The building has a perimeter heating system with very little automated control which overheated tenant spaces. Rich Energy Solutions installed 6 large 6’x 8’ louvers in the fresh air chase to greatly reduce the electrical consumption in the winter time. Installed two new modular Camus 2,000,000 BTU condensing boilers to modulate the boiler water based on outside air temperature to reduce overheating. New premium efficiency motors for the condenser and hot water heating pumps with variable frequency drives will provide capacity based on demand. A complete LED Lighting retrofit of the building was performed utilizing more than 5000 the new Philips InstantFit LED T8 lamps. Significantly reducing energy costs while greatly improving the quality of light and comfort of the tenants. Retro-commissioning of the building HVAC systems integrated the two existing Building Management Systems with a Tridium overlay into one new graphic user interface allowing for easy scheduling, setbacks and the collection of trend data. AtlantiCareAtlantic City, NJ

AtlantiCare Regional Medical Center Project Scope

AtlantiCare Regional Medical Center operates over a hundred locations including hospitals, behavioraltreatment centers, urgent care, fitness and local patient treatment facilities in the greater South Jerseyarea. Rich Energy Solutions developed an detailed property roster of their facilities and aggregated thepurchase deregulated energy for all of their facilities saving AtlantiCare over 15% on their utility costs.

Rich Energy Solutions has performed several energy retrofits over the past 10 years for Atlanticare:

1. Kessler Hospital, Hammonton, NJ – RES working with Atlanticare management developed aconcept to separate an entire two floor patient wing with emergency room in a fully operatinghospital from the central steam boiler and chiller plant when the main campus facilities wereclosing. RES designed and installed a Hydrotherm condensing boiler plant to replace steam hotwater heat exchanger, a McQuay high efficiency chiller to displace the steam absorber chiller, newhigh efficiency gas domestic hot water and retrofitted the existing lighting in the facility.

2. Healthplex, Atlantic city, NJ – RES replaced the original packaged rooftop units with hot waterheating coils feed from an inefficient boiler plan. Engineered and installed new state of the artMcQuay packaged rooftop units and building management controls. These new units requiredintricate steel framing around the main lobby atrium and existing screen walls on the roof. Theoperating efficiency of the new equipment combined with the control upgrade reduced theoperating expense by over 20% and fixed a problem that existed for 10 years. This upgrade allowedthe antiquated boilers to be reduced in size and replaced with modular condensing boilers thefollowing year.

3. Healthpark Office Complex, Egg Harbor Township, NJ – RES conducted lighting retrofits in thecorporate offices and operation buildings. The projects received New Jersey Smart Start incentivesand the internal rate of return for these projects was 39%.

4. Currently, Rich Energy Solutions is surveying several new locations to provide a special offer fromPhilips LED Lighting. More than 50 locations will be retrofitted over the next 18 months.

500 Room boutique hotel (former Casino) on the Boardwalk in Atlantic City - RES installed ademand based ventilation to convert 13 larger air handing units formally sized for a casino withCO2 sensors and variable frequency drives to greatly reduce capacity based on occupancy. RESinstalled new domestic water booster pumps with variable frequency drives to deliver water upthe tower only when needed.

Occupancy based guest room thermostats with scheduling capability using a cloud basedtechnology assures heating and cooling is only on when needed. The intelligent controls providesignificant cost savings without sacrificing guest comfort.

RES recently completed Phase 2 of the energy upgrade installing 55 aluminum salt waterprotected modulating dampers in the larger air handling units to introduce free cooling to thehotel greatly reduce monthly energy costs.

Recently RES was hired to upgrade all of the antiquated pneumatic controls with state-of-the-art DDC controls and Intelligent software to manage the entire building.

Mark 70 Condominium Project Scope

22 Story condominium complex located on Route 70 and I-295 in Cherry Hill, NJ – The project qualified for the New Jersey Pay for Performance (P4P) Clean Energy rebate program.

Rich Energy Solutions hired a third party engineer to develop a detailed Energy Reduction Plan(ERP) that would capture the largest bonus incentive ever awarded to a client for a multi-familycomplex in New Jersey. The rebate received and paid to Mark 70 was 48% of the contract price.The building has enjoyed huge energy savings over the past couple of years and recently did notneed to create an assessment for necessary building upgrades due to a surplus in the operatingbudget from energy savings.

The building is now outfitted with two2,000,000 BTU Camus condensing boilers forheating and two 2,000,000 BTU Camuscondensing water heaters for domestic hotwater. These units are over 95% efficientand modulate down to 400,000 BTU whendemand is low. The domestic hot waterstorage has been reduced by over 50%because these units provide nearlyinstantaneous hot water when needed. AYork state-of-the-art 400 ton chiller and BACcooling tower with VFD’s were installed forair conditioning. A common area and BOHLED lighting retrofit was performed and newhigh efficiency rooftop HVAC units wereinstalled for the resident hallways.
