P lans for a detachedand Dutch-gabledmembers’ club

resembling Kew Palacewere approved on 3rdSeptember 1896.

The gentlemen’s clubbegan in 1882 on GrandAvenue as Hove ReadingRooms and had become‘The Hove Club’ by thetime that its new purpose-built home opened onFourth Avenue in 1898.

Not dissimilar in styleto the old Hove Town Hallof 1882, and even Brighton’s Metropole Hotel of 1890, The Hove Club featuresred brick from Keymer with Bath stone dressings. Terracotta was consideredbut ruled out on cost grounds. Unlike other buildings on the Willett Estate, theHove Club features a large garden to the (south) side. The plot is not deepthough as Albany Mews meanders behind.

Inside is the quintessential classy retreat – the embodiment of all that Hoveshould be. The ground floor divides into a series of large, high-ceilinged,function rooms. In recent times, marble in the hallway was discovered beneathmodern flooring. What’s missing is the staircase, and this omission is key tothe building’s survival.

The first floor was annexed during the 1970s and turned into a casino. By renting out the space, The Hove Club is placed on a firm financial footingwhich secures its longevity. The staircase still exists but is accessed from thecasino entrance behind. I noticed straight away that it had been modified toface backwards, rather than forwards, by means of a subtle realignment of thelowest tier of steps.

On the other side, back within the club itself, the panelling that covers thestaircase entrance actually looks as good as the original. The conversion maywell turn out to be a victim of its own success in that it was done so well thatany future attempt to reconfigure the building could be prohibitively expensive.

The lower parts of the roof are faced with red clay tiles but the upperexpanses, I always assumed, are copper. It wasn’t until I began exploring thelabyrinthine attic that I found that what I thought was tarnished copper is in factglass painted green. It was suggested that the ceiling of the first floor onceextended all the way up to roof height but exposed masonry in the atticspace and hidden original mouldings ruled that out. The purpose of the glasswas actually to flood transparent panels in the first floor ceiling with light toserve billiards players below.www.buildingopinions.com [email protected]

“Ibeg your pardon, Bunga-who?”A common reaction.Bungaroosh is a composite

building material made from amixture of ingredients. Imagine thisbeing a cake mix, perhaps, in thiscase a Rock Cake – excuse the pun.The recipe generally contains brokenpieces of brick and flint, sometimeschalk (known as clunch), timber off-cuts and any other types of solidrubble available at the time, allthrown into one concoction;temporarily braced by timber planksand bound together with lime mortar.

This method of construction wasrife in Brighton during the 19thcentury and often used to buildsupporting walls; at the time it wascheaper than brick.

More often than not, bungarooshwalls make up the rear and partywalls of traditional Brighton townhouses, whilst the Regency-stylefront façade is more often masonry;but, it’s not uncommon to findbungaroosh hidden behind. On theoutside, the walls were finished witha lime-based render and occasionallylined-out to imitate stone; whilst aspread of plaster, again lime-based,was applied to the internal surface.

Then, bungaroosh offered adurable and cost-effective way ofbuilding; now, it delivers a range oftechnical hitches.

Too wet, too dry Bungaroosh’s resistance to water isnot fantastic. The mixture is veryporous; too wet and some ingredientscan dissolve, causing the solidmaterials to move around. Whilst onthe other hand, if it gets too dry, thewall can crumble and even collapse.

Breeding ground for decay Theoretically, a bungaroosh wall’sbest state is a little damp. But whentimber is added the permeability ofthe wall can create the perfectbreeding ground for timber decay.

Hard as nailsOnce set, bungaroosh is rock-hard.Drilling into the material is oftendifficult. Bits of wood used to be setinto the wall as it was erected tocreate fixing points. These days,timber grounds are concealed, oftenrotten and set-out to the building’soriginal layout.

The need to breatheLime-based render lets abungaroosh wall breathe, allowinginherent moisture to evaporate.Slapping a modern hard-cement-based render onto the surface canseal the wall and trap moisture,which overtime can cause seriousdamp problems and potentiallydestroy its structural integrity.

DIY repairsRepairing a bungaroosh wall is notsimple, and definitely not for anamateur. Don’t ignore any problems;consult a local Chartered Surveyoror Structural Engineer to inspect anydefects and report upon the bestmethod of repair.

Risky business So, staying true to its name, thehaphazard construction techniquewas ‘bunged’ full of a mix of readilyavailable ingredients, and everyingredient can cause problems. As aresult this cake is not for triflingwith. So just remember, you won’t beable to have your cake and eat it, ifyou chose to ignore its pitfalls!

Chill outB y now, your heating’s been on for a bit. You held out for as long as you

could but the truth is that winter has arrived and it’s cold at night, andquite a lot of the daytime too. So why aren’t you getting the most out of

your heating system?The obvious place to look would be to the roof. Is your loft space insulated

sufficiently? If ever you’re uncertain as to how much heat you’re losing thatway, check your house next time it snows and see if it’s melted more or lessthan your neighbours’ rooftops. If you’ve got the most snow, then all of thatlovely heat is staying within your house, nice and economically. If they’vegot stacks of the cold stuff and your tiles are bare, it’s definitely time to startinvestigating insulation packages.

Another place wasted heat can be lurking is behind curtains. Heavy drapesare great at keeping the outside cold chill at your window panes, but if they fallover a radiator positioned by the window that precious heat is being scoopedup and kept safely on your window sill – not in your room. Make sure radiatorsare clear of fabrics and furniture blocking the heat from reaching out andtouching every corner of the room you need – and are paying to be – heated.

Finally, make the most of the timer on your boiler. Recent studies haveshown that your heating doesn’t have to be on all of the time to get the mostfrom it. You can stay warm and not break the bank whilst doing so.

Of course, to make sure you get the most from any measures you take tosave energy it pays to consult the professionals, whether it’s for loft insulation,bespoke radiator covers or tailored curtains. Stay warm.

“A Right to Light”

Many people who move house do so with a view toimproving their new property, but whilst planning

permission is usually required for anything but the smallest extension,few people consider a potential claim against them for “loss of light”.

The right to light in the UK goes back centuries and light blocking canbe classified as a ‘nuisance’ alongside noise and air pollution. Typicaloffenders would include a new extension, garage, or shed. Even a tallhedge can be a problem.

If a new building limits the amount of light coming through a window andthe level of light inside falls below the legal minimum, then this constitutes a‘nuisance’ and legal action can be taken. Rule of thumb states that just overhalf the room should be lit by natural light. This minimum standard isequivalent to the light from one candle, one foot away. So the effect of the“shadow” really needs to be quite severe for there to be a case.

So if you are thinking about building an extension, or you are worriedabout the effects of a future development on your property, it might beworth talking to your neighbour first and agreeing terms, or even a waiver of right to light, amicably. Alternatively, there are several right to lightspecialists in the UK and the Royal Institution of Chartered Surveyors alsopublishes helpful information on their website at www.rics.org/uk
