Urban conurbation areas with a high density of buildings suffer particularly from global warming; in future, people living in these parts of the world will have to expect a considerable reduction in the quality of life. Today already, the average temperature in large cities is between five and ele-ven degrees higher than in the surroun-ding countryside. Scientists refer to this phenomenon as the urban heat island effect or UHI effect for short. The UHI effect is a typical feature of the climatic situation in urban conurbation areas and has several causes.
One essential factor consists in the way building materials absorb solar energy. Concrete, asphalt and stone have high thermal capacities and high thermalconductivity, so that they heat up considerably during the day; at night this heat is then released persistently into the surrounding air. As a result, the air in urban areas is no longer able to cool down at night.

The absorption of heat by building surfaces also contributes to this warming effect. The absorption of solar energyby facade surfaces makes itself felt right through to the inside of a building. The thermal energy passes through the cross-section of the outer wall and thus also increases the inside temperature. In warm regions, this increase in temperature can become unbearable for the population. To keep rooms habitable, technical air-conditioning is necessary which in turn emits exhaust heat into the urban air. How can we counteract this development? Are there any measures that can help to cool mega cities down to a tolerable level? Or possibilities for avoiding temperature peaks in inside rooms by means of passive effective measures to the building shell?

One possible approach: IR-reflective exterior paint
KEIMFARBEN has taken up the globalproblem of urban warming and developed a building-related passive measure consisting of a special IR-reflective exterior paint with temperature-lowering effect as heat protection.
About 52% of solar radiation energy is in the infra-red range. IR-reflective exterior paint with strong colours reflects this thermal energy, with noticeable reductions in the absorption of heat by the building surface and in the flow of heat into the inside of the building.
IR-reflective exterior paint absorbs less radiation energy than conventional paint. The surface remains cooler so that less heat is conducted into the inside rooms. This saves hard cash in terms of air-conditioning costs.
When used extensively, IR-reflective exterior paint can have a positive influence on thermal absorption of whole neighbourhoods, thus making a contribution to improving the urban climate.

KEIM Coolit-AP: the first mineral exterior paint with IR reflection
KEIM Coolit-AP is the first mineral paint with IR-reflective effect, developed specially for hot, extreme climate conditions and aggressive sunlight. This unique attribute results from the use of selected natural raw materials. The ideal combination of liquid potassium silicate as binder, mineral fillers from natural deposits and solely inorganic colour pigments guarantees maximum weather resistance and unsurpassed durability.
The principle of silicate technology is based on special bonding of water glass as binder, a chemical bond with the mineral substrate and other reaction partners such as fillers. This results in a firm, hugely stable bond between the paint and the coating substrate (plaster, natural stone, concrete, etc.).

KEIM Coolit-AP contains only light-fast, UV-stable inorganic pigments. This guarantees unrivalled colour-fastness and UV-resistance, even in very intensive sunlight.
One major advantage of KEIM Coolit-AP is its extremely high vapour-permeability. The porous structure of the bonded water glass lets water vapour permeate almost unhindered from the inside through the coating. This ensures that moisture passes harmlessly to the outside while preventing it from accumulating between the coating and the substrate.

Testing KEIM Coolit-AP
Comprehensive performance tests have demonstrated how effective the IR technology of KEIM Coolit-AP is.
Five samples were produced for the laboratory tests. The test substrate consisted of concrete slabs 7 cm thick which received two coats of the paint samples. RAL 7043 „anthracite“ was chosen as the uniform colour.
One concrete slab was left without apaint coating to act as comparison sample. The temperature sensors were arranged in such a way as to register both the temperatures on the surface and the temperatures deep down inside the structure. The test specimens were heated by simulation radiator under constant stationary test conditions. The second sensor was located at a depth of 70 mm inside the test specimens.

