SITUATIONNetherton of Kinloch has a peaceful rural situation in Perthshire’s Lunan Valley overlooking Marlee Loch to the hills beyond. Marlee is the first of five lochs between Blairgowrie and Dunkeld and the area has been designated a Special Area of Conservation. The house is surrounded by beautiful countryside but is not isolated, being only 2 miles west of Blairgowrie which has a good selection of supermarkets, shops and restaurants as well as health and professional services. Dunkeld is about 9 miles further west, and with its position on the River Tay, its historic cathedral, ancient woods and independent shops and cafés it is a lovely town to have close by. Perth and Dundee both have a more comprehensive range of shops and services.

Netherton of Kinloch is in the heart of some of Perthshire’s finest scenery and is within easy driving distance of its beautiful hills, woods and lochs as well as the Angus Glens. The ski slopes

at Glenshee are very accessible at just 27 miles north of Blairgowrie. Fishing is readily available on nearby lochs and rivers such as the Ericht, Isla and Tay and shooting and stalking can be taken on local estates. Blairgowrie Golf Club offers an 18 hole Championship Course together with additional 18 hole and 9 hole courses. Further 18 hole courses are located at Alyth and Strathmore.

There are primary schools at Dunkeld, Glendelvine and Blairgowrie with secondary schooling available at Blairgowrie High School. In terms of private education, Craigclowan, Glenalmond, Strathallan, Kilgraston and Dundee High School are all within about 25 miles of Netherton of Kinloch.

There are railway stations at Perth, Dundee and Dunkeld. Dundee Airport has direct services to London Stansted, while Edinburgh Airport (58 miles) has a wide range of domestic and international flights.

DESCRIPTION The accommodation at Netherton of Kinloch is arranged on one level with the bedrooms and bathrooms at the north end of the house and the reception rooms to the south. The house is characterised by large picture windows which fill the house with light and make the most of the lovely view. The sitting room incorporates an inset log burning stove. The dining room is positioned at the heart of the house between a formal sitting room and a sunroom. In addition to double doors, a large internal window links the sunroom to the kitchen and the result is a series of welcoming and versatile living areas. The kitchen has been thoughtfully arranged with a central island, fitted units on two sides and space for a family dining area. From the kitchen there is access to a utility room and a series of ancillary rooms which have potential for a number of uses. The conservatory is currently used as an artist’s studio and what was formerly the garage has been

converted for use as a study and also a workshop. The house is not short of storage and there is access from the hall to a large floored loft.

Netherton of Kinloch has a master bedroom with fitted wardrobes, an en suite shower room and a picture window looking out towards the loch. There are two further double bedrooms (one also en suite), a family bathroom and WC.

OutsideNetherton of Kinloch is set in about 1 acre of beautifully maintained garden. The house is approached by a short tarmac driveway which leads through a smart fenced entrance to a parking area in front of the house and adjacent double car port. Mature shrubs and trees provide the garden with privacy. A pretty landscaped seating area has been created beside the entrance to the house, but most of the garden is laid out in complete privacy on the loch side of the property where there is

an extensive walk-in fruit cage, beds of shrubs, mature trees, hedges and a terrace for sitting out in good weather.
