>BRIGHTON & HOVE PROPERTY PRICES EDGE TOWARDS 2007 PEAKWhilst on a national level property prices are still around 15 per centbehind the peak seen in 2007 and before the recent recession, Brightonand Hove’s property market has shown a marked improvement, so muchso that here in the city property prices are just 1% behind that 2007 peak.

Land Registry figures show that the average house price in the city isnow £229,004, an increase over the last few months and higher than ayear ago. Prices are now 1% below the high of £232,171 seen in November2007. The gap between the average property price for Brighton & Hove andEngland & Wales has widened over the last two years with prices in thecity now almost 41% higher.

Over the last year prices in Brighton & Hove have seen a 5.3% increasein comparison to 1.7% increase nationally. Brighton Business Forumreports that a one bedroom flat now costs £171,850 [up from £171,670 ayear ago] and would require a salary of £39,660 and a deposit of £42,960assuming a 3.25x mortgage and 25% deposit. A three bedroom house at£317,370 [up from £316,080 a year ago] would require a salary of £73,240and a deposit of £79,340. Meanwhile renting a one bedroom flat wouldcost £778/month, an increase of £13/month or 1.7%.

Paul, a well known figure in Brightonand founder and proprietor of BonettsEstate Agents in Brighton, has alsoserved as chairman of the NAEA’s EastSussex branch.

In Estate Agent Today Paul says he isunder no illusions about the challenges Team faces after a difficult couple ofyears, “I am 100% confident that we have finally turned the corner.

Brighton’s Grand Hotel was once again the venue for the annual Brightonand Hove Estate Agents Association Dinner. Traditionally at the dinnerthe new President takes up his role and this year James Epps of Oakley

estate agent, who operate both residential and commercial services, did inJames Bond style complete with gun and casino.

The event was well attended and hugely successful. The usual Heads and Tailscompetition always raises a large sum for charity and this year’s prize of adouble page feature here in Latest Homes was well received by Winkworth whoalso won an evening for four at Brighton’s historic Theatre Royal in the Royal Boxcomplete with champagne, kindly donated by the Ambassador Theatre Group.

The dinner is also the time that we at Latest Homes present the LifetimeAchievement Award. The winner is selected by the BHEAA Council, and here atLatest Homes we are always proud to sponsor the title and present thebeautiful bespoke ceramic award. This year it was awarded to Hugh Tucknottof Parsons Son and Basley. Hugh started his career in estate agency back in1972 when he worked for Inman Philpott and Austin. I ’m back from Norfolk and – in spite of the travel chaos – managed to get backto Brighton exactly on time. I didn’t quite finish the book, although got soclose to the end that I’m now attempting to write it here in Brighton, where

there have already been way too many distractions. This morning, I got up at 7am, shepherded The Small Daughter onto the bus,

went out running and did a bit of work. I had breakfast at 9.30am, intendingto start work at around 11am – I find that giving myself too much pressurehas a negative effect – but, just as I opened my laptop, saw that my friend Bwas online. Now, my friend B who, like me is a bit of a ‘portfolio worker’, hasall the benefits of a sporadic work schedule, but has more freedom than I, asshe has no Small People to shepherd onto buses in the morning. She hastherefore taken the depressing darkness and gloom of January by the horns,and had disappeared off to Thailand for five weeks. Five weeks! Most of myholidays are only five days, although I realise I’m lucky to be able to go onholiday at all.

Anyway, B was online so we Skyped. Me sitting in my running gear and ahoody, in bed with the electric blanket on because my house is so cold. B, who Ihaven’t seen since the day before she left three weeks ago, looked brown andhealthy. I noticed, green with envy, that she was wearing a halter-neck bikiniand a sarong, because she’d just been in the hotel pool. She panned round withher iPhone to show a blur of tropical palm trees, bright sunshine lighting up thehotel reception. Bah! She had, she said, been diving on an island for the pastthree days and was thinking about going to Cambodia for a bit. I, on the otherhand was wrestling to make the decision whether or not to go to the kitchen tomake a cup of tea. Furthermore, B had heard all about the winter weather backin Blighty and was thinking of changing her flight and not coming back foranother month. As I stared gloomily at my laptop I surmised that the book couldwait for another hour, so I went in search of heat and had a sauna and steam atmy gym. At least I’m offto Gambia again nextweek, where I will beable to exact Skyperevenge on my friend Bfrom the bar at theTropical beach motelwhere we stay...