En los comienzos de la revolucionariainvención de las pinturas mineralesKEIM participaron tres personajes sob-resalientes de su época: JohannWolfgang von Goethe, el rey Luis I deBaviera y el artesano e investigadorA.W.Keim, inventor de estas pinturas.Las pinturas de silicato, que patentó en1878, están basadas en la mezcla cor-recta de silicato potásico líquido (tam-bién “vidrio líquido” en alemán) y pig-mentos inorgánicos.
El resultado: Una pintura incomparablepor su calidad, luminosidad, duración yefecto protector. Todavía hoy podemosadmirar fachadas con pinturas origina-les del siglo XIX. Por ejemplo, en Suizael Mesón “Weisser Adler” en Stein amRhein o el Ayuntamiento de Schwyz(1891), en Oslo (1895) o Traunstein,Alemania (1891) son impresionantespruebas de tales fachadas.
En la Edad Media ya se conocía el aglu-tinante de las pinturas minerales KEIM,el silicato potásico líquido, con el nom-bre de “Liquor Silicium”. Sin embargo,entonces faltaban los recursos de pro-ducción y aplicación necesarios. En elaño 1768, Johann Wolfgang vonGoethe hizo concebir grandes esperan-zas con sus ensayos con silicato potási-co líquido. En el tomo 8º de su libro“Poesía y verdad” escribe: “Pero lo quemás me ocupó durante mucho tiempofue el denominado Liquor Silicium quese obtiene fundiendo silicio de cuarzopuro con una suficiente cantidad deálcali, resultando un vidrio transparente,que se fluidifica al aire y forma un bellolíquido incoloro…”
Sin embargo, las investigaciones deGoethe no llegaron a madurar en la prác-tica. Fue el rey Luis I de Baviera quien dio elprimer impulso para los intensos trabajosde investigación de Adolf Wilhelm Keim.

Este Monarca, entusiasta del Arte, quedó tanmaravillado de los alegres colores de los fre-scos de cal en fachadas del Norte de Italia,que quiso tener obras de arte similares en suReino de Baviera. Sin embargo, la climatolo-gía al Norte de los Alpes, notablemente mássevera, destruía los murales artísticos en muypoco tiempo. Entonces encargó a los científi-cos bávaros el desarrollo de una pintura quetuviera un aspecto similar a la cal, pero conmayor durabilidad.
La solución más convincente a estademanda fueron las pinturas mineralesKEIM.
Lo revolucionario del invento de A. W.Keim fue la unión íntima lograda entre lapintura y el soporte.
La pintura mineral clásica de KEIM pudoconsolidar su posición de líder mundialen la fabricación de pinturas mineralesa través de un continuo trabajo de inve-stigación y desarrollo, marcando siemp-re la pauta en la protección de edificioscon productos minerales.

Hace más de 130 años cuan-do KEIM desarrolló la primerapintura de silicato servible en lapráctica. Tiene un componenteen polvo, con pigmentos y car-gas minerales, y un componentelíquido, el ligante silicato potási-co líquido. En consecuencia, la norma ale-mana DIN 18363, párrafo2.4.1, define como “pintura desilicato” un producto de doscomponentes, totalmente libre desustancias orgánicas. Su aplica-ción está limitada a morterosminerales duros, firmes y absor-bentes.
1962, la “pintura de dispersiónde silicato” inició la segundageneración de la pintura de sili-cato. Aporta la ventaja de unaformulación de un solo compo-nente, lo que implica un manejonotablemente más fácil y mayorseguridad en la aplicación.También la pintura de dispersiónde silicato está reflejada en lamisma norma como categoría deproducto independiente, y segúnDIN 18363 puede contenercomo máximo un 5% de sustan-cias orgánicas (resina en disper-sión y aditivos).
En el año 2002, la ya tercerageneración de pinturas de silica-to representa una auténtica revo-lución en el mercado de las pin-turas de exterior: La “pintura desol-silicato” se basa en una com-binación de ligantes totalmentenovedosa, abriendo así unasposibilidades impensadas a laaplicación de las pinturas de sili-cato. El ligante de sol-silicato, unacombinación estabilizada de solde sílice y silicato potásico, reac-ciona químicamente con lossoportes minerales, pero desarro-lla además unas enormes fuerzasde adhesión que proporcionanuna adherencia segura sobre pin-turas basadas en ligantes de resi-nas sintéticas. De esta forma, per-mite la aplicación en casi todoslos soportes habituales. Dadoque su contenido orgánico esinferior al 5%, la pintura de sol-silicato cumple también los requi-sitos de la DIN 18363 para “pin-turas de dispersión de silicato”.

