    The proposed ThamesTideway Tunnel isa major new sewer

    urgently required tohelp tackle dischargesof untreated sewageto the tidal RiverThames.

    This leafet explains what you need toknow about settlement and how wewould manage any possible impacts

    on property.

    What is settlement?

    For this project, settlement

    is a term used to describe

    how the ground can move

    due to the construction of

    new infrastructure below the

    surface. The constructionof shafts, tunnels and

    combined sewer overow

    (CSO) interception works

    will cause some small

    movements in the ground.

    Depending on the location

    and proximity of existing

    infrastructure and buildings

    to the proposed Thames

    Tideway Tunnel we would

    expect some ground

    movements to aect these.

    The extent to which these

    ground movements have an

    impact on structures would

    depend on several factors

    including the:

    size and depth of the

    construction works

    existing soil conditions

    methods of construction

    type of structure, its

    condition, and its

    foundations.

    How could settlementafect me?

    In most cases you would not

    be able to see the eects

    of settlement but in some

    cases there may be small

    cracks in plaster, and doorsor windows may stick.

    How do I qualify fora Settlement Deed?

    If you are concerned bythe proximity of a property

    that you own to the tunnel

    alignment, then you may

    be entitled to a SettlementDeed. You can contact us

    to nd out more about this

    and whether your propertyqualies. You must have a

    legal property interest in all

    or part of a building which

    could be aected.

    We must have reasonable

    notice from the owner prior

    to construction of the partof the tunnel intended to

    go under the property. The

    notice must give sucientinformation in order for us

    to complete the deed. At

    this stage we would conrm

    or refuse the ownersapplication for a deed. On

    receipt of a deed the owner

    must return his counterpartcompleted within 21 days.

    Where a qualifying building

    is in multiple ownership

    each owner will be entitledto a deed.

    What happens ifI want to sell myproperty?

    The deed will remain inplace and stays with the

    property.

    How would youknow if my propertyis afected bysettlement?

    Before construction starts

    in the area, an inspectionof the property would be

    undertaken to determine

    what, if any, monitoring

    and surveying would benecessary to accord with

    the terms of the deed. The

    results of this assessmentwould be made available

    to the owner prior tocommencement of relevantconstruction activity.

    What if my propertyshows signs ofmovement?

    If you become aware ofdamage to the propertythat you believe may be

    caused by the projectsconstruction, contact us torequest a further inspection.This would be conductedat our expense and may betriggered by the owner atany time.

    We may need to installadditional monitoringequipment or additionalpreventative works tomitigate the eects ofsettlement that may betaking place.

    On completion of theconstruction activity inthe area, if there has beendamage caused by theThames Tideway Tunnelor the owner suspects anydamage to the building,we would undertake a postconstruction conditionsurvey. We would write areport which would identifyand explain any dierencesfrom the pre constructioncondition survey that willhave been held on recordby both ourselves and theproperty owner.

    Will you pay forany repairs to mybuilding?

    Where buildings may beaected by settlement we

    will take reasonable steps

    to limit the impacts andwill discuss these with the

    relevant property owners

    and occupiers. If damage

    does occur due to ourconstruction works, we

    will agree the costs of the

    repairs with you before anywork is undertaken.

    Do I need aSettlement Deed tobe protected?

    No, the deed will simply putinto a personal contract

    the obligations andcommitments made in theSettlement Information

    Paper which is available on

    our website.

    Will you bemonitoring alongthe route and atconstruction sites?

    We will have detailed

    monitoring in placeto ensure the safe

    construction of the ThamesTideway Tunnel project

    throughout and beyond

    the construction period. Ifyou are concerned about

    What is a SettlementDeed?

    If you own a property,you can ask us about a

    Settlement Deed which is a

    legal undertaking between

    ourselves and you as theowner.

    We provide this deed to

    give reassurance to thosewho during the lifetime of

    the project may benet

    from us giving a guarantee

    on their property.