The Landlady gets holiday envy

T he grubby façade of 2Portland Place in Brightongives absolutely the wrong

impression as to its recent history.The building is not forgotten, orunloved. Its owner, John Atkins,simply loves it too much.

John began meticulouslyrestoring the Grade II listed townhouse in 2004, not long after hetook on the grand property fromhis mother. He was in fact born onthe first floor. Eleven skips werefilled – eight for the old plasteralone – to bring the building backto the bare bones so that anincredible restoration couldcommence. But the job, thoughmeticulous, has simply draggedon. And John loves the place toomuch to cut corners. He is now selling.

Portland Place, just off the Kemp Townseafront, was built in 1824-28 on land thatwas owned by Major Villeroy Russell. Thecomposition was designed by the prolificlocal architect Charles Busby. It consists oftwo opposing five-storey terraces that arecharacterised by large Corinthianpilasters with yellow-brick inserts.Major Russell never quite finishedhis dream home either sadly. Itwas to be a massive mansionfacing the sea at the top ofPortland Place but it burnt down in1825, before it could be completed.

There are all sorts of fascinatingthings to see when buildings are naked. The workings are exposed and offerthe same sort of attraction as an explanation of a magic trick. The routes ofthe brass wires of a forgotten servants’ bell system are laid bare. An internallead-lined gulley, running from the parapet at the front to a downpipe at theback, through the loft, is currently exposed. An extensive wooden framework,connected to the main chimney breast on the first floor, clearly exists just tomake the main fireplace look symmetrical.

The slate roof of the building has been replaced, as have its sash windows.My favourite feature is actually a two-storey high arched window at the rearof the building that serves both the first and second floors. Its lower sectionconsists of twelve panes of glass; its arched top consists of thirteen. I havenever seen such a tall window in a building of this size.

It is now four years since I startedwriting this weekly column. The theneditor of Latest Homes contacted

me after I’d sent her a speculativearticle involving trying to explainto our (then only) son which StarWars was the ‘first’. We met in acoffee shop and she asked meto write a regular column. Inthe same week, my wife hadfound out she was pregnant. Ididn’t actually tell the editor at themeeting, although I felt it mightprovide me with at least another450 words.

Four years on, and Youngest™is now only a year younger frombeing the age The Boy was when Istarted the column. I’m very glad tohave been given the opportunity. On apersonal note, it’s become arecord, perhaps purely for myself,of my feelings and thoughts of allthe different stages.The big ones, like whenthey start walking,talking, or able toname dinosaurs. Thetiny stuff too, theeccentricities that allchildren exhibit, likethe way The Boyalways wanted to openthe microwave, orwhen Youngest™ had to wear a striped hat the whole time.

Has the writing of my column changed events? Does observing – and thenwriting about it – somehow change it? Possibly. There have certainly beenmoments that happened where either I’ll think, or someone else will say, “that’sgoing in the column.” A parent turning up at a party with a Lego bag full of wine.The Boy in the park being chased by a dog with the same name as him, theowner shouting it out. (First name only. Otherwise it would be ridiculous.)

I also get to see Paul Lewis’s excellent illustrations for this columnreflecting my own life back to me in crisp Technicolor (check out his website,by the way). They’re definitely bespoke illustrations, unless he really did havean illustration of an owl sitting on a fridge freezer or a whale full of hazelnuts,and then receives my emailed column, saying: “At last! I get to use that one!”

My kids take it for granted seeing my glum face in a magazine. As The Boycan now read my column, and Youngest™ will too, I hope they’ll look on itkindly in the future. I’d better choose a good time to stop too. I don’t want mylast column to be about them choosing me the worst nursing home they canfind as revenge.