El secreto de la extraordinaria calidadde las pinturas de silicato KEIM consisteen las materias primas naturales selec-cionadas. La óptima combinación de sili-cato potásico líquido como aglutinante,cargas minerales seleccionadas proce-dentes de yacimientos naturales, y pig-mentos exclusivamente inorgánicos, ase-guran máxima resistencia a la intempe-rie y una durabilidad insuperable.
Un principio de adherenciagenial – la “silicatización”
El principio de la técnica de silicatos sebasa en el proceso de fraguado delligante – una unión química con elsoporte mineral y otros componentes dela pintura, como p.ej. las cargas emplea-das. Se forma una unión insoluble yenormemente duradera entre la pinturay su soporte (revoque, piedra, hormi-gón, etc.). El corte en sección de unrevoque ilustra la penetración del ligan-te KEIM Fixativ (coloreado en verde).
Durabilidad
Las pinturas KEIM tienen una durabilidadinigualada – lo demuestran una cantidadincalculable de edificios en todo elMundo, desde hace más de cien años.Su extraordinaria durabilidad se consi-gue gracias a unas propiedades singula-res: El ligante de silicato potásico líquidoes altamente estable a la intemperie, lacombinación de cargas minerales estáperfectamente equilibrada, y la unión quí-mica con el soporte es muy duradera. Las pinturas KEIM no se desconchan, suligante no se degrada por acción de losrayos UV. Aseguran una óptima gestiónde la humedad y son, además, resistentesa los ácidos (lluvia ácida) y las emisionesindustriales. Todo ello explica la durabili-dad, hasta la fecha inigualada, de laspinturas KEIM.

Gestión de la humedad
Desde el punto de vista de la física de laconstrucción, la transpirabilidad es el crite-rio más importante para conseguir unagestión equilibrada de la humedad. La sin-gular permeabilidad al vapor de agua delas pinturas de silicato KEIM es resultadode la estructura específica del silicatopotásico después de haber reaccionado.De esta forma, la humedad contenida enla obra puede ser evacuada rápidamentey sin impedimentos hacia el exterior. Nose produce acumulación de humedadentre la pintura y el soporte, que provoca-ría daños. En combinación con una bajaabsorción de agua líquida, se consigueuna óptima protección contra daños pro-vocados por el agua y las heladas.Además, las fachadas pintadas con KEIMsecan más rápido después de una lluvia. Yapenas se producen humedades por rocíoen la superficie de la pintura – una de lascausas principales de ataques de algas yhongos. Resumiendo: Las pinturas de sili-cato KEIM son óptimas desde el punto devista de la física de la construcción.
Economía y conservacióndel patrimonio
De la enorme durabilidad y resistencia ala intemperie de las pinturas KEIM resul-tan unas ventajas económicas imbati-bles. Los edificios saneados con produc-tos KEIM precisan notablemente menosmantenimiento que otros pintados conpinturas convencionales. Al alargar losintervalos de rehabilitación, por haberempleado productos de alta durabili-dad, limpios y de color estable, se aho-rra dinero contante y sonante. La facili-dad de repintado de las pinturas de sili-cato KEIM es una ventaja económicaadicional – porque las fachadas pinta-das con KEIM no necesitan ser decapa-das; simplemente, se limpian y se vuel-ven a pintar. Y el repintado tendrá lamisma durabilidad que en la primeraaplicación, a diferencia de lo que ocu-rre en pinturas filmógenas que presen-tan una vida útil cada vez menor en lossucesivos repintados.

