Embrey, an award-winning San Antonio-based multifamily developer and management company, is in the process of planning the 350-unit project. Construction is scheduled to begin winter 2016. Just like the rest of Boulevard One, the apartment community will be designed and constructed with sustainability in mind. Boulevard One Apartments will meet LEED Gold requirements and be extremely energy efficient. Affordable Housing In the midst of Denver’s affordable housing shortage, Boulevard One will offer 86 affordable apartments and for-sale rowhomes. Homes will be affordable for many area employees, working families and retirees on fixed incomes.

Affordable Rowhome Developers Now On Board Boulevard One has set aside approximately 14 affordable townhomes for development on Archer Place. The Colorado Community Land Trust selected Cecil Development, LLC and Sean Smith Construction, Inc. to build these units.

The two- and three-bedroom homes are anticipated to be priced from $147,000 to $167,000 and will meet Boulevard One’s sustainability and design guidelines.

Homes are affordably priced in perpetuity. Homeowners can move up in housing because they receive a portion of the equity when they sell.

The project will be managed by the Colorado Community Land Trust, which was created in 2002 by the Lowry Redevelopment Authority. It now has 186 homes at Lowry and others in West Washington Park. Eleven rowhomes will be under construction soon in the Cole neighborhood. The CCLT did not have a single foreclosure during the recession.

The Housing Authority of the City and County of Denver and Volunteers of America will build, own and manage a 72-unit,

mixed-income apartment community at Niagara Street and Archer Place. The four-story building will contain a mix of one-, two- and three-bedroom apartments, with a community room, computer center and on-site play area. The sustainable building will be designed by Parikh Stevens Architects, which has designed apartment and mixed-use properties in LoDo, RiNo and Cherry Creek.

Boulevard One apartments will meet Enterprise Green Communities standards, with a green roof and solar arrays.

Monthly rents will be based on 30 to 60 percent of the area median income, or approximately $20,700 to $41,460 per year for a family of three.