Ikid myself I’ve come a long way from growing up in Shepherd’s Bush. I thinkI’m all middle class, because I shop in Waitrose. You can take the girl out ofLondon, but you can’t take the London out of the girl. True, I will always be a

Shepherd’s Bush girl. Most famous for having the BBC there, Shepherd’s Bush isa big Green (an ex plague burial ground) that however much money they throwat to regenerate, will always be lined with men drinking cans of Tenants-Extraand children who think they are gangsters leading pit bulls around in theirtracksuits. The Green is like the garden of the tower block council flats that peerdown it. They may have built Westfields shopping centre there with it'sdesigner stores but 'you can't polish a turd' as my dad used to say.

As an inner city girl who’s alsohalf Irish with a fiery side I’m nowproudly middle class (though Idon’t own any Le Creusetsaucepans, hopefully this doesn’taffect my membership.)Occasionally something willremind me of my roots. I comeover all indignant and proud – Iwould call it Irish-Shepherd’s Bush,you might call it feisty...

Whilst shopping in Waitrosewith a friend, (a lone parent to twogirls) she was exclaiming thattheir value pizzas didn’t seem thatvalue... Staring into the freezercabinet choosing pizza we tookour eyes off the children forpossibly 30 seconds. In somecountries this pizza pontification isprobably illegal. A furious manasked the kids who they were with?Turning round, he barked angrily atus: “Your kids are droppingcroissants! Then putting themback!” He described it as if they were stealing zimmer frames off grannies andthen spinning them round. Feeling so judged, I felt an animalistic urge tonarrow my eyes – had I been a snake, I would have hissed at him.

He retorted: “That’s not very good, is it?!” If this had happened in Shepherd’sBush, the man would have kissed his teeth, told the kids why not to do that,sauntering off muttering “kids!”

My friend sweetly explained they weren’t doing it on purpose, that they justcouldn’t reach them well. I admired her calm response to his over-the-topjudgmental fury, but my inbuilt conditioning was to start staring this man out,(I may as well have put my hoodie up!) I guess I thought how dare he judge uslike we are unfit mothers because our children picked up what they dropped,and put it back. Yes it was a food item, and yes that's bad, but they were justbeing kids. I wished I’d said: “I’m sorry, I've raised her on my own for six years,taught her to read and write and always say ‘please’ and ‘thank you’. But Iforgot about correct croissant etiquette. Please direct me at once to thenearest Iceland store where we belong.”

Green architecture, or green design is a building approach that aims toincrease resource efficiency, (i.e. energy, water and materials), while reducingimpact on human health and the environment. All this may give us an idea ofwhat ‘sustainable’ and ‘eco-friendly’ means, but what elements of greenbuilding do we need to be aware of and why?

What are the main elements of green building?Green building is more than the end result – it is an ongoing process. It startswith proper site selection as well as the design specifications of your dreamhome. It incorporates the practices, technologies and materials used in itsconstruction. Furthermore, it is determined by how you operate, maintain anddevelop the building throughout its entire lifecycle.

Energy efficiency is perhaps the most important element of sustainablearchitecture. Reducing the amount of energy used within a home is theultimate goal. As well as choosing the right heating and cooling system, itinvolves using the right building fabric, high spec insulation and effectivewindow/door seals.

Reducing water consumption can be achallenge due to modern living habits, butlow flush toilets, low flow rate taps andshowers, water butts and other waterharvesting systems can all help.

Use of responsible materials: Agreater use of locally sourced, recyclablematerials as well as natural elementssuch as timber and less use of UPVC allhelp to strike a balance betweensustainability and cost effectiveness.

Reducing waste, pollution andenvironmental degradation is a keyconsideration in green building. Makingprovisions for effective waste disposaland recycling as well as use of eco-friendly products all contribute.

Occupant health and well-being is ofparamount importance. Maximisingnatural daylight and ventilation as well as good sound insulation are all keyfactors in eco-friendly design. Making homes more adaptable throughout theirlifecycle whilst minimising costs is considered good practice and designcriteria is set by the Lifetime Homes standard to achieve this.