Fachadas limpias
Las pinturas de silicato KEIM se mantie-nen limpias a largo plazo. La tendenciaa ensuciarse que tenga una pintura,depende sobre todo de tres factores: lapresencia de humedad de rocío, las car-gas electroestáticas y la termoplastici-dad del aglutinante. Las pinturas orgáni-cas, como acrílicas o siloxánicas, se car-gan estáticamente por fricción del vien-to, y atraen las partículas de polvo delaire. Con altas temperaturas, además,estos ligantes tienen un comportamientotermoplástico, es decir que se vuelven“pegajosas”. Así, las partículas de polvopueden adherirse fuertemente a lasuperficie (“tacking”). Las pinturas desilicato KEIM son antiestáticas y no ter-moplásticas. Por ello, se mantienen lim-pias y bellas a largo plazo.

Estabilidad de color
La estabilidad de color de pinturas deexterior, depende básicamente del tipode pigmentos y ligantes empleados. Lospigmentos orgánicos pierden estabili-dad por exposición a los rayos UV. Laspinturas de silicato KEIM contienenexclusivamente pigmentos inorgánicos(= minerales) estables a la luz. Los rayosUV y la exposición a la intemperie pro-vocan microfisuras en ligantes orgáni-cos, como pinturas acrílicas o silicona-das (siloxánicas), que alteran la refrac-ción de la luz. El color va pareciendocada vez más apagado. Los ligantesminerales, como silicato potásico líquidoo sol-silicato, son los ligantes más resi-stentes a los rayos UV que existen y son,además, totalmente resistentes a laintemperie. Resumiendo: Las pinturasKEIM no pierden color – sus tonos semantienen absolutamente estables.
Estética
Las pinturas KEIM impresionan por suluminosidad incomparable. La razón: Elsilicato transparente permite que losrayos de luz alcancen el pigmento sinimpedimentos – a diferencia de lo queocurre en pinturas plásticas, más difusas.De esta forma, la superficie mate y mine-ral proporciona un aspecto óptico espe-cialmente fascinante y natural.

La técnica de silicatos KEIM:Ventajas y beneficios
Seguridad
Las pinturas de silicato KEIM no arden,ni tan siquiera bajo la llama de un sople-te. Esto significa, en caso de incendio:máxima seguridad, ausencia de gasestóxicos – certificado por ensayos decombustión en Alemania y el ReinoUnido. Por ello, muchos edificios públi-cos, como estaciones de Metro, túneles,colegios y cines, se pintan exclusiva-mente con pinturas de silicato – porquela seguridad y la salud no son negocia-bles.
Ecología
En cuanto a los aspectos ecológicos, lacomposición mineral de las pinturasKEIM aporta enormes ventajas. Elempleo de silicato potásico como aglu-tinante, permite renunciar por completoal uso de disolventes, plastificantes yconservantes. Mineral paints, unlike conventional acrylic paints, form a permanent crystalline bond with the underlying substrate, rather than a purely adhesive bond. Keim Concretal Lasur is a colour wash finish specifically developed for

Algas y hongos:„un verde muy molesto…“
Cambios fundamentales en el climamundial: las fachadas también estánafectadas. Los inviernos son cada vezmás suaves y los veranos, más caluro-sos, la humedad aumenta. Tambiénaquí. Por lo tantose forman condiciones más favorablespara la proliferación de microorganis-mos, también en las fachadas. Las con-secuencias para el medioambiente sonla reducción de contaminantes en laatmósfera. Una investigación del institu-to Fraunhofer arrojó una carga clara-mente menor para la atmósfera debidoal dióxido de azufre, una consecuenciade la desulfuración de gas de humo yde la reducción decombustión de lignito; al mismo tiempola carga se incrementó debido al óxidode nitrógeno a consecuencia del mayortráfico de azufre, una circunstancia quefavorece la vegetación. Cambiar laforma de pensaren la agricultura sería reducir el uso depesticidas. A diferencia de antes, losagricultores emplean hoy en día signifi-cativamente menos productos para lalucha contra las plagas, con lo cual con-siguen crear unas condiciones de vidamucho mejores para las algas y los hon-gos.

