Debra Zampetti, Zoning/Code Compliance Administrator 7530 Little Road, Suite 323 New Port Richey, FL 34654 re: case 6759

Dear Ms. Zampetti and and members of the Zoning Committee,

I am writing to express my opposition to the zoning change for Case No. 6759. The Woods Trust rezoning request has appIied to rezone these 4Q acres from to 8-1 & R-2. I specificdly oppose R-2 zoning, and request that it be left in the AI3 zoning, as it is most compatible with surrounding properties, and with the nature of the property itself. The relative low density characteristic of Citrus Trace and Saddleridge Estates, the neighboring mmrntr~ties, is inconsistent (not like) with R2.

I am concerned about the krther. impxi of the prapost=d development on traffic on State Road 54. Residential and construction traffic along SR 54, through the Bluce B. Downs intersection, and onto 1-75 would increase. Residents are &ready fighting t&e high volume af traffic from commuters on State Road 54 as the infiastruc%ure is not in place. There are shod left tun Ianes, or none at all on intersecting streets. Collector streets such as C x o h e Drive, the approach to this parcel, are not built to handle the higher volume of tr&c md are constantly in need of repair even now.

We are in proximity to three sekools: Wesley Chapel Elementzuy, Weightman kfiddle School and Wesley Chapel High School. We have three sckaol start times, thus three sets of school bus pickups or drop offs in this area, stating before 3:00 a.m. through 9:00 a.m., and again at dismissal fiom 2:00 p.m. to 5 100 p.m. The lack of bicycle lams and sidewalks pre~ludes students fiom walking or biking to s~hool dong these dangerous roads, thus we have more auto baffic to the schools due to befordafter :rscbsd care m%d &er schaok activities.

High density dwelling areas will in6:reaw the mmber ok'shrl~s attending the neighborhood schools. New schools being built in the arm are plmtfed to ease the existing overcrowded schools; however, we will be again housing &d&imd students in port-dEFIes, staggering start times or realigning school boundaries ta accammd* urn residents, These ~tccommczdations aEect qu Jity of life for all residents, existing and new alike.

I respectfblly request that the Zoning Commission consider my concerns before moving ahead with the proposed zoning change request for this deve1opment. nmk you for your consideration.

    Sincerely,

Saddleridge Estates 6 130 Bridleford Dr. Wesley Chapel, FL 33545
