GUARANTEED MAXIMUM PRICE (GMP) TWO (2) AMENDMENTS, ASSUMPTIONS & CLARIFICATIONS

DETAILED SCOPE This project represents the rebuild of the existing Kiva Elementary School campus, currently there are approximately fourteen (14) single-story buildings that make up the campus. SUSD is currently vacating Four (4) of the existing buildings to allow for abatement & demo to take place starting in the summer of 2021. By removing this portion of the campus McCarthy will have the required real estate to construct the four (4) new buildings which will house the new campus. Upon completion of these buildings (in the summer of 2022), SUSD will move into the new buildings allowing McCarthy to demo the remaining existing structures and complete the remainder of the campuses site work. The new campus is approximately 71,310 total square feet, all new buildings are a single story comprised of load-bearing masonry & a composite wood roof structure. See below for further details with regards to the current assumptions and clarifications that have been used to compile this GMP.

BASIS OF GMP 2 (DOCUMENTS): SUSD KIVA ELEMENTARY SCHOOL REPLACEMENT DRAWINGS:

McCarthy has received the updated 100% GMP 2 set dated 08.05.2021, pricing has not been
reconciled for what was submitted to the Town of Paradise Valley for permit review, this set has
NOT been incorporated into this GMP due to schedule restraints. Changes that have cost
implications from the 08.05.2021 to the permitted issue for construction (IFC) set or stem from
city comments will be addressed through utilization of the GMP 2 design progression & city
comments allowance.
ALLOWANCES: Site Concrete Allowance ($750K): This allowance has been established to address the costs for
site concrete (all concrete not associated with the buildings structure & foundations). There are a
variety of items such as retaining walls, seat walls, vertical elements, planters & the amphitheater
in which design is not complete. Upon completion of design McCarthy will reprice this work and
propose modifications as needed to fit within this budget. As this work will be completed near the
summer of 2022 it is not on the critical path, utilizing an allowance gives McCarthy and the
Design team more time to drive efficiency in this scope of work. This allowance is clarified on
the schedule of values (SOV) as the entire work category is an allowance.
Kiva Architectural Site Walls Allowance ($30K): This allowance has been established as a
means to account for some sort of architectural screening at the exterior kiva location located at
Building 400 in lieu of the perforated aluminum metal panels as shown. This allowance is
included as a part of the Structural Steel & Misc. Metals work category in the schedule of
values (SOV).
Pod Ceiling Fans Allowance ($10.5K): This allowance has been established as a means to
account for the unit price of the 7 EA. fans depicted in the RCPs at the pod locations. This
allowance has been established utilizing a unit price of $1,500/EA. per fan as no specification or
product no. has been provided. Costs for the infrastructure (conduit etc.) have been included
elsewhere within this GMP. This allowance is included as a part of the Electrical, Fire Alarm
& Special Systems Infrastructure work category in the schedule of values (SOV).

Stage Lighting Allowance ($25K): This allowance has been established as a means to account
for a specialty lighting package for the stage location at Building 200, all current fixtures depicted
are included with the electrical work category. This allowance is based off SUSD’s historic cost
for stage lighting packages. This allowance is included as a part of the Theater Equipment &
Operable Partitions work category in the schedule of values (SOV).
Emergency Responder Booster – 700 MHz (TBD): Near completion of construction, it is
common the AHJ will require testing to ensure the buildings have adequate coverage for
emergency responders communication systems in the event of an emergency. Depending on the
results of this testing a booster or other equipment may be required to enhance future
communications. Costs have not been accounted for this in the current cost of work. There are a
variety of on-going design revisions in order to reduce cost, upon completion of this effort
and reconciliation with the GMP 2 design progression & city comments allowance costs
will be reallocated here. It is likely, this allowance will be addressed through the Electrical
work category in the schedule of values (SOV).
Landscape – Grass Repair/Replacement at Southern Field (TBD): Through negotiations with
the Church, it was determined McCarthy would not be able to utilize existing parking for
construction parking. Because of this, McCarthy will be required to utilize the existing field for
onsite parking. In addition, there is irrigation work that will require excavation to the existing field.
The state of the existing grass at completion of construction is unknown. There are a variety of
on-going design revisions in order to reduce cost, upon completion of this effort and
reconciliation with the GMP 2 design progression & city comments allowance costs will be
reallocated here. It is likely, this allowance will be addressed through the Landscape work
category in the schedule of values (SOV).
GMP 2 Design Progression & City Comments Allowance ($150K): This allowance has been
established as a means to reconcile cost for any design changes or revisions which took place
after the completion of the bid set (dated 08.05.2021) referenced above. This allowance is
clarified on the schedule of values (SOV) as the entire work category is an allowance.