Decisivo: el "macroclima". Si cerca delentorno de un objeto hay agua asícomo árboles y arbustos, el riesgo deque crezca vegetación es lógicamentemayor. Al fin y al cabo los árboles y losarbustos dan sombra a la fachada, evi-tan que se seque y favorecen, además,el crecimientos de las algas mediante laentrada de esporas.
"Pecados" en el diseño: las algas actúancomo "vengadores". Con frecuencia los"pecados" de diseño y construcción sonla causa de fachadas húmedas y portanto "amigas de las algas". Entre estosse cuentan la ausencia o un salienteinsuficiente del tejado, el problema delas salpicaduras de agua en la zona delzócalo se ignora, las superficies hori-zontales o poco inclinadas (p. ej. moldu-ras y zócalos prominentes) no disponende la caída de agua necesaria, los bal-cones "desaguan" directamente en lafachada. Las chapas con un salientereducido, las canaletas o canales defec-tuosos o erróneos, piezas adosadas queunen la salida de agua (lámparas, buzo-nes, etc.) se cuentan también entre losfactores de riesgo como solucionesarquitectónicas atrevidas que no tienenen cuenta el problema de los microorga-nismos.

Las "caídas de agua procedentes deldeshielo". Existe toda una serie de facto-res físicos constructivos que repercuteninevitablemente sobre la cantidad dehumedad en una fachada y, por tanto,sobre el riesgo de proliferación dealgas. Así pues, por ejemplo, los compo-nentes con aislamiento calorífugo estánexpuestos a un riesgo de algas más ele-vado. Dado que hay poco calor que seescapa hacia el exterior, la superficie dela fachada exterior refrigera con mayorintensidad y se forma agua de deshielo.Una fachada SATE en la cara norte es,por ejemplo, ya avanzado el otoño, cla-ramente más fría que una fachada sinaislamiento térmico. Esto provoca unacarga de humedad más elevada, tantoen la intensidad como en la duración.Así, las indiscutibles ventajas del ahorroenergético, condicionado por la físicaconstructiva, provocan obligatoriamenteel problema, sobre todo estético, de laformación de algas.
HECHO:Las algas necesitan humedad.Todo lo que mantenga la hume-dad en la fachada favorece laproliferación de algas.

Si vive en una zona de riesgo (entornorural, agrícola, parques, etc.), no debe-ría prever vegetación cerca de la facha-da, sobre todo en zonas sombreadas.Piense exactamente en qué "esquina" desu terreno va a plantar árboles, arbu-stos, etc. Tenga en cuenta los factoresclimáticos relevantes locales (punto car-dinal, dirección del viento, etc.).
La adición de substancias biocidas enpinturas y revoques solo debería reali-zarse en casos absolutamente excepcio-nales (zonas con un riesgo de prolifera-ción especialmente marcado).Motivo: aunque las concentraciones
requeridas sean muy bajas y esténestrictamente reguladas por ley, se tratade substancias venenosas que se debenmanejar con el máximo cuidado. Enzonas sin riesgo no debe recurrirse a losbiocidas.

