use sites, cabins or loft.

Approval of Minutes:

Gary made a motion that the minutes for the Board

meetings of September 5, 2011, September 16, 2011

and September 17, 2011 be approved; seconded by

Larry. Approved.

Treasurer’s Report:

Mark presented a graph showing park occupancy and

financial information which led into a discussion

regarding financials and use of the park.

New Furniture:

Vicki reported that the new furniture for the cabins

and loft will be delivered Tuesday, October 24th.

ID Cards:

Inger is checking into programs that can be used for

issuing new ID cards. They will have a picture of

the member and a bar code that can be used to open

the gate. Children authorized to use their parent’s

membership will get their own cards.

Cooking for Groups:

There was a discussion about who should be allowed

to cook meals for groups. After discussion Gary

made a motion that meals be prepared only by

licensed and bonded caterers; seconded by Larry.

Passed.

Roads:

Gary listed the approximate figures for redoing the

roads: asphalt roads $85,000.00; valley gutters

$58,000.00; entrance $19,258.00; office ramp

$3,850.00.

Correspondence:

Vicki said she received letters from Ken Sorensen &

Carol Cudmore, Doug & Judy Thompson, Richard

Homesly and Elmer & Elsie Patterson.

Budget:

Bruce Barnett came to the meeting at this point to go

over the proposed budget. He and Mark will go over

how they want to present the proposed options to the

members at Saturday’s annual meeting.

All Board members signed a Confidentially

Agreement.

Treasurer’s Report

Well the annual meeting is over and a majority of our members support us in raising the dues and gate fees to maintain the funds necessary to operate our park from year to year. I speak for myself but I know it was a very hard decision for all of us on the board to make and present to our membership. But, we did what was best for the park. Thank you members for your support. Our Chairman’s goal was to operate within the budget, develop a professional atmosphere, repair all deferred repairs, repair the road without assessments, and maintain the proper membership level to support the park both now and in the future. That’s about half of what our Chairman did for our park.

Thanks Vicki for your leadership and direction. We have a big year ahead of us and we will work to better our park and maintain a comfortable, safe place for our families to enjoy for years to come. Membership involvement is important for our success. Please keep involved. Come join us at the park and stay awhile. We need you here. We have been experiencing low usage levels at the park and we all know how beautiful the park is in the winter time. So come, stay and enjoy our park. Thanks, Mark Bunch

ANNUAL MEETING Pismo Creek R. V. Resort Club House

Saturday, October 22, 2011 10:10 AM

Call to order: Chairperson, Vicki Ketchie called the meeting to order at 10:10 AM. All board members were

present. Vicki welcomed all to the meeting and advised everyone that during the member comment sections there

is a three minute time limit.

Flag Salute: The flag salute was led by Larry Orth.

Invocation: Vivienne Kuster gave the invocation.

Introductions: The board, camp hosts and PCRV legal

counsel, Ann Wilson, were introduced.

Quorum report: There are currently eight hundred

twenty-four (824) members in good standing. Susan Hernandez reported that there were one hundred twenty-

six (126) memberships represented with an additional few members coming in late. Eighty-two (82) members were

needed for a quorum.

Buildings and Grounds Report: Steve Steinberger,

Operations Supervisor, reported on the projects that were completed throughout the year (copy of Steve’s report is

attached).

Office Report: Inger Hudson, Office Supervisor, gave a

report on memberships, meetings and projects that are being worked on in the office (copy of Inger’s report is

attached.)

Financial Report: Mark Bunch reported that there was a

52% occupancy rate in the park in September. Total income for September was $20,690.46; total expenses for

September were $47,059.51. Eleven (11) memberships have been sold for a total of $82,500.00.

Mark made a motion that the financial report be approved; seconded by Larry Orth. Approved.

Election Results: Vicki Ketchie introduced the newly

elected board members, Cherri Armer, Howard Boos and

Kim Moore.

Administration of oath to all board members: Ann Wilson administered the oath of office to all 2012 board

members.

Presentation of Budget for 2012: Mark Bunch and

previous treasurer, Bruce Barnett, presented the proposed

budget. Bruce advised the members that there is a

projected shortfall of approximately $58,000.00 by the end of the year. Park usage has been down 8 – 10% this year.

We are selling memberships to reach a maximum of eight hundred sixty (860) memberships. If these memberships

are sold there would be additional income of $130,000.00 -

$140,000.00 by the end of the year.

Gary Dilley made a motion to accept the budget as proposed under scenario 1; seconded by Larry Orth. Susan

Hernandez polled the Board members for their vote: Gary Dilley – yes; Vicki Ketchie – yes; Larry Orth – yes; Mark

Bunch – yes; Susan Hernandez – yes. Motion unanimously

approved.

Budget Discussion: Vicki opened a discussion period for those members who had completed the Budget forms.

Those speaking or asking questions during this period

were: Paul Hernandez, Steve Starnes, Libby Fouse Miller, Augusto Altamera, Bob Weigandt, Richard Weller, Patsy

Hood, Clarence Peters, True Cantrell, Ruth Headley, Gloria Kerker, Rod Hitchcock, James Berry and Leta Ward. All

questions were addressed and answered by Vicki Ketchie, Gary Dilley, Bruce Barnett, Mark Bunch and Ann Wilson.

Ratification of Budget for 2012: The vote was taken for Scenario 1. Ballots were counted by the Inspectors of

Election (Bob & Vivienne Kuster and Jack & Betty Slentz). Scenario 1 passed with one hundred twenty-four (124)

votes.