ASSUMPTIONS & CLARIFICATIONS A. SCOPE SPECIFIC ASSUMPTIONS & CLARIFICATIONS: Masonry
1. Per previous RFI responses, dry-block has not been included at standard gray block or mortar locations. Similarly, bull nose block has not been included as it has been confirmed it is not required.
2. All site retaining walls have assumed to be gray CMU, integral color has not been included at any site locations. The seat walls at the perimeter of play structures have been assumed to be 2’.
Structural Steel & Misc. Metals
3. Per previous VE coordination, steel planters per detail 9 on sheet L1.02 have not been included as they will not be required.
4. The perforated aluminum kiva walls have not been included, see language in the “Kiva Architectural Site Walls” allowance.
5. Costs have not been included in this proposal to salvage any art, signage or other elements not specifically called for salvage in the GMP documents. It is assumed any additional salvage will be completed by SUSD before the start of construction. It is assumed any salvage of bricks or other campus elements for the PTO will be procured with the Phase 2 demo scope in GMP 2.
6. Costs have not been included for demolition or removal of any regulated or hazardous materials, this is assumed to be completed by SUSD’s abatement Subcontractor before the start of construction.
Rough Carpentry & Wood Framing
7. This package is being executed as self-perform utilizing a lump sum agreement.
Building Insulation
8. Mineral wool insulation has not been included at classroom partitions as it will not be available due to significant lead-time restrictions. R-19 insulation has been included until alternatives can be proposed.
Roofing
9. The use of a TPO roofing system will not be possible due to extended lead-times, SUSD has acknowledged a foam roofing system is acceptable. McCarthy is actively working to coordinate further roof details, pricing may require modification pending the final roofing system.

14. Fixtures WF-1 & WF-2 have been included as the Intersan group wash basin series 5 per the Hohokam submittal.

15. Pricing is reflective of aluminum feeders in lieu of copper per MSA’s approval.

ALL GMP 1 ASSUMPTIONS & CLARIFICATIONS ARE APPLICABLE FOR GMP 2. IF GMP 1 ASSUMPTIONS AND CLARIFICATIONS REQUIRE MODIFICATION THEY’VE BEEN ADDRESSED & REVISED BELOW.
1. This GMP has been established based off the notice to proceed for GMP 2 being issued
based off of Board Approval of this GMP on October 5th, 2021, and a notice to proceed
(NTP) being issued before October 7th, 2021. If the approval and release of this work is
delayed pricing will require modifications due to increased market volatility.
2. Builder’s Risk insurance is included in GMP 2 as $35,379 or approx. .18% of the total
construction cost as a better policy has been negotiated since the execution of
McCarthy’s CMAR agreement and the specified rate of .65% (3.3.A.8).
3. All general conditions & general requirements are lump sum.
4. By executing this GMP, McCarthy acknowledges that as the CMAR we will be
responsible for coordinating our work with Owner Direct Contractors who will be
responsible for the completion of the Kiva Scope outside of this GMP & the CMAR scope
of work.
a. Separate Contractors shall be retained under conditions of the Agreement
substantially similar to those of this Contract, including those provisions of the
agreement related to insurance and waiver of subrogation.
b. The Owner shall cause Separate Contractors to participate in reviewing
construction schedules, McCarthy shall make any revisions to the construction
schedule deemed necessary after a joint review and mutual agreement. The
construction schedules shall then constitute the schedules to be used by
McCarthy, Separate Contractors, and the Owner until subsequently revised.
c. McCarthy shall not be responsible for discrepancies or defects in the construction
or operations by Separate Contractors.
d. All Separate Contractors will be required to complete a Site Access Agreement
prepared by McCarthy and approved by SUSD prior to execution.
5. Substantial completion for the completion of phase 1 work (Buildings) ONLY is July 22nd,
2022. This date is contingent upon the NTP date listed above and having GMP 2
permits on or before October 6th. Phase 2 (site) substantial completion is scheduled for
September 30th, 2022, with final completion thirty (30) days after on October 28th, 2022.