Las algas adoran la humedad perma-nente. Las pinturas y revoques que ofre-cen una humedad constante óptima y sesecan rápido superficialmente son loslugares más apropiados para ofrecercobijo a la alga "paroli".
Pinturas con propiedades como• una absorción mínima de agua• una capacidad de difusión
extremadamente alta para el vaporde agua y
• un aglutinante que no se hinche(incluso en caso reiterado de carga deagua, no cambian las propiedades)favorecen un secado de la superficiemás rápido y perjudican claramente lascondiciones de vida necesarias para lasalgas. Las pinturas de silicato o de sol-silicato cumplen estos requerimientos demanera ideal.
Las más recientes investigaciones tam-bién han demostrado que las pinturasen las fachadas, además de la capaci-dad de difusión del vapor y de la absor-ción o repulsión del agua como criterios
físico-constructivos relevantes y especial-mente la tipología del aglutinante, tie-nen una gran influencia sobre la veloci-dad de secado de las fachadas. Asípues, las pinturas de silicato y sol silica-to muestran un secado claramente másrápido de la superficie de la fachadaque, p. ej. las pinturas de resina de sili-cona, y eso a pesar de ofrecer valoresequiparables para la absorción deagua y la difusión de vapor (comp. Fig.1).
La publicidad de las pinturas de resinade silicona con un gran efecto repeledorde agua ("efecto Lotus") ha despertadomuchas expectativas en los propietarioslos pasados años, aunque las fachadascon pocos años no presentan en la prác-tica un resultado significativamentemejor que otras pinturas de dispersiónde plástico. La "fachada limpia perma-nente" prometida se presenta cada vezmás como el punto en discordia entrelos operarios y los propietarios. Las con-diciones más importantes para prevenirlas algas.

La causa de una invasión de algas yhongos es la humedad. Los círculosespecializados consideran mucho peoractualmente el fenómeno de la conden-sación, es decir, la formación de aguacondensada en forma de gotas en lasuperficie de la fachada que la propiacarga de humedad debido a la lluvia.¿Por qué? Porque hay períodos en que,debido a las condiciones meteorológi-cas, puede formarse agua condensada,sobre todo en fachadas aislantes, duran-te mucho más tiempo que en los perí-odos de lluvia. En interés de preveniróptimamente la formación de algas, lareducción de agua condensada en lassuperficies de las fachadas debe ser elprimer objetivo. En estos casos se tratade disminuir los tiempos necesarios paraque se forme agua condensada y redu-cir la suciedad para eliminar las condi-ciones de crecimiento de los microorga-nismos.
Con un sistema hidroactivo de capagruesa mineral y libre de biocidas sepuede satisfacer la demanda para quese forme menos agua condensada yofrecer los menos nutrientes posible deuna forma práctica. El principio activo
de la hidroactividad se basa en laabsor-ción o repulsión de agua adaptada con-trolada con exactitud por el sistemamineral desde fuera hacia dentro. La for-mación de gotas de la humedad proce-dentes del rocío se puede minimizar detal manera que las superficies permane-cen secas durante más tiempo (com.Fig. 2). Por ello debenexcluirse preventivamente todoslos factores de riesgo constructi-vos; la elección de los materialesde revestimiento "correctos"incrementa la seguridad ante lavegetación, los sistemas hidroac-tivos optimizados en el aspectofísico-constructivo mejoran laseguridad de forma adicional.Los aditivos inhibidores de laproliferación de algas (biocidas)en pinturas y revoques solodeben emplearse en casos excep-cionales, ya que se trata de vene-nos celulares con un efecto relati-vamente corto que perjudican alhombre y al medioambiente.

Las algas y los hongos en las fachadasson un fenómeno natural. Por lo general,su proliferación no se puede eliminar,solo retardar. En la mayoría de los casosel problema "solo" es una cuestión esté-tica, que en cualquier caso puede restarvalor a un inmueble. Por ello en el pasa-do siempre había desavenencias entrelos operarios y los propietarios. ¿Quiénes el responsable cuando una fachadaes invadida en corto tiempo por lasalgas?
Una cosa está clara: el encargado depintar la fachada no puede obviamentecambiar el entorno en el que una facha-da debe "defenderse". De esta maneraen caso de que posteriormente crezcanalgas, no se podrá achacar ningún erroral trabajo realizado. Independiente-mente de ello, como propietario esperanaturalmente un resultado perfecto esté-ticamente una vez pintada la capa depintura. Un trabajador consciente de suresponsabilidad aclarará con ustedantes de llevar a cabo el trabajo las par-ticularidades del mismo. Advertir queexiste el riesgo de que pueden proliferaralgas en la fachada y cómo se puedenminimizar estos riesgos significa parausted, como propietario, más claridad yseguridad y demostrará la competenciadel trabajador, por tanto, una buenaseñal para que la colaboración llegue abuen puerto.