With an overwhelming number of votes in favor of scenario

1, a vote was not called for on scenario 2.

Recognitions: Volunteer of the Year Award: The staff

voted and Steve Steinberger presented Howard Boos with this award in the form of a plaque.

Camp Host of the Year Award: The staff voted on this and

Susan Hernandez presented this award to Bob & Vivienne Kuster.

Perpetual plaques for Volunteer of the Year and Camp Host of the Year will be placed on a clubhouse wall and new

names will be added each year.

Vicki Ketchie presented a plaque to Bruce Barnett, former

Treasurer, for his dedication to putting our park on a solid financial footing both now and into the future.

Vicki Ketchie presented outgoing board member, Gary

Dilley with an engraved watch and thanked him for his time and service.

Christmas Concert & Parade—Nov 27

Grace Bible Church provides a Christmas Music Chorus at the Gazebo with

a 70-piece Choral & Instrumental group on Sunday followed by our annual

Open Forum: Vicki opened the open forum to those

members who completed the Open Forum form and reminded everyone that their time to speak is limited to

three (3) minutes. Those speaking or asking questions

during the open forum were: Jesse Pino, Raymond Maynard, Victoria Reinhardt, Larry Marshall, Roberta

Miller, Pat Patterson, Leta Ward, True Cantrell, E. J. Opinski, Maggie Hayes, Gloria Kerker, Mac McCullen and

Rod Hitchcock. Questions were addressed by Board members and legal counsel, Ann Wilson.

It was brought up that the August minutes stated that the

$150.00 PCRV transfer fee was being waived on memberships sold. Mark Bunch advised the members that

this needs to be corrected. The fee was not waived.

Larry Orth made a motion that the meeting be adjourned; seconded by Mark Bunch. Passed.

Adjournment: The meeting was adjourned at 1:43 PM

Election of officers for 2011/12 was opened by Vicki

Ketchie.

Larry Orth nominated Vicki Ketchie as Chairperson,

seconded by Cherri Armer. No other nominations were made. Voice vote unanimously elected Vicki as

Chairperson.

Mark Bunch nominated Larry Orth as Vice-Chair, seconded

by Susan Hernandez. No other nominations were made. Voice vote unanimously elected Larry as Vice-Chair.

Larry Orth nominated Susan Hernandez as Secretary, seconded by Cherri Armer. No other nominations were

made. Voice vote unanimously elected Susan as Secretary.

Cherri Armer nominated Mark Bunch as Treasurer,

seconded by Larry Orth. No other nominations were made. Voice vote unanimously elected Mark as Treasurer.

Vicki made the following appointments:

Howard Boos – Special Projects

Cherri Armer – Social Activities Chair Kim Moore – Fund Raiser Chair

Ann Wilson spoke on how the Board should work and

stressed confidentiality and the fiduciary responsibility of

the Board.

New Board members signed Confidentiality Agreements.

Larry made a motion that the meeting be adjourned; seconded by Susan. Passed.

Sad News: Patricia Ann Ringsdorf Barcellos

was born in Burt, Ia. on October

20, 1935, and went to be with her

Lord on Friday, September 30,

2011. She moved with her parents

to Laton, Ca. at the age of 13. Pat

attended Laton schools and then

College of the Sequoias in

Visalia. While attending Laton

High School she met the love of her life and husband

of 56 years, John B. Barcellos. They began their

married life in 1955, and relocated to New Mexico

where they had a dairy. In 1965, they settled for good

in Caruthers where Pat took care of the home front

and raised their four children. Pat's work career

included banking and, most notoriously, a variety of

positions over many years at Caruthers High School.

She and John retired in 1997 and traveled throughout

the States. She loved all aspects of gardening and was

an avid walker including a milestone round-trip hike

through the Grand Canyon. Pat had made many dear

friends over the years and spoke often of being truly

blessed with their friendships. She taught her family

what life was all about through her constant faith and

love. A Funeral Mass to celebrate her life was held on

October 7, 2011. Remembrances in her honor may be

made to the Caruthers Garden Club; or the Leukemia

& Lymphoma Society. Pat, your friends at Pismo

Creek RV will miss you. John, our prayers are with

you.

December 2: The Official "Light Up Pismo Beach" Ceremony

The official lighting of the city of Pismo beach and Shell Beach - 6pm. City Officials and Local Dignitaries join city

residents and our guest from near and far to throw the switch that will light up the city and mark the official start of

the season.

» December 2: Holiday Harmony & Tree Lighting

Holiday Harmony will take place from 6-8 p.m. at the Beach Bum Holiday Rental parking lot (off Dolliver & Pome-

roy) in downtown Pismo Beach. Kids will have fun with fresh snow, a bounce house, crafts and cookie decorating.

Santa will be in Santa's Village, and the Holiday Tree Lighting ceremony will take place at 6 p.m. at the Pismo

Beach Pier. Join Santa and carolers at the Beach Bum Holiday Rental parking lot at 5:30 p.m. before he makes his

way to the tree lighting ceremony on a fire truck. Participants can enjoy hot drinks and listen to carols as the tree is

lit. Kids can have their picture taken with Santa. The entire event is free. For more information, contact the Pismo

» December 8: Holiday Stroll

Pismo Beach merchants along Shell Beach Road help visitors get into the holiday spirit from 5 to 9 p.m. Shopping,

refreshments, live music, grab bags for the kids and a Surfin' Santa will be on hand. For more information,

December 4th Lighted Boat Parade Visitors come from hundreds of miles to see this annual event. All shapes and sizes of boats are decorated for the holiday season harbor cruise. A Spectacular sight to see!
