Good lighting and plenty of power points can transform a property, and most of us have at one time or another
undertaken minor electrical work in the home and lived to tell the tale.
However regulations are in forcewhereby DIY enthusiasts should question the type of work involved, as it may require certification from a “competent person”.
Non-notifiable work such as changingexisting light fittings and sockets
remains outside the controls introduced under Part P of the BuildingRegulations, as does the replacement of single circuit wiring cable, unless these are in kitchens, bathrooms or outside.
However anything more substantial, including alterations to existingcircuits, or installations of appliances in kitchens or bathrooms, such as an electric cooker or power shower must now be undertaken, or at least certified, by a officially competent person such as a qualifiedelectrician, and a certificate issued.
Failure to comply can not only render the offenderto a fine of up to £5,000, but also have a bearingon the saleability of your property, as you willnot be able to provide the correct certificatesfor any notifiable work done. Still, at leastyou will be alive to tell the tale.

Enquiries to agents fromRightmove are at near-recordlevels, and 16% up on this time a year ago. It’s said that over the
last month, enquiries have been runningat their second highest ever level.
Asking prices for properties new to themarket have bounced up 0.9% followingAugust’s fall, and now stand at anaverage of £264,875.
Rightmove said: “We usually see aprice fall at this time of year, as potentialhome-movers are generallystill in holiday mode.
However, it looks like there are early signs of abounce back in demand after the summer lull,leaving those estate agents with a shortage of stock at a potential disadvantage, andtherefore eager to attract new instructions.
“While there is more property coming tomarket this year, it has been more than swallowedup by increased sales. There is already 10% lessproperty available per branch compared to this time ayear ago. Asking prices went up over the last month in every region exceptfor the north-west, west midlands and Wales (down 0.8%, 0.7% and 1.1%respectively). The area with the most price growth was East Anglia, at 3.7%.

F or many years the world of estate agencywas very traditional, office based, suited,booted and, it has to be said, rather formal.
And so it went, year in, year out, until one day,someone invented the internet. It was a slowburn in the world of property to start, butwithin a short time agents started to pick up onthe potential that the world wide web couldoffer. Initially as a means of keeping in touch,but soon after that in promotion, marketing andgetting to the widest possible market.It didn’t take long, either, for a new kind of

Andrew: We’re halfway through airinga two-part feature I shot in latesummer, which saw the Driftwood
Fundraising charity host its third annualgarden trail for Macmillan. “What’s agarden trail?” I hear you ask. Well, my firstresponse to that would be: “Why haven’tyou watched the most recent episode ofLatest Homes Live, and seen for yourself?!”
My second (less snide) response would be that a garden trail is just what it sounds: a leisurely walk around a load of gardens.Think of it as promenade theatre for nature. And theatre it is, too. These gardens are marvels.
Geoff Stonebanks, the man behind thisconcept, started the event by opening up his own fantastic garden to the public threeyears ago. And I don’t exaggerate in mychoice of words. Geoff has designed hisgarden as an extension to his house, dividingit into several ‘rooms’. It’s not a smallgarden, but it’s also not massive. Yet, the way he has plotted paths that serve as a route from the bottom of the garden to the top, with stop-offs along the way in self-contained little areas, all with individualthemes, is remarkable. And now, at thisannual event, for a small admission fee you
get to wander through the greenery yourself,with a tea and cake spot to replenish yourselfalong the way. This garden is full of littledetails here and unique designs there andyou’d have to spend a good few hours tospot every special feature of the design.
Such a success has the garden trail been,
that now, more than 30 gardens are involvedin the event, and it’s only in its third year.On the day of filming I only got toexperience four of the gardens, in all shapes,sizes, themes and colours. Along the coastfrom Geoff was an incredible tiered garden,multi-levelled and just so impressive. Thisgarden had everything, from a variety of sea grasses to a circular lawn which was

home to a fruit tree, to wind chimes madefrom polished cutlery, to a merry-go-roundhorse!
In the centre of Brighton I visited both a huge and a small garden. The smaller one was a testament to what the creativegardener can do to his land. Split into three parts, I enjoyed the patio seating area at the front of the garden, the lush,colourful, exotic middle section with itstropical looking flowers and ferns, and then the tucked away back part, which was like a private sun-trap.
On the seafront I visited a couple who had transformed their impressive largegarden into a microcosm of wildlife andnature. Vegetables grew in the veggie patch,chickens roamed the grass, a sundial told the time, a Roman-looking wall enclosed it, and at the top end of the garden hidden in the shade of the trees was a hammock,which I very much wanted to have a swingin! What’s more, one of the visitors on thetrail was the lady who lived in that veryhouse, with her family, around 70 years ago... she noted how the garden had greatlyimproved since her day!

the street is that it’ll be back for a fourth yearnext summer, and even more gardens will be involved, meaning it might be a two-dayevent. I urge you to go. Fed up with leasehold property,Brighton resident Jian Farhoumandset out to buy a freehold propertyin Newhaven after being charmed
by a friend’s house in the heart of thetown. When he heard that the old NatWestbuilding on the High Street had just comeon the market, he snapped it up.One can be forgiven for not knowing
that Newhaven even has a high street. A dreary one way system and over-promoted retail park see to it that fewvisitors actually stop to explore the heartof Newhaven. The old bank, dubbed‘Westminster House’ by Jian, occupies a large and prominent corner plot at the foot of the High Street but has satempty for around four years.A stone shield on the Grade II listed
building’s façade hints at its origins. Twodiagonally opposite corners display theflag of the City of London; the other twocontain martlets which appear on theemblem of Sussex. With this in mind, thebuilding was undoubtedly a branch of the London and County Bank (which
merged with the London and Westminster Bank in 1909 to become the London County and Westminster Bank). By 1970, after several more acquisitions and mergers, it had become NatWest.Situated at 64 Western Road in Hove, on the Holland Road corner,
is a similar structure. It has two entrances – one for the bank and one for the floors above. It features sandstone on the façade at ground level and red brick on the two floors above. And it has a large basement along with generously proportioned attic rooms at the top. That building is today a restaurant, but it also began as a branch of the London and County Bank.During my tour, Jian pointed out that each entrance actually has
its own postcode. At that point, his plan was to rent out the groundfloor, and presumably basement, on a commercial basis. The threefloors above were to become residential again, which was theirprincipal use throughout much of the building’s life.The harbourmaster of Newhaven is said to have lived at the top
on account of its views across the harbour. The building’s dumb waiter, which could easily be brought back into operation, may well have been used for his food.Since my visit, Jian has won planning permission to turn Westminster
House into … a house. At over 4,000sqft,I’m banking on it becoming the finestresidence in Newhaven.www.buildingopinions.com [email protected]