Para la instalación de su calefacción esobvio, para su fachada sería igual desencillo: una inspección anual por partede un pintor cualificado, es decir, elexperto que puede detectar las zonasamenazadas incluso en un estadio pre-maturo y que con poco esfuerzo puedesanearlo. De esta manera se descartaque las algas se extiendan por la super-ficie y ahorrará dinero a medio plazoporque evitará costosas medidas desaneamiento.
HECHO:La proliferación de las algas enlas fachadas no es un error en larealización del trbajo. Un ciertoriesgo de que aparezcan algassiempre existe, pero se puedeminimizar. ¡Deje que su pintor laaconseje!

When decorating surfaces, effective pre-treatment will significantly
extend the longevity and protection of the painted system. This is particularly important when redecorating previously painted surfaces.
This booklet gives a brief explanation of products that are optimised for use with Keim Mineral Paints.

Keim Mineral Paints are ideal for redecoration of sound previously painted surfaces, however where the existing coatings are in a poor condition we would recommend removing these back to the bare underlying substrate. The recommended Keim product for paint stripping is Keim STS 7 M.
stripper for the removal of existing paint finishes from mineral substrates prior to the application of Keim Mineral Paint systems. Keim STS 7M is particularly well suited for the removal of acrylic paints, it is also an effective paint softener for use with a high pressurised wash system, such as the DOFF system.
It is important to treat any surfaces affected by mould and fungal growth and to kill algae spores prior to redecoration. If spores are not properly treated then the growth can reoccur despite a quality redecoration.

It is common in older buildings for soluble efflorescent salts to be present within the masonry. Mineral substrates contain water in which salts can be dissolved and, as drying and evaporation occurs, this causes the salts to crystallise out, producing white crystals known as efflorescence on the surface. Keim Mineral Paints offer two primers which, if used appropriately, can significantly help to slow the egression of such salts.
Keim Silan Primer is ideal for unpainted surfaces, whereas Keim I. G. Primer can be used onto existing previously painted surfaces.
All loose, flaking and unstable material must be identified and then thoroughly removed using stiff brushes and broad bladed scrapers to get back to a sound edge; these edges should then be feathered
in. Ensure that any paint materials left remaining and the underlying
substrate is sound and adhering well. Any gloss or shiny surfaces
should be thoroughly flatted down using sand or emery paper to create a good key.
Any mould and fungal growth must be thoroughly removed using wire brushes to remove all growths and then treated with Keim Algicid.
Surfaces should be repaired/re-rendered using appropriate materials and dressed back to the surrounding substrate.
Any newly repaired areas must be allowed to dry out for a minimum period of 15 days prior to the application of Keim Mineral Paints.
Keim Mineral Paints should be applied onto wind dry surfaces where the moisture content on or near the surface (to a depth of 5mm approximately) should be no greater than 18% by volume.
All surfaces must be thoroughly washed down with clean cold water to remove all surface dirt and dust.
When all surfaces are clean, sound, wind dry, dust free and free from all surface contaminants, decoration using Keim Mineral Paints may proceed.

Conventional acrylic paints merely coat the surface and create a film around the
substrate. This film forming coating does not allow moisture vapour to breathe through it, which can result in the formation of blisters which may lead to cracking and flaking paint finishes. Listed buildings have special architectural or historic interest which are recorded in a statutory list. English Heritage are responsible for the administration of the listing system in England, CADW in Wales, Historic Scotland in Scotland and the
Northern Ireland Environment Agency for Northern Ireland. These bodies protect an irreplaceable part of our cultural heritage from unsympathetic
changes and unnecessary destruction. Keim Mineral Paints understand that, when it is necessary to redecorate listed buildings, it is important to ensure that it is done in a manner that protects and preserves the building. The paint material choice is as important a decision as choosing the right decorator.
Conventional acrylic paints merely coat the surface and create a film around the
substrate. This film forming coating does not allow moisture vapour to breathe through it, which can result in the formation of blisters which may lead to cracking and flaking paint finishes. If moisture vapour is unable to pass through the surface, this can lead to elevated moisture levels within the substrate eventually leading to friability and damage. This is a common problem in older buildings as a variety of coatings are likely to have been applied over the years.

Listed buildings suffer from a multitude of problems, which are fairly common and indicative of older buildings. Typical problems to be addressed when redecorating are: Substrate Condition
As buildings move over time, cracks and damage can occur within the structure. By the very nature of old buildings, it is common to find a build up of algae and fungal growth which, if left untreated, will affect the structure and appearance of the property.
Prior to redecoration and refurbishment it is important to identify and rectify the underlying cause of the damage, to ensure that any work carried out is not simply ‘painting over the cracks’.
Peeling Paint Moisture build up behind film forming paints saturates the underlying substrate, causing paint to blister and flake, leading to damage to the fabric of the building itself. Thermally insulated facades are increasingly affected by algae and fungus infestations because they are colder on the surface and thereforesuperficially damp for a long time (autumn/winter/spring). For this reason,most rendering and paints have been replaced to date with insulation containing toxic biocides. We are convinced, however, that this is not the right way as biocides are water-soluble. They are washed away by the rain, thus polluting the environment and currently only have a limited effect in terms of time. They do not by any means function as “cure-alls” against algae and fungus.
We take a different approach. We prevent surface water through activemoisture management in the layer structure (hydroactivity).
Specifically, prevention rather than cure, the prevention of moisture rather than the use of toxic substances.

The insulation panel is a purely mineral product made of sand, lime and cement: “The material from which the insulation comes” is manufactured in manner that saves on resources and energy. In the current design and construction climate, architectural exposed concrete features have become increasingly popular requirements from clients and specifiers, creating a need to supply concrete columns, soffits and other surfaces to a specific standard, finish and colour. The use of exposed concrete allows the thermal mass of the concrete to help control heating and cooling of the building, incorporating efficiency and sustainability in design.
Due to the inherent nature of concrete and the limitations of practical construction, variations in texture, colour and appearance often occur, despite effective specification, planning and execution.
Keim Concretal Lasur Keim Mineral Paints manufacture a unique product, Keim Concretal Lasur, which is the ideal solution for unifying uneven or variable concrete finishes and can be used to ensure that the required finish can be achieved to the client’s or specifier’s standard. Keim Concretal Lasur is a mineral silicate paint system which, in addition to its use as a remedial solution, offers a range of features and benefits.
Keim Concretal Lasur
Keim Concretal Lasur is a colour wash finish specifically developed for concrete surfaces. It is diluted using a complementary product using differing ratios and opacities to achieve the required colour and coverage, whilst still enabling surfaces to look like unpainted concrete. The system can also be employed to minimise any unsightly repairs to the concrete after installation. Keim Concretal Lasur bonds to the concrete surface creating a microcrystalline structure which allows the free passage of moisture vapour which will not inhibit heat transfer for thermal mass purposes.

Keim Concretal Lasur is highly light reflective, even a strongly diluted application will increase the light reflectivity of the substrate, maximising the effect of both natural and artificial light. Manufactured using natural earth oxide pigments, Keim Concretal Lasur is not affected by UV light, ensuring colour stability throughout its lifetime. Keim Concretal Lasur can also be used after installation to apply colour to concrete. Applying the finish ensures an even application and achieves colours not always possible, or which are prohibitively expensive for the client by traditional colouring methods. Keim Concretal Lasur allows significant lightening or darkening of a finished concrete surface if the needs or wishes of the client change after installation.

Mineral paints, unlike conventional acrylic paints, form a permanent crystalline bond with the underlying substrate, rather than a purely adhesive bond. This retains the inherent breathability of the system, and ensures that moisture vapour continues to pass through concrete unimpeded, with no risk of blistering and cracking of the paint finish. In order to achieve the best individual result for any project Keim offer a service which includes on-site trials in order to ascertain the correct colour shades and opacities.
